The stock market burned while the house fiddled - 09/29/08 03:49 PM
The Dow Jones Industrial Average (DJI) closed down this afternoon 770.59, one of the largest single day loses.   My take is that personal ambition and election year political positioning were major culprits.  Our financial markets and the world's markets looked to our government for leadership and decisive action and all we saw was indecision and posturing.
The House should have put something on the table to build confidence that could have been amended as market conditions warrented.  Instead nothing

Report: JPMorgan to buy WaMu deposits, branches
The Wall Street Journal is reporting that JPMorgan Chase & Co. has struck a deal to acquire the deposits and some of the branches of Washington Mutual Inc., which has been battered by soured mortgages.
The paper, citing people familiar with the matter, says the deal brokered by the government will not impact the FDIC insurance fund.
The Seattle-based thrift, the nation's largest, has roughly $310 billion in assets and was searching for a lifeline after a credit-rating downgrade further raised questions about its future.

Rates probably hit a temporary bottom yesterday - 09/17/08 01:57 PM
Rates are mov'n on up.
Below you will find not the most sophisticated looking tool but it does work.  It works on the theory that rates will only travel so far above or below their average price before they must spring back.  The dark line across the middle indicates the average rate.  Above the line, shows rate increases and below decreases.
My advice is to always lock when rates are below -2 on the chart and float when they are above +1
You can see that the last series of rate declines pushed rates further below their average price then anytime … (0 comments)

Below is an excerpt from the FHA MORTGAGEE LETTER 2008 -23.  Originally we believed the maximum FHA Loan to Value would change to 96.50% on October 1st.  It seemed clear at the time.  Now, The new Mortgagee Letter says it will change on October 1st but will not go into effect until January 1, 2009.

Rates on FHA 30 Year Fixed have been at 5.50% with one point origination point since Monday.
Freddie's Primary Mortgage Market Survey for the week ended September 11 (which includes the four business days since Sunday's announcement of the take-over of what is now THE mortgage market in the U.S.) showed the average interest rate for the 30-year fixed-rate mortgage (FRM) at 5.93 percent with 0.7 point in fees and point.� During the week ended September 4 the average rate was 6.35 percent with 0.7 point. Have Home Prices Reached Bottom? - 09/05/08 09:30 AM
House Prices in America study by Global Insight says that although prices for single-family homes are still heading downwards across the country, the rate of decline has gone down and "extreme overvaluation of house prices is essentially non-existent."The only states that had extreme overvaluation in the second quarter were Hawaii, Washington, Oregon and Utah.
The country's housing prices are down 4.8%, falling in 152 of the 330 metropolitan areas included in the study. This is an improvement from the 6.6% decline seen in the first quarter of 2008 and the drop off seen in 295 (89%) of the 330 areas in … (10 comments)
