"Would you buy this house?" My client asked me this quite sincerely. Evidently I had gained her trust and she wanted my opinion. The inspection results so far were not helping her make up her mind. The house she had fallen in love with a few days before when she first saw it with her realtor had a new complexion now after she learned about the need to replace the windows, the roof, and the water heater as well as to address a moderately long list of minor issues. Improve on it if you can. Perhaps you've noticed as you've been in and out of houses this summer, many of them vacant, the occasional acts of negligence. Many of these houses have been poorly cared for and in some cases, quite literally abused. A couple of weeks ago, on a gruelingly humid 100 degree day, I inspected a mid-sized six year old single family house that had been vacant for 8 months. The AC was not working...a particularly brutal condition given the temperature. The tendency was to spend lots of time in the basement where it was nice and cool.
