Texas Governor Greg Abbott is advocating that the state needs to dramatically lower property taxes, primarily for homeowners, and franchise taxes for businesses.
I join many professionals who believe that the state's tax appraisal system needs to be overhauled as well.
Frequently, I am asked to assist in reviewing the tax appraisal evaluations for homeowners.  That is almost always caused by increases that do not seem to be realistic.
For an example, recently, the Galveston Central Appraisal District raised the value of a home from that the Realtors Property Resource shows has a current maximum selling value of $234,000 to nearly $300,000.

One sure and empirical statement that can be made about the real estate business is that there are always those who figure out ways to trick a transaction into their favor.
 
While not particularly new, here's one of those tricks that has been rediscovered by sellers, and how those sellers are attempting to circumvent the obvious fallout their "trick" is likely to create.
 
It is the purposeful under pricing of a home in a tight market so that a bidding war among prospective buyers will be created.

Maybe it's always been this way.  Who's to say?
It's reasonable to assume that most home sellers pick their Favorite Agent to list their home.
Wouldn't you agree?
But here's where the twist comes. 
Between the seller and his agent, a listing price is chosen. 
And if the Favorite Agent is a good one, and most are, through market research of recent sales of homes that are similar, that picked listing price is within the ballpark.
But here's the catch.
What happens if the home doesn't sell quickly enough to suit the seller?

over priced: HOW DID YOU CONCLUDE IT WAS TIME TO LOWER THE PRICE? - 01/03/08 02:46 PM
It has long been the contention of a substantial percentage of professional real estate people that if something isn't selling, it's time to lower the price.  Homeowners should seriously question this recommendation from their agent.
I have found that more often than not, that this is an incorrect conclusion and, therefore, a disservice to the client.  In other words, price is not the problem.
If we assume that a well-compiled market analysis was done, using current and pertinent data when the home was entered into the marketplace, then it is illogical to conclude that the property hasn't sold because it is priced too … (15 comments)
