meridian: Boise Area Home Sales and Prices - 11/28/08 09:56 AM
In September we saw an increase in closed sales over the year before. It was a situation that the local and national papers heralded as very good news for the troubled housing market. I even heard one local radio real estate show suggest we'd see a strong rebound in October, November, and December. I warned that the number could also be due to the big mortgage stumble in August of 2007. So, how did we come out in October? Did we pass the bottom, or was it just a hiccup?

meridian: Meridian Dairy Days 2008 - 06/17/08 05:59 PM
Meridian Dairy Days is coming at the end of this week, June 18th through the 21st, highlighted by the parade on Friday evening.  This is truly one of our best small town events here in Meridian, and the weather looks like it's going to be perfect.  Last year there were thousands of folks who turned out to see the parade, which features tractors, horses and riders, a number of very creative floats, the cheer squads , bands, and teams from the local schools, lots of classic cars, and a few racing cars from Meridian Speedway.  A great time for everyone, celebrating our … (0 comments)

I wanted to make a little closer look at the numbers for last year, now that we're into January.  In Ada County we finished 2007 -34% in homes sold compared to 2006, and off 33% in total sales dollars.  For the year, the median price was off 2%, most of which happened in the last few months as the mortgage problem reared its head and gave us all fits in the Fall.

October home sales in Ada County rebounded slightly from the barely 400 units in September.  There were a total of 455 Single Family homes closed during the month.  For the year to date, 6059 homes have been sold in the county, as reported to the MLS.  If you consider Fall of 2005 as the rough top of the run up, then on a yearly basis unit sales are off almost 38% compared to 2005's 9746, 31% compared to 2006's 8783.  Quite a correction, but a needed one.  No market can stay healthy if the kind of excess we saw in late … (1 comments)

On thing that is always fun, especially if you're in the market for a new home, is the Building Contractors Association of SW Idaho's annual Fall Collection.  This past weekend was the opening weekend, but the show continues for the next two weekends, Saturday and Sunday October 13, 14, 20, and 21.  The homes are open from 11am until 5pm on those days.  Admission is free!

Paramount is one of the larger master planned communities being developed to date in Ada County.  It covers a full square mile between Chinden on the north, Meridian Road on the east, McMillan on the south, and Linder on the west.  The completed plan will feature primarily single family homes with parks and common areas, and two community pools.  Also included will be retail and office space, as well multi-family residential, along with a high school and an elementary school on site which are nearly finished being constructed, and there is a middle school across Meridian Road from the community. Hunter Pointe is a community of 290 homes, built in the mid-90's.  It sits just north of the Meridian city center, west of Locust Grove and north of Fairview.  The neighborhood's great location close to schools and shopping, along with the good sized lots (0.18 to 0.23 acre) and a variety of home styles by multiple builders, has kept the property values in the neighborhood a bit more firm than some other areas of the county, and certainly better than much of the nation.

Here we are in the middle of June already!  I thought it would be a good time to check out how the real estate market has been going so far this month, and in this post I'll just look at what's going on in Meridian.
At the end of last week in the MLS, there were 1537 Single Family Residential listings active for Meridian.  That doesn't count condos or mobiles or townhomes (unless someone listed them SF...grrr!).  The low price is $109,000 and there is one at $1.6million.  The average, however, is $314,402, with a median price of $289,450.  Average and median are … (2 comments)

Meridian Dairy Days is coming up June 12th through the 16th.  This is an annual series of events designed to celebrate Meridian's history as a dairy community and to encourage the young folks through 4H and FFA activities.  The events take place at Storey Park and the Meridian Speedway on Main Street.
Kicking off the celebration, the Dairy Princess Contest is Tuesday night the 12th.  There is a Pancake Feed on Thursday the 14th from 4:30 to 7pm at Storey Park, followed by a concert by the Meridian Symphony Orchestra.  Friday evening there is a parade through town, and Saturday there will … (0 comments)

CROSSFIELD is another new subdivision that has just begun building in Meridian, Idaho.  Crossfield sits south of Ustick Road, west of Meridian Road.  When finished, it will comprise 213 homes on 60 acres.  The development will be completed in a number of phases, and there is a community center and pool planned, as well as community pathways.

KINGSBRIDGE is a new subdivision being developed in Meridian, south of I-84 on Eagle Road.  The plan calls for 124 lots on 76 acres, and it will be developed in 3 phases.  The complete plan calls for a community swimming pool, tot lots, a community park with a gazebo, picnic tables and BBQ stands.  Kingsbridge is minutes from the freeway, and there are plenty of shopping and golf opportunities nearby.
