I had a young couple buying a home through me with USDA financing. Their lender (not one I've used before) assured us over and over that everything was moving along smoothly. That is until two days before our scheduled closing when I get word through my clients (not the loan officer) that my clients make $180 too much each year to qualify for the USDA loan. AAACK! I have a new buyer's agent working with me. He has been my part-time partner over the last five years, but as of Thusday when he finished his last day as a high school teacher, he's now a full-time real estate agent. In his first 24 hours as an full time agent he was cursed by a man being evicted from his foreclosed home (he really handled that better than I expected), encountered a female agent he later referred to as "sugar britches who needs to be told that not everyone is out to get a bite" (we gotta work on maybe (9 comments)

But as I read the article, I saw that writer Eric Dash had written an informative article stating that current bank owned properties are almost at twice the the level of 2007 when the housing crisis started. The last several days have been absolutely crazy selling real estate in Southwest Missouri. I've honestly been bouncing like a pin ball from deal to deal and client to client. Of course I'm grateful for the business but a day of house cleaning with no interruptions would be at the top of my wish list right now. But hey, who has time to clean? Anyway, as frantic as it's been, I've not gone so far as to be this forgetful. I wonder how far this lady drove before she realized that she was about to revisit the grocery store. Enjoy.

Today was a cool breezy day in Southwest Missouri. I met and showed property to a couple from Illinois. The had a home in Edwardsville that they paid in the upper two hundreds for a couple of years ago and now are relocating here. In the course of the day the subject of property taxes came up and what I heard blew my mind. They paid roughly $6000.00 yearly in property taxes and here the same size and priced house would be roughly $3000.00.

Once inside, we discovered the house to be a bit messy. Can you imagine going to a social event in the same clothes you do yard work in? Nope, you dress up and look your best. This house is in a competition and needs to add a little lip stick. (18 comments)
Recently an assistant swimming coach was fired for pulling a student's hair at the end of her swim because he felt she had deliberately disqualified herself - obviously an indefensible action. However, what was most surprising was the differences in the reaction of the parents of the kids on the team. One group of parents wants the coach to be prosecuted for assault while the other (3 comments)

Cheetahs are known for their speed. But they are like turtles when compared to the speed of the Internet. This morning I knew I was going to be pushed for time. I needed to open a house for a re-inspect in a neighboring community(a few weeks ago I blogged about showing property throughout several counties in Southwest Missouri. We are now under contract. Over the last several years, a good friend of mine has worked with me part-time in my real estate business while being a full-time teacher. He shows property for me in the evenings and on weekends and covers things like inspections and closings if I'm pulled in another direction.

When not busy selling real estate, I love to shop and one of my favorite places to shop in southwest Missouri is Weezies "Upscale Resale" on the square in Ozark, MO. (103 E Church St in Ozark, MO) A great selection, a friendly staff and top shelf names with unbelievable prices. Can it get any better than that? I have bought several items from Weezies and always saved huge. Her clothing is always in like-new condition and she only carries the current style.
