Aloha all,
Well the bad news is that the other day we were informed about two escrow companies are closing their doors on the Big Island.  As many other area of America, they are another casualty in the on going sub prime and real estate melt down.  The other thing that we are seeing is short sales and forecloses.  More than I have ever seen in my 38  years on the Big Island.  The good news is that we might be looking at the market coming around.  The market is such that you can now pick up a home cheaper than … (4 comments)

What the heck is VOG.  Well i'm sure that all of you have heard about smog.  VOG is our Hawaiian counter part. To put it simply, vog is volcanic air pollution. While it is not as ugly as the clouds found in many cities, it can have a major impact on people who live in the islands. Aloha,
I just wanted to touch base with my fellow Realtors and get your take on dual agency.  My daughter lives in Portland and when talking with her agent out there she was told that agents there did not do dual agency.  Because I work in a large office it is impossible not to do dual agency some of the time.  We all know that clients do not get the best representation when they are in a dual agency situation but I just want to get your feeling on this subject.

Well I am impressed.  What can I say.  I have not been a member that long but I am amazed at the number of people who call me and say that they say my profile on Active Rain and liked what I had to say.  I have gotten better response on RA than on a lot of the paid advertising that I do.  Thank you Active Rain.

Supra Vrs Lock Box - 08/16/08 02:20 PM
Well I don't know about your office but in mine there is a lot of discussion about Supra's vrs Lock Boxes.  I have to admit that I like the Supra.  The fact that it keeps an electronic record of who has been in the house and when is a great feature.  How ofter to you go to a home and there is a door not locked and no one knows anything about it.  Or even worse you go for a showing and there is no key in the lock box.  With an electronic record you can tell who was the last … (2 comments)

Well I'm sure you all have those new supra's, the one that keep electronic tabs of who when and where someone comes into the house.  Heres my dilemma, some of our agents (a lot of them) don't have the supra so they ask to borrow yours. Hey, were all friends and you want to help your friends out.  They are going to bring them back the next day or that afternoon.  The next day when you want to show homes your supra's not there. I am involved in several short sales at the moment.  I was wondering what time frame people are seeing in terms of the banks responding.  I have recently represented a buyer in a short sale and the seller owns several homes.  Although the sellers agent has represented this as a short sale she has stated that she has not been in contact with the bank but the seller has.  We are looking at a sale price that is over a hundred thousand less than what the bank is owned.  What are the chances of this sale being a reality.  Are banks … (4 comments)

Just the other day a company contacted by office with an offer to allow us to handle short sales for them.  they said they presently had 64 that they wanted us to handle.  Instead of a commission they would pay to put up the signs and take pictures and show the properties.  The property would not go on the mls and the number on the sign was to a company in another state.  If the property sold than there was a $1,000 fee given to our company.  Have any of you experienced anything like this.  I'm wondering if this is a … (5 comments)
