A fellow Realtor sent me the following picture earlier today. I had to laugh because I think it is rather funny. I want to make it clear I am not making light of a person/family being foreclosed on or losing their home. That is an awful experience. I also want to make it clear I am not defending lending institutions. I get that I don't know these people's stories but B of A stealing the home from them? Really? Here's what probably happened. So, you saw the title of this blog and you're thinking, "How dare he?!" Calm down. While I always speak my mind I wouldn't go around saying what you're probably thinking. Earlier this week I filmed an Episode of our BS Show. We discussed the now infamous question in short sales of, "Do I have to miss a payment?" As Realtors we should obviously never be answering that and telling our clients they should or shouldn't miss a payment. But the reality is our clients still want to know and they should be getting advice from the one(s) they trust. I am not suggesting I tell anyone to miss one. I recently read an article about short sales and wanted my fellow Rainers' thoughts. This article was talking about short sales and how some agents are doing a disservice to their clients. Basically, the point was this: seller is potentially behind on their payments, agent contacts seller/seller contacts agent, agent lists home. As we all know (maybe) the short sale allows for a seller to potentially avoid having a foreclosure on their credit/record by selling short of what they owe. A couple of months ago I came across a lead for a seller needing to sell his home. He informed me he was 2 months behind on his payments and I suggested to him we start the short sale process but he wanted to proceed with a regular overpriced home sale listing. We did, we got activity but of course no offers. Entering the 3rd month of no payment we opted for the short sale and immediately got a bunch of activity. I came across an investor who had the old scheme of, "sign everything over to me, and I'll buy it."
