home staging: How to Reveal the True Value of Your Home - 01/21/12 12:36 PM
When selling real estate – or any other product – there are always two sides that need to be considered. There is a difference between the PRICE and the VALUE of a property.
1. The PRICE is the amount of money you are asking for the property.
2. The VALUE is whether the buyer perceives that your property is worth or desirable for that price.

The perceived value is influenced by many factors, such as location, condition, features, appeal, and comparison to other listings in your market area. If your house has been on the market for some time and … (17 comments)

home staging: Are you an INTERESTED or a COMMITTED home seller? ... How this can impact your house sale - 12/01/11 01:47 PM
I am sure you have heard this before: What is the difference between being interested and being committed?
It has been said that “when you are interested, you do whatever is most convenient. When you are committed, you do whatever it takes.”
Are YOU interested or committed to selling your house? This should be your first question when deciding to put your house on the market. YES, you are hiring a real estate agent to help with your home sale, but NO, your agent cannot do this on his/her own. The Real Estate Agent needs your commitment. There are certain aspects … (12 comments)

This post was originally posted to the Birgit Anich Staging & Interiors Home Staging Blog under "The Power of a Real Estate Staging Consultation" on May 31st, 2011.

Recently a home seller called us very frustrated with her real estate agent as the agent did not take any action on trying a different strategy to sell her house in Greenwich, CT. The house has been on the market for almost a year with very little traffic. She saw staging on HGTV and thought that she should explore this new avenue.
Birgit Anich Staging & Interiors came in providing a detailed … (14 comments)

Our Top Tip in the magazine is: Think of color as the bass, furniture as the main instruments, and accessories and wall décor the fine tuning. Put them together and they create the room’s orchestral sound.

home staging: Why we are "Turning Places Into Loving Spaces!" - 02/10/11 02:54 PM
In order to answer this I have to tell you a little bit more about myself. I was very fortunate to grow up in a home and family that was very loving and nurturing, which is nowadays not a given thing for kids to have. I know that having a home that makes you feel relaxed, cozy, snugly, comfortable, protected, loved, and at peace is invaluable in life.
Having moved into different homes throughout Europe and then several homes here in the US, I have experienced that the design of a home gives us different energy and feelings. My passion as … (5 comments)

home staging: Selling your Fairfield county, CT house during snowy months - 01/11/11 03:01 PM

Tonight and tomorrow there is another snow storm in the forecast for our area here in Fairfield county, CT. Right after our last storm I was at a client's house for a home staging consultation and made a few observations, which I thought are important to share with home sellers who live in a snowy area.
Buyers should be directed through the front door, where they get the best first impression of the house (curb appeal as well as entering the house). Therefore, shuffle the snow in front of your house and the walk way to the front door. If … (4 comments)

home staging: SOLD within 32 days after vacant home staging - 12/15/10 03:23 AM
This house in Redding, CT was occupied, but un-staged, in the very beginning when it was put on the market. Therefore, the online photos showed the house furnished. I have to say it looked quite spacious online.
Shortly thereafter the home sellers moved out and the house was now vacant.
After the house had not sold for quite some time, the real estate agent suggested to the home sellers to have it staged. When I came to the house and saw the empty house, it looked small. How would home buyers be able to see fitting their furniture in here? I … (16 comments)

home staging: Hanging pendant lighting fixtures - 10/20/10 02:28 PM
As a Home Stager in Fairfield county, Connecticut, I often consult my clients to change lighting fixtures in order to update the look of a room. Great looking lighting fixtures are no longer a big expense. Local hardware stores offer great looking, inexpensive lighting fixtures.
Deciding how high or low a light fixture should hang is not easy - I am frequently getting this questions from my clients. So I thought it might be a good idea to write a short blog about the most common locations.

When hanging a pendant light or a chandellier if your dining … (19 comments)

home staging: Proof that home staging works - beat the average days on market in Connecticut - 09/22/10 03:37 AM
I love to share this story with you - a few months ago I had a home seller here CT call me that she is selling her house. She had selected her real estate agent, but was surprised that the agent never brought up home staging to her. She felt that she needed to prepare her house for selling in order to sell it faster and at a higher price, so she took the initiative upon herself to call Redesign Your Space. We immediately connected and got right away to get the house ready quickly.
During this time she often came … (9 comments)

home staging: ONE Home Staging Consultation changed the lives of many people - 09/19/10 03:34 PM
Recently a home seller who has her townhouse on the market for over a year called Redesign Your Space for a vacant home staging proposal. Since the client lives in another state, she was not aware about the exact condition of the condo - the carpet had coffee stains, the walls needed touch up painting, a whole in the wall, bathtowel fixtures were loose, wallpaper being loose,...  I felt compelled to provide a clear picture to her about what needs to be done in order to be able to sell her house and provided her for free with an action plan … (11 comments)

home staging: home staging with turquoise - which colors do you like to use? - 09/07/10 03:20 PM
Throughout this year we have seen many great colors, but did you know that the color of the year 2010 is turquoise according to Pantone Fashion + Home.
When staging homes, I love to accessorize with current colors to give homes up to date looks. Here are just a couple of examples where we used turquoise when staging homes here in Fairfield county in Connecticut.

Another color that I like to use for home staging is red.
What colors do you like to use in your staging projects?

home staging: Considerations when staging a dining room - 07/07/10 11:39 AM
When preparing your home for selling make sure that realtors and potential buyers can easily move through your dining room. But what is the right size of table for your dining room?
allow at least 3 to 3 1/2 between the table and the wall or any furniture to give enough space for people to walk around easily. See drawing... for chairs allow 24 to 28 inches plus 4 to 6 inches between chairs

Before deciding about the size of your dining room table, take the measurements of your dining room, draw them to scale on a piece … (17 comments)

home staging: Why waiting for staging your home until the last minute? - 05/28/10 02:53 PM
Last Friday late afternoon I received a phone call from a home seller that on Monday the real estate photographer would come, but she did not feel that the house was quite there yet to put it on the market and if I could help her last minute. On Sunday I stopped over for the initial consultation. I could tell that she had done already a lot of work decluttering, but I had to agree with her that the house was not quite there yet. We rolled up our sleeves and transformed and updated the house as much as possible. Some … (2 comments)

home staging: Are you emotionally ready to sell your home? - 05/12/10 06:28 AM
We at Redesign Your Space understand how emotional it can be to sell your house. Home Sellers might have mentally already moved on to their new home and feel already disconnected to the house you are still living in. This can be a costly mistake. Why?
The reasons for selling a home can be many, but regardless of the reason, once a house is on the market for sale, you are in business. This means your home is no longer your home, but a product that you are selling. Therefore, it has to be prepared as such. Are you ready for … (4 comments)

home staging: Staged to sell this house in Greenwich, CT - 04/16/10 04:57 PM
I had a lot of fun staging this occupied home.
We brightened up the dining room with some lighter colors and bought in rental furniture to update the look.   In the other rooms we used mainly what the client already owned with just brining in some new accent pieces. We neutralized the patterened sofa with a slip cover, decluttered and added some new accessories. Before the bedroom felt pressing with the heavy draperies and clutter. The bedroom received a lighter look through some neutral color on the walls and lighter window treatments after decluttering several furniture pieces.  The Real Estate Agent was very … (20 comments)

Home Staging is about preparing the house/apartment for sale to appeal to the largest range of tastes of buyers. This can be achieved with simple, yet very effective changes. This kitchen felt small, dark, outdated and worn out in this apartment building with lots of young people. With simple changes this can easily be changed:

We made the following changes:
