Have you ever wondered how to create a word in the blog that you can click on and have it take you to another webpage that the word could possibly pertain to? Well I did for a long time, and then I found out how to do it. It's called a hyperlink and here the HTML code to make it happen.
Example: To embed a link into a Page, blogpost, or comment, it may take this form:
<a href="http://www.websiteurlhere.com">word to click here </a>

I just picked up some good information on Las Vegas Real Estate statistics! Check it out!
"During the first week of April 2009, the number of units in a contracted status jumped beyond 10,000 for the first time in years and was double the number reported one year ago.  Contracted units represent homes that have been negotiated but are waiting to close.  They consist of contingent units (6,295 homes) that are contingent on some action taking place (e.g., a lender approval on a short sale) as well as pending units (3,795) which are transactions waiting for customary closing procedures to complete.  … (0 comments)

So I just dropped my 980 dollars on my REOMAC conference registration yesterday after being on the fence about going due to have so much on my schedule but I'm all in now!! Just like me I wait untill the last minute to register for the conference (I did have my hotel room booked for months now though).

So anyone that's read "The Red Book" aka "The Millionaire Real Estate Agent" or that is familiar with Keller Williams Realty knows that you absolutely must have a big why that is your driving force that makes you keep going on the roughest of days. I just attended a class by NFSTI (National Foreclosure Sales Training Institute) were the instructor Dan Waterman got into a contested discussion with an attendee about the importance of blogging in today's world. The agent didn't believe that blogging was that important. She felt that she should spend more time working on her website than blogging and that blogging was a waste of time. Dan on the other stated how important blogging is and how search engines actually look heavily at blogs (sometimes ranking them higher than websites) due to their relevance to specific subjects.

Having great vendors can have a big impact on your REO career. Working with vendors (Locksmiths, Property Preservation companies, Rehab Contractors, etc.) that understand the REO business and how reimbursements work is a big bonus to you and your business. Our vendors will carry our invoices for 30-45-60 plus days before seeking payment. This lessens the amount of "float" that we have to carry at any one time. It's our job to stay on top on submitting the invoices immediately upon receiving them and getting our vendors paid in a timely manner and everyone stays working and happy!!!

Since the last post I finally got it with IndyMac Federal Bank. This was after paying the 900 plus dollars for the default school training for them. They hit me to two properties, so we're off and running with them. Not sure what going to happen to them with the whole FDIC deal however so I wouldn't be surprised if that relationship doesn't last long. One of my clients haven't issued out any new listings in the past 3 months. I called them and they haven't been getting any new properties from their clients, so they don't have anything to issue out … (3 comments)

So, for the past 2 months, there hasn't been not one deal that I've had close on time (meaning the original closing date on the contract). The problem that I'm seeing is that EVERY SINGLE TIME the buyers don't want to pay the penalties for closing late!!! Just about every bank has it in their addendum/counter offer that if the buyer doesn't close on time, then they have to pay both an extension fee and per diam until they actually close the deal. I'm not sure how many of you are aware of where the Keller Williams Reatly Las Vegas officed has grown to in three short years. Dave Jenks(co-owner along with Debbie Zois) shared some amazing numbers when he was here and I wanted to make sure you knew!!
Our Listings Sold are up 165%
Our Contracts Closed are up 111%
Our Agents Commissions... are up 45%  which is an amazing number in this market but even more amazing because our agent count is down 25%!! We have less agents but we're doing much more business!!

After the huge cuts that Wells Fargo did throughout the country, our mastermind group discussed being better diversified that just having 1 or 2 BIG accounts and take the chance that one of those accounts can be pulled from you overnight for whatever reason.
So now I'd like to know on average how many REO accounts that the average REO agent carries at any one time.
Personally from my current inventory, I'm carrying 6 REO accounts.
So from your current inventory now, how different clients are represented? Just state the number, no need for names.

So being an REO agent that sells properties directly from and for the banks, it is amazing me that tons of people are not jumping in and buying up all of these great deals that I see coming across my desk on a daily basis!!!! I can't believe that people are still sitting on the sidelines waiting................for what I don't know. This is called a buyer's market...............so BUY!!! I'm in the middle of a couple of deals right now that are not going as desired. Lately I can't pay anyone to actually get a deal closed on time! I had two that were due to close today. One is waiting on the sellers deed to be signed which is understandable, but the on the other I've got a case of disappearing buyer's agent and disappearing lender!!! This always happens when something fishy is going on with the buyer side. This is interesting stuff. Look at the 60% number for vacant homes on the market. That's more than 1 out of every 2 houses that are for sale in Las Vegas is vacant! Wow. Also over 60% of the real estate listed in Las Vegas, NV is either a short sale or it's REO.

I'm looking for 4 to 6 other REO agents in different markets to share ideas, mastermind, and help each other to grow their business buy sharing contact and helping each other "get in" with clients that they are not currently in with.
There will be no competition due to all agents being from different marketplaces. You need to actually be doing REO's and have clients / contacts to contribute to the group.
