I do not think that it makes much of a difference to the buyers agent, however, for the inspector it can be a nightmare if the sellers stay for the inspection.  I have had a few rough experiences, but, the worst happened the other day.  There was this elderly lady who had to sell her house in Galveston because her husband had died and she could not afford the bills.  I felt awful from the beginning after she told me this.  As I proceeded to do the inspection, especially the interior, she would start crying as I was writing down items and say that her husband was going to fix that before he died.  It was HORRIBLE.  I had to walk outside on several occasions just to get away and even thought about leaving the house and asking that she not be there for the remainder of the inspection.  I know that this was a rare instance, however, there are other situations where the sellers get mad as you are noting items on the report.
