fairfield county: Days on Market: It's a Matter of Price - 06/24/07 05:13 AM
In preparing my monthly Market Condition Reports for the area towns surrounding Candlewood Lake here in Connecticut, I've noticed a continuing trend between Days on Market and Original List Price vs. Final Sales Price.
With the exception of new construction (which typically takes longer to sell due to the construction time, and often sells at a premium over resale homes), nearly all homes that were on the market for more than 150 days, ended up selling for $50,000 - $100,000 less than the original list price.  Some sold for $200,000 less than the original list price and sat on the market … (8 comments)

The other day I went to my buyer client's office to have her sign an offer to purchase her new home in Danbury, Connecticut.  We were pretty sure the offer would be accepted.  She was so excited.  Huge grin from ear to ear.  A little bouncy in her step.
She signed the offer, then grabbed me, gave me a big old hug and kissed me.

This afternoon, parents of New Fairfield, Connecticut school children received multiple Alert phone calls from our schools.  Apparently a bear was spotted near the entrance to the New Fairfield High School.  Later, the bear was thought to have moved on down the road to New Fairfield's Hidden Value Nature Preserve.
Being that the bear was near the schools' entrance, the schools delayed releasing the buses at the end of the day, and notified us via the new Alert phone system. Newsweek Magazine recently ranked the Top 1,200 High Schools in America.
Ridgefield High School in Ridgefield, Connecticut, was among these top schools.

fairfield county: Summer Movies at Squantz Pond - 05/28/07 01:40 AM
The Free Summer Movie Series is set to begin at Squantz Pond State Park in New Fairfield, Connecticut.
Moviegoers will be able to sit in the "Blanket Area" around the movie screen to enjoy the shows, or stay in their cars and watch the movie while listening to the audio track on your car radio.

Lately I have been working with several couples who have retired and are considering downsizing into a smaller home or condo here in the Greater Danbury / New Fairfield, Connecticut area. Sometimes when searching for a new home for their retirement years, physical limitations dictate that the home cannot have stairs, thus limiting the search to ranches or first-floor ranch-style condo units.  Others considering buying a retirement home need to consider whether stairs may become an issue in the future.

Danbury, Connecticut mayor Mark Boughton has announced that the Summer Youth Employment Program for resident youths in low-income families.
To be considered for the employment program, applicants must be 14 years of age or older and a current participant of the free/reduced lunch program.
One-hundred youth will be hired to work 20 hours per week for six weeks, and ten youth aged 16 and up will be hired to be supervisors, beginning July 2, 2007.  The program's purpose is to provide these youth with additional employment opportunities, and to help them become productive workers and self-sufficient citizens.

Memorial Day is fast approaching, and waterfront rentals on Connecticut's Candlewood Lake are in high demand. 
 
Seasonal rentals on the lake are currently available for $10,000 - $32,000 for the Memorial Day - Labor Day season.  (Though it looks like I will have that $10,000 rental under a lease later today).  A few waterfront homes are available for either July or August.
Rentals are available in all five towns that border Candlewood lake:  New Fairfield, Sherman, Danbury, New Milford and Brookfield.  But they are beginning to go fast...
