I recently wrote a post about the phrase "as is." You can find it HERE.
In my opinion it is a useless statement as you will see in the article. Here in our state, you can't force a seller to do repairs or sell a home, and you can't force a buyer to buy a home-so what's the point?
If it's a negotiation tactic to get the buyer to think they can't get repairs, then that probably means the buyer's agent isn't negotiating correctly.

A fellow Realtor sent me the following picture earlier today. I had to laugh because I think it is rather funny. I want to make it clear I am not making light of a person/family being foreclosed on or losing their home. That is an awful experience. I also want to make it clear I am not defending lending institutions.

Earlier this week I filmed an Episode of our BS Show. We discussed the now infamous question in short sales of, "Do I have to miss a payment?"
As Realtors we should obviously never be answering that and telling our clients they should or shouldn't miss a payment. But the reality is our clients still want to know and they should be getting advice from the one(s) they trust. I am not suggesting I tell anyone to miss one. I inform them of what could or couldn't happen and let them make that decision.

arizona short sale: Wachovia Mortgages! - 11/23/09 09:22 PM
We have all heard horror stories of short sales taking forever! Sometimes taking months for a response. Fortunately, one of our leading banks has finally stepped up to the plate--WACHOVIA!!!
Once the listing agent receives an offer it is 10 DAYS FOR AN APPROVAL!! That is how it should be and these guys are changing the face of real estate. Not only that but they are offering relocation assistance.
Relo assistance, fast responses, and guess what else--VERY LITTLE PAPERWORK!
