I had a young couple buying a home through me with USDA financing. Their lender (not one I've used before) assured us over and over that everything was moving along smoothly. That is until two days before our scheduled closing when I get word through my clients (not the loan officer) that my clients make $180 too much each year to qualify for the USDA loan. AAACK! Shouldn't that had been discovered weeks ago?

"Heavyweight': Glut of foreclosed homes threatens housing market.
Followed by a sub head that read: 'Housing prices are falling and they're going to fall some more'

And then I thought. Yea! More gloom and doom from The New York Times.
But as I read the article, I saw that writer Eric Dash had written an informative article stating that current bank owned properties are almost at twice the the level of 2007 when the housing crisis started.

The last several days have been absolutely crazy selling real estate in Southwest Missouri. I've honestly been bouncing like a pin ball from deal to deal and client to client. Of course I'm grateful for the business but a day of house cleaning with no interruptions would be at the top of my wish list right now. But hey, who has time to clean?
Anyway, as frantic as it's been, I've not gone so far as to be this forgetful. I wonder how far this lady drove before she realized that she was about to revisit the grocery store. Enjoy.

Today was a cool breezy day in Southwest Missouri. I met and showed property to a couple from Illinois. The had a home in Edwardsville that they paid in the upper two hundreds for a couple of years ago and now are relocating here.
In the course of the day the subject of property taxes came up and what I heard blew my mind. They paid roughly $6000.00 yearly in property taxes and here the same size and priced house would be roughly $3000.00.

Showed property today. A couple of nice homes. A couple of homes that just didn't work. And one that just puzzled me.
The house has been on the market for several months and just like most other houses that are close to drawing social security, it was overpriced. Strike 1

My new buyer's agent, a former teacher and coach, was telling me about a swim coach who is currently in hot water with half of his parents while being supported by the other half. Here is the story.

 Cheetahs are known for their speed. But they are like turtles when compared to the speed of the Internet. This morning I knew I was going to be pushed for time.
