The 6,444 acre Victory Ranch vacation home project outside Park City, Utah was recently sold to Sterling Bay Companies of Chicago for $30.8M.  Victory Ranch already has a Rees Jones 18 hole golf course and fishing lodge on the Upper Provo River. Roads, sewers and utility lines are already completed.  The original developer had invested over $100M in the improvements but was forced to turn over the development to Wells Fargo & Co when he was unable to make payment on a $50M loan.

The Park City Board of Realtors statistics through April 2012 show that Gross Sales Volume of $349M was down 2% from the same period in 2011, though sales for the month of April were stronger than April, 2011.  Overall pending sales are up over April 2011. Distressed properties are having a minimal impact on the current market, as the inventory of distressed properties has been reduced considerably. 
Single Family Home Sales showed strength in April and are 56% of the total Sales Volume and are about even with 2011.  Thaynes Canyon, Deer Crest, Park Meadows, Kimball and Heber homes showed growth. … (0 comments)

The Park City Board of Realtors statistics through March 2012 show that Gross Sales Volume of $236M was down 7% from the same period in 2011, though sales for the month of March were much stronger than January.  Overall pending sales are up 31% over March 2011, which should make for stronger sales in April and May. Distressed properties are having a minimal impact on the current market, as the inventory of distressed properties has been reduced considerably.

The Park City Board of Realtors statistics for November 2011 show that Gross Sales Volume was $66M, less than November 2010, with prices decreasing; and year–to-date sales of $996M are up 4% when compared to 2010, with prices about 11% lower.  The number of transactions was up 17% so far this year. Distressed sales remain a very small percentage of active listings.  Developments, such as River View, that have been on hold, are now slowly being re-released.

Real Estate Sales in Park City, UT continued their trend to stabilization with single family homes sales close to the high of June, and condominium and lot sales at the highest rate for 2009.
The Park City Board of Realtors statistics through July Year-to-date 2009 show that Gross Sales Volume for all categories was down to $441M, a decrease of 37% from the same period in 2008 (but improved from the 49% shortfall through June YTD), while prices decreased only about 1%, although there were substantial variations in each property category.

red ledges: Jack Nicklaus to Attend Red Ledges Inaugural Homesite Selection Event - 09/07/07 01:00 PM
Red Ledges recently announced that their Inaugural Homesite Selection Event will take place on October 12th and 13th.  They have confirmed that Jack Nicklaus will be attending the event.
They state that the golf course construction is on schedule and that the architectural plans for the golf clubhouse and Village Center are moving forward with construction planned to begin in Spring 2008.
