Once Again the Media is Wrong - 11/28/08 01:45 PM
I am so tired of hearing from The Media "the mortgage market still frightened and only the most credit worthy borrowers can hope for a home loan". 
Hear Ye.... Hear Ye.
Homebuyers with scores down to 580 can find 97% FHA financing with most lenders and there are one or two that will accept as low as 530 on a case-by-case basis.
Yes, some lenders inflict pricing penalties starting at scores below 640, some start below 620 and all charge extra for below 580.  But... THE LOANS ARE AVAILABLE and the starting rate today (11-28) is 5.50% and the rate for a … (9 comments)

LOCK IMMEDIATELY
Monday FHA rates dropped as low as 5.25% with a couple of lenders and has been hovering in the neigborhood all week.  I think rates will turnaround next week.
The chart below is a historical 1.5 year record of oversold and undersold Mortgage Backed Securities.  Historically when Rates are undersold by .2 or greater the best result is to float and when they are oversold by minus 0.20 or less it is a good idea to lock.  The chart is at a 1.5 year low and would be a good idea to lock rates as soon as possible.

RATES IN FREE FALL - Yahooooo - 11/25/08 12:09 PM
Commentary:  In a surprise move, the Federal Reserve announced this morning that it will purchase as much as $600 billion in debt and mortgage-backed securities issued by the Fannie Mae, Freddie Mac and Ginnie Mae.   $100 billion of the total will be spent on the direct debt of the three mortgage entities with the remaining $500 billion to be spent on the purchase of the companies' mortgage-backed securities.  Direct debt (various maturing notes) purchases will begin next week through selected dealers. A few blogs below this one there is a blog talking about faking paystubs on a payroll website.  I tried to respond but the comments were blocked.
I think this is some kind of joke but I didn't get it.  Just for clarification, faking paystubs is one of the easiest, oldest and stupidest loan frauds.
Don't even think about it unless you want lose your license and maybe share a cozy cell with Bubba.

NAR is asking for lower condo owner occupancy ratios - 11/10/08 12:29 PM
Recently the ratio of owner to non-owners has increased in many condomium projects due to foreclosures being counted as non-owner.  This unfairly limits available financing in projects with less that 51% owner occupants.  NAR is taking steps to correct the situation.
The National Association of Realtors® (NAR) recently called on the Department of Housing and Urban Development (HUD) and the Federal Housing Finance Administration (FHFA) to reduce the owner-occupied ratio requirement for condominium complexes.
