Active Rain Referrals - What Should You Expect? - 09/27/08 08:14 PM
When you have a referral to make, and you choose to refer to a fellow Active Rain agent, what can you usually expect? Most Active Rain agents are tech savvy agents, or more tech savvy than the average agent. Afterall, these are the agents who blog, and blogging is still not an everyday activity among the majority of agents. Tech savvy means that an Active Rain agent probably has more systems or tools in place to help their clients. When systems and tools are in place, clients generally get better service, because things aren't forgotten as easily. Active Rain agents also tend

Waiting For The Election Before You Buy? - 09/27/08 07:59 PM
A strange phenomenon that occurs during presidential election years is people who wait until after the election to purchase or sell a home. The logic behind the wait is to "see what happens". Though it is understandable that there may be a shift in the market one way or another due to a presidential candidate, it might not be a good reason for waiting. Consider this: Even if we find out that a particular person will become President in January, we know that there will not be any policy changes by their administration until that time. We also know that most

Let's Calm Our Clients Down - But Don't Lie To Them - 09/27/08 07:44 PM
There is a lot of concern right now over the real estate and mortgage market, and some of our clients are scared. We need to help them understand the changes and the shifts as best we can, but we don't need to give them false hopes. It is imperative that we keep informed so that we can answer their questions. Be careful, though. Don't promise that things will improve next year if you don't know that for sure. On a better note, don't sound off the doom and gloom if you don't know that it will be gloomy, either. Let's put

I'm On Hold With Charter Communications... after being hung up on twice - 09/13/08 08:05 PM
Dealing with a utility company can be difficult enough, but when they have a monopoly on their utility, it can turn into a nightmare. I've dealt a lot with Charter Communications in the last ten years, but it seems that the customer service I receive is either less than satisfactory, or just appalling. I'm currently on hold with Charter as I type this. I have spoken to two account reps about changing my service, and both times I was placed on hold, and subsequently disconnected. I'm a patient person, but this has really gotten under my skin. With the high cost

Costco in Greenville, South Carolina - A Great Place To Shop! - 09/13/08 07:42 PM
About nine months ago, a new agent in our office gave me a Costco membership for helping him out with his first listing. I had never been a big fan of so called wholesale stores, because I knew that the prices that you paid were not true wholesale (afterall, the company has to make money - it's not a non-profit). I didn't know what to expect from this Costco place, but he was really enthusiastic about it, and the membership was free, so I took advantage of it. Boy, am I glad he gave that to me! I have now become

Like To Read But Don't Think You Have Time? - 09/06/08 10:05 PM
I love to read books, whether fiction books or business books. I enjoy expanding my mind and my knowledge in a way that only books can bring. The biggest problem that I face is that I work so much, and when I'm finally at home I tend to take care of what I need to around the house and then head to bed. I sometimes get a few minutes of reading in before I turn the lights off, but that's usually it. Several years ago, however, I discovered the beauty of books on tape, or books on CD. Most of the

I Have Broken Another Barrier - I'm Now A Golfer! - 09/06/08 09:47 PM
Throughout my high school and college life, I often thought about the game of golf, but it wasn't very positive. I fluctuated between the thought that it was a stupid game for people who didn't possess much athletic ability, or the fact that I thought I would never be able to control a little white ball accurately enough to get it into a hole 400 yards away. This last Tuesday, I became a golfer. Perhaps that is a strong statement to make - it might offend some true golfers. Let me try again. Last Tuesday, I played golf for the first

The Screen Of Death Visited My Laptop - 09/06/08 09:31 PM
The Screen Of Death. There's no scarier sight that I have experienced in my long years working with PC computers. I say PC, because the Mac I had never crashed, so I don't know what it looked like on that end... When the blue screen with the white letters comes up, you know you have problems. I have been expecting problems for a while though. My laptop is quite old - at least five years, which in laptop time, is ancient. I managed to back up all my files a couple months ago, and better yet, I was able to boot

Sometimes You Get One Of Thoooose Clients... - 09/06/08 09:17 PM
I am referring to one of THOSE clients who is WONDERFUL! I have had many positive relationships with clients in the past, and a few less than savory experiences with people, but some of the great ones stand out from the rest. Ironically, it seems I am meeting more and more of the GREAT ones lately - a trend I hope continues for the rest of my career! A wonderful pair of sisters in California contacted me because they located me on everybody's favorite blogspot, Active Rain. I put a contract on a home in Travelers Rest, SC, for one of

Dare To Defend! FIGHT BACK if Attacked! - 09/06/08 08:45 PM
A study that was done among women who were attacked showed that 80% of women who fought back with their attackers escaped. EIGHTY PERCENT! These attackers weren't just trying to give them a black eye. They were trying to seriously injure, rape, or kill them. I didn't see a corresponding study for men, but I would venture to guess that the numbers would be about the same. If someone is trying to seriously hurt or kill me, and I have an 80% chance of escaping if I fight back, you can guarantee I'm going to take those odds. Sexual predators are

REALTOR(R) Safety Week - Got Pepper Spray? - 09/06/08 08:35 PM
In my many REALTOR(R) Safety Seminars, I teach a great deal about weapons. Weapons can be anything - a chair, a gun, or a ring of keys. Some people choose to carry weapons with them, while others may have to utilize a Weapon of Opportunity (something lying around that can be used in a pinch). The most popular type of weapon is pepper spray. There are a few tips about carrying and using pepper spray that I'd like to pass on for your edification. First, carry something that will actually work. I recommend speaking with the local police department, or a

Top Producer 8i - I Have To Eat Crow, And a LOT Of It - 09/06/08 08:25 PM
A few months ago, I wrote a blog espousing my joy at the long awaited arrival of Top Producer 8i. I was excited to get to start using it. As a long time Top Producer 7i user, I just knew that 8i would make my life MUCH easier, and my business MUCH more productive. As a smaller Rain Maker, I rely on technology to leverage myself as much as possible without adding staff until absolutely necessary (my assistant calls me the Puddle Maker right now, but it sounds more like a dog that's not housebroken). Wow. Was I wrong. I have been

REALTOR(R) Safety Week - Think About Your Situational Awareness - 09/06/08 08:14 PM
Situational awareness. That's a big term which basically means understanding and being aware of what's going on around you. It means that you are paying attention to where you are, who's there with you, and the physical characteristics of both. Situational awareness can be one of the top things that keeps you safe. It will keep you out of trouble in the first place, should you just be smart and avoid situations that may place you in a vulnerable position. There are some basic tips to keep in mind. Most of these are common sense, but you'd be surprised how many

Sarah Palin - Does Mothering Get In The Way of VP Responsibilities? - 09/06/08 08:04 PM
Sarah Palin, the vice presidential nominee for the Republican Party, is a mother of five. She's a wife of over 20 years, and on the side, she's Governor of Alaska. I say that tongue in cheek. During the recent media attacks on this impressive candidate, one of the big items flaunted by the press was her family. How could she possibly have time to fulfill the obligations of the Vice President when she has kids? Would that question have been asked about a man? Would it have even been asked if it was someone from the party that the media favored?

The Media At Large - A Joke, A Dinosaur, Or Both? - 09/06/08 07:55 PM
The media has been amazing me more and more the last year. Good reporting seems to have disappeared on the major networks and in the major newspapers, replaced by tabloid journalism that strives to either further an agenda, or entertain. It exists in many different places, but the most glaring recently is the political coverage of the two major parties' presidential and vice presidential candidates. Whether you like one side or the other, you have got to admit that the press has generally been favoring one side over another. I think that the straw finally broke my back when a reporter
