Snow fell on Alabama!

The state of Alabama often uses the song "Stars Fell on Alabama" in marketing materials. There has even been talk of changing our state song to "Stars Fell on Alabama". However, yesterday it was not stars that were falling on Alabama, but something we rarely see....snow. Snow in Alabama typically shuts us down. Even though the roads stayed clear in the Birmingham area, many schools and businesses closed early in anticipation of possible hazardous road conditions. Apparently Alabama was not alone. The national news reported last night that snow was on the ground in 49 of the 50 states. I'll give you three guesses which state was without snow...but the first two don't count!

Residential home sales for the month of December were 179 less than those for November according to reports available through Birmingham MLS. However, the average sales price increased in December over that for November. The 926 residences sold in December had an average sales price of $174,056, while the 1105 residential units sold in November had an average sales price of $163,329.

It is a great time to buy, especially for first time home buyers, (defined as anyone who has not owned a home in the last 3 years) and repeat buyers who have lived in their most recent home for 5 consecutive years out of the last 8 years. Update to prayer request for families of fire victims. While it will not stop the grief, it may help begin the healing. The Hoover Alabama fire department has determined the source of the fire that killed the young women. Foul play is not suspected at this time, but the person responsible has been arrested. He was the motel's on-site maintenance man. ..an illegal resident. The man had the renewal of his work permit denied in late 2007.

Is BOA required to follow short sale guidelines? I showed a property today that is a short sale listing. Later I learned that BOA holds the mortgage on the property and has told the listing agents that it will be 60-90 days before they will respond to an offer. It is my understanding that if a lender accepted bail-out money they have to abide by the government guidelines for short sales and render an answer within 10 days. Am I the one who is mistaken (it would not be the 1^st time!!!) or is BOA thumbing their nose at the guidelines? Or do they have until April 5^th to start complying and won't do it a day earlier? After all, don't they already have the bailout money in hand? All answers and opinions will be greatly appreciated!!!

How can you help the people of Haiti on Sunday January 24, 2010? Take donations to the MedMission Haiti Relief trailer in the main parking lot of Mountaintop Community Church in Vestavia Hills. Sunday January 24, 2010 from 1:00-5:00PM is the final day that volunteers will be accepting drop-offs. The trailer will be removed Monday, transported to Miami and shipped directly to Haiti.

How much should you spend on your upcoming home purchase? There are guidelines that determine what mortgage amount a buyer can qualify for. To make that determination, you should contact a lender. I'm not qualified to make that determination. However, once you are told how much you qualify for, should you actually spend that amount? Maybe yes. Maybe no! As your buyer's agent, I would recommend that you consider many things...in particular, your lifestyle. What are you comfortable with as far as a monthly payment?

No formula factors in the things you enjoy doing. How often do you like to eat out? Go to the movies? Take a vacation? Are you a clotheshorse? What are your hobbies? Do they take a bite out of your budget? Only you can answer these questions and only you know what, if any, changes you are willing to make after you purchase your new home.

I like to see people be able to purchase the home of their dreams and enjoy it...not be a slave to the house payment. So before you begin the search for your new home, contact a mortgage lender to see what you qualify for and what the monthly payment will be. Then determine based on your lifestyle, if you can afford that amount or if you need to buy less. After all, in today's world less is often more.

Interest rates are still low, but expected to rise. Down payment requirements are about to increase from 3 ½ % to 5% on FHA and allowed seller contributions will be limited on FHA loans to 3% (currently 6%). There are some great values on homes in addition to home buyer credits up to $8000 for qualified buyers. It is a great time to buy!

Would you know what to do if you were caught in a hotel fire? Four young ladies with promising futures tragically lost their lives last Saturday night in a hotel fire in Hoover, Alabama. Unfortunately the flames spread so quickly they had no chance to escape, as the fire was on the front of the building where the only exit to the room was. My heart goes out to their families and friends.

This is a situation none of us ever want to be caught in. I was in a hotel with a fire when I was young, and even though the fire was extinguished with no loss of life, it is something I will always remember. While the following is not a guarantee that you will be safe if a fire occurs in a hotel where you are staying, these tips increase your chances of survival.

•· Upon arriving at your hotel room, immediately locate the exit nearest your room.

•· Formulate a plan to get to the exit, if necessary. Is the exit on the opposite side of the hall?

•· Count the number of doors from your room to the exit...you may have to get there with your eyes closed.

•· Be prepared to crawl to the exit...smoke rises and will be less heavy near the floor.

If you have a plan in your head for exiting and have to do so suddenly, you will know where to go, how to get there and hopefully will be less panicked.

I hope the plan you never have to put n effect...but don't risk being unprepared.

When is it good not to be #1? Even though in 2009 Alabama saw a 156% increase in foreclosures over the previous year, we ranked 30^th in the nation for number of foreclosures. Foreclosures in Alabama for 2009 was 1 in every 107 households compared to a nationwide rate of 1 in every 45 households. Don't get me wrong, the number of homes foreclosed is not good. I don't like to see anyone lose their home. However, Alabama has fared well in comparison to many states and to national averages. This is one list that we as Alabamians can be grateful that we do not rank at the top.

Do you know the statistics regarding the number of church fires caused by candlelight services?

What about the number of injuries and/or deaths? The Homewood Alabama fire chief had announced that he intends to enforce a little known fire ordinance on Christmas Eve requiring a permit to hold a candlelight service. Worse than that, the churches holding candlelight services will be required to hire 4 off duty fireman (regardless of the size of the church or number of persons participating) to be on-site at a cost of $100 each. This is an extraordinarily high cost especially for the smaller churches considering the candles stay lit for around 1 1/2 - 2 minutes.

Many questions have been raised, such as what can an off-duty fireman do other than call the fire department and help evacuate? What is the actual risk factor here? Is it any more dangerous than lighting a cigarette...filling a gas tank...having candles burning on tables in a restaurant or on a birthday cake? Here in the Bible belt, there may not be enough off duty fire fighters to accommodate the 4 per church to every church. Then again, there is a high probably that many of the services would have a fireman in attendance. Without statistics to support the danger, could this just be a way to generate bonus pay for fire fighters who are not working on Christmas Eve without it affecting the chief's budget?

Check out the full article. As for me, I am a member of a church in Vestavia Hills and we will have our Christmas Eve candle light service without the additional burden of hiring fire fighters. I believe God and a little common sense are all we need to have a safe celebration of the birth of Christ!

I am working with a buyer who selected 7 homes to view which she had found on the Internet. In calling to set-up the showings, I found that 3 of the 7 have just gone under contract. Inventory is decreasing, sales are up over this time last year, and the percentage of sales price to list price is also up. Days on market are a little higher...but you can't expect everything can you?
