Birmingham Alabama December 2009 Homes Sales
Residential home sales for the month of December were 179 less than those for November according to reports available through Birmingham MLS.  However, the average sales price increased in December over that for November. The 926 residences sold in December had an average sales price of $174,056, while the 1105 residential units sold in November had an average sales price of $163,329.

Birmingham Alabama MLS Residential home sales for the month of April 2009 increased over those for March 2009. The 1096 residences sold represented an approximate increase of 4.88 % over the number sold in March.  However, sales for April 2009 were down approximately 22.82 % from those of April 2008.  In 2008 there was only a .7% increase in home sales from March to April. * So, even though our numbers are down from last year, the increase from March to April this year is almost 7 times that of March to April of 2008.  Unfortunately, not all agents get their listings … (2 comments)

Until last Thursday, I had given this question very little thought, if any.  Now, I have a different perspective.  Thursday morning, I met a client at a HUD home she had under contract to purchase, contingent upon a home inspection.  An employee of the Birmingham Water Works came out to turn the water on.  HUD homes do not have the utilities on and the purchaser must have them activated in order to have the home inspection done.  Much to our surprise, the Water Works employee discovered that the padlock to the crawlspace under the house had been cut and the copper water … (7 comments)

Amidst the reports of the steepest drops in US home prices in 20 years, if you live in the Birmingham Alabama area, I have good news for you.  That drop is not so steep.  The average sales price of a home in the Birmingham Alabama metropolitan area for the second quarter of this year was down 1.6% (½ of the national average of 3.2%).  An Interesting point to note is that the average list price was down almost 1% as well.  Overall, the average sale to list price ratio was down only .65% from the second quarter last year.    When you … (0 comments)
