charlotte area real estate: Invest in the Carolinas. - 06/10/07 03:01 AM
The sound advice has always been, why put all your eggs in one basket and because of that we have always diversified our nest egg, so why not add another egg, Real Estate.
True, in some markets purchasers got burned, but those are the ones that got caught up in the flipping of property and get rich quick schemes, while this works for some it is not for everyone.  Adding real estate to your portfolio means investing in an area like Charlotte were property is found at great values, low taxes and can be turned into rental property.  It is not hard to acquire this property and you … (0 comments)

charlotte area real estate: New Jobs for Union County! - 04/28/07 08:42 AM
Great News ......
Helicopter engine firm to build a plant in Union, why is this great news? Union, county had some major losses lately with two recent companys' closing their plants and moving out of the region, one sending their operation to China.
Turbomeca, a French company that makes helicopter engines is building it's first US manufacturing plant in Union county.  The company is to bring 180 to 200 much needed jobs, which I personally hope also brings with it decent wages.
Another terrific announcement comes on the heels of this one and that is that ATI Allvac is expanding it's facility in Monroe, … (2 comments)

charlotte area real estate: Moving South and Loving it. - 04/19/07 11:17 PM
 Growth in our Region?
Here is what moving to the south, specially the Carolinas gets' you.   According to the latest figures, the southern hot markets are b/SC, Greensboro/NC , Raleigh/Carey/NC and Charlotte.  Atlanta is in there too, but since I only do referral there, I stick with the area I know.  Analysts still are looking for a relatively mild downturn - but in some areas, things will get worse before they get better. Looking at the projections figures I believe we are spared this agony. Regions that saw the greatest price appreciation (and speculation) during the boom, such as Florida, Las Vegas, Phoenix … (0 comments)

charlotte area real estate: Brandon Oaks - 04/01/07 02:49 PM
Growing, growing, and growing, this is by no means a small community, but it does have very unique features and amenities.  It has recreation areas, fishing pond, pool, club house, sports center, tennis courts and easy flowing neighborhoods with nature trails. You can walk to your grocery store if you feel inclined to do so.  Brandon Oaks sports a garden club, empty nester club and parents that are involved with children's activities.  Brandon Oaks is a beautiful clean manicured community. Brandon Oaks is so close to all the schools your children would attend.  Sun Valley High School and Sun Valley Middle School and then Shiloh … (0 comments)

charlotte area real estate: Real Estate Leads - 02/12/07 10:24 PM
Anyone out there that thinks subscription leads work?  I sure would like to know.  Please don't be shy and tell me honestly if you sign up for them or is this a gimmick from other real estate avenues to make a living.  I have read articles were supposedly high profile companies spend thousands of dollars on this venture and even a year or so ago one of my Realtor subscription magazine did an article on them.  The interview included large firms that did subscribe and comments by individual successful agents expressed opinions on which lead companies they preferred and gave them the most … (0 comments)

charlotte area real estate: The Information Highway of Real Estate - 02/11/07 12:50 AM
Granted there is a lot of information out there for a Buyer and Seller to use if they want to go the extra mile do their own transactions, but why would you?  I have tried this Zillow and so far it has not worked for me, my best bet for CMA has been through my local Realtor association to start out and then I personally visit the area.  The problem sellers or buyers face that once they know the average value, who will interpret the numbers, percentages, days on the market, or the areas uniqueness for them, especially buyers that are new to the area.
So Mr. … (0 comments)

charlotte area real estate: The way of Real Estate Business. - 02/01/07 10:58 PM
Tsk, tsk tsk.....I was just catching up on my real estate business news regarding the decline of an agents income.  One issue that has made a difference in real estate is the internet and could it be causing a decline in income, or was the surge of agents coming into the business the cause for the decline in income and cause for less commission negotiations these days.  Competitors offer a menu style of real estate functions, so are others forced to compromise to stay in business and to keep the customer in the hopes of converting him into a client eventually.  If  customers are questioning if we deserve this commission … (0 comments)

charlotte area real estate: What happens at a closing? - 02/01/07 05:16 AM
BK Realty Central with Real Estate Central - Charlotte Area Homes and  it's surrounding counties, Union, Mecklenburg, Cabarrus - Contact Team Central.
This is especially useful for first time homebuyers that have never gone through a closing and feel apprehensive, because they do not know what happens?
The closing is a process of finalizing the sale and the loan.  The seller, buyer and lendercomplete the final phase of the documents.
Once you have the loan commitment letter, you can set a settlement date for the closing.  It is important that the settlement take place before your "rate lock period" expires.  This is the period where … (2 comments)
