Warmer weather

Hi all.

With the warmer weather upon us, Willetts Properties team has been working around the clock. With the new tourist activity increasing, we have been busy working open houses, and making presentations. The team has taken over a new home neighborhood in the Sunset Beach area, Sunset Ridge, with homes starting in the low $200s. This new neighborhood is just one example of the rising local building permits being issued.

The Commerce Department reported construction starts on new U.S. homes rose by 8.2 percent in April and applications for new building permits also increased for the first time in five months, showing signs of rebirth.

Starts in April ran at a 1.032-million-unit annual rate, up from a revised 954,000-unit rate in March, while permits gained 4.9 percent to 978,000 a year from a revised 932,000 in March. Starts on multiple units buildings increase but single-family home starts fell. Nonetheless, it was a significantly stronger overall performance than anticipated by economists surveyed by Reuters.

The jump in overall April starts was the biggest monthly increase since a 14 percent rise in January 2006, while the gain in permits was the largest since a 6.7 percent gain in December 2006.

Lennon Hills has made great steps in its development process and had a wonderful article in "Natural Awakenings" magazine. We expect a great response to it's going green theme. On a positive note the February Pulse Results are in and they show that there is a light at the end of the tunnel.

Market Improvement Continues

The February PULSE survey revealed that 67 percent of respondents said that they strongly or somewhat agree that their market is showing signs of improvement. Only fourteen percent either disagreed or strongly disagreed with seeing signs of improvement.

Although 2008 sales started slow, comments revealed most are seeing an increase of activity with the expectation that contracts will soon follow. "Increased activity" includes noticeable increase in buyer inquiries, open house traffic, and relocation.

Buyers include first-time home buyers and first-time move-up buyers and especially with properties in the under $250,000 price range. "Cleaned up" properties are also receiving offers.

When asked how many months of inventory existed in your markets at the end of February 2008, 19 percent reported more than 12 months.

Less than four 4%

More than 12 19%

Nineteen percent feel foreclosures and/or short sales are a significant market problem, with 26 percent somewhat agreeing. Thirty-four percent stated they strongly or somewhat agree these are issues in their areas.

According to the feedback, foreclosures have become significant enough to factor into evaluating neighborhood comparisons.

One respondent stated these transactions create long closing delays and a "ripple effect of lost deals" due in part to the lenders delayed decisions. Another respondent said foreclosures and short sales are not problems, but opportunities.

Well, this is our first blog on Active Rain! Hopefully you will find this informative and give you the information you are seeking about real estate Brunswick County NC, in particular, Southport, Oak Island, Leland, Shallotte, Calabash, Ocean Isle and all points in between.

Today I would like to direct your attention to our web site for a new feature we have just added call Market Snapshot.
