WhoooAHHHHH 4.50% for a minute - 12/17/08 03:38 PM
For about two hours this morning one of our wholesale lenders posted a FHA 4.50% fixed rate at par.  This is the lowest rate for any fixed rate at par that I have ever seen in 38 years.  There were a couple of other lenders showing 4.875%.  Unfortunately the market moved the wrong way this afternoon and everyone is now back to 5.00% or more.
The previous low, I experienced, for a 30 year fixed was 4.75% for one day back in 2003.
Low priced rates and homes should bring out the buyers making it a Merry Christmas and a happy new year.

For many years, it has been common for developers of residential real property to offer incentives to buyers to induce them to use preferred or affiliated title agencies and affiliated mortgage companies.
Sometimes, these incentives were substantial, exceeding $10,000 or more.
However, developers that offer those incentives after January 16, 2009 will violate
the federal Real Estate Settlement Procedures Act (12 U.S.C. §§ 2601 et seq.),

Will we see 4.50% rates next week? - 12/05/08 07:13 AM
Yesterday morning, many of us read in our morning papers that rates were going to quickly going down to 4.50% and my office received several calls from buyers asking advice if they should wait to lock their loans.   
Apparently this was not a story that was supposed to get out but the US Treasury is in discussion about encouraging banks to supply rates down to 4.500%.  According to several reports, the Treasury Department is considering a plan to drive down mortgage rates as low as 4.5%. LOCK... LOCK... LOCK - 12/01/08 09:25 AM
LOCK IMMEDIATELY
Monday FHA rates are holding from last week's sharp decrease as low as 5.25% with a couple of lenders  I think rates will turnaround this week.
The chart below is a historical 1.5 year record of oversold and undersold Mortgage Backed Securities.  Historically when Rates are undersold by .2 (green) or greater the best result is to float and when they are oversold by minus 0.20 or less (red) it is a good idea to lock.  Today, the chart is close to -.5 and is at a 1.5 year low.  My advise would to lock rates as soon as possible.
