&lt;p&gt;Why is EXIT Realty the fastest growing Real Estate Company North America?&lt;/p&gt;&lt;p&gt;The secret behind their unbelievable success in a very short time is due to &lt;strong&gt;sponsoring.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;What is sponsoring?&amp;nbsp; It is a system where an EXIT agent brings in another agent (what we call a Sponsor) &amp;nbsp;to work at his or her office.&amp;nbsp; If that agent is hired, the EXIT agent who introduced the new agent (sponsor) to the company receives a financial BONUS every time that new agent closes on a transaction.&lt;/p&gt;&lt;p&gt;&lt;em&gt;This bonus comes from the head office not out of any agent&amp;#39;s pocket.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;This Sponsoring bonus is equal to 10% of the gross commission from the agent you recruited.&amp;nbsp; This happens every year that the new agent is employed with the company and closes on each transaction.&lt;/p&gt;&lt;p&gt;When the agent who recruited that sponsor retires, and his or her sponsor is still actively working with the company, that retired agent will receive 7% residual bonus.&amp;nbsp; &lt;/p&gt;&lt;p&gt;So, the more sponsors you have, the more money you&amp;#39;ll make while you&amp;#39;re sunning yourself on that tropical island or playing those 18 holes of golf! &lt;/p&gt;&lt;p&gt;Most agents don&amp;#39;t have life insurance right...Well, you will now...Because once you join EXIT you will designate a beneficiary.&amp;nbsp; If you become deceased, you loved one(s) will receive a 5% residual bonus from the agents that you sponsored into the company&lt;/p&gt;&lt;p&gt;EXIT&amp;#39;s commission split is usually higher than other company&amp;#39;s commission split as well.&amp;nbsp; Splits are 70/30 up to $100,000 gross on closed transactions and then 90/10 for the balance to that current year.&lt;/p&gt;&lt;p&gt;Not only does the head office pay these bonuses out, they also dedicate $5.00 of each agent&amp;#39;s transaction fee to Habitat for Humanity charity.&lt;/p&gt;&lt;p&gt;According to Swanepoel Trends Report published in February, 2007, EXIT Realty was ranked as the leading New National Real Estate Franchise.&amp;nbsp; See their full report at www.retrends.com&amp;nbsp; &lt;/p&gt;&lt;p&gt;Contact me to find out more...&lt;/p&gt;    </content>

&lt;p align="center"&gt;&lt;strong&gt;Frequently asked questions of the Buyer&amp;#39;s Agent&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;How much does their service cost me?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;In most cases, there are no additional costs to you for the service of a Buyer&amp;#39;s Agent.&amp;nbsp; Although technically you&amp;#39;re hiring the Buyer Agent, the compensation can come from the real estate transaction.&amp;nbsp; When a home is listed for sale with a real estate agent, (a.k.a. the Listing Agent),&amp;nbsp; the seller generally allows for a commission big enough for the listing agent to share 50/50 with the real estate agent that brings the buyer (a.k.a. the Buyer&amp;#39;s Agent).&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If the Buyer Agent usually works on a commission, what is the Agent&amp;#39;s incentive to save me money when negotiating on my behalf?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;REPEAT BUSINESS....The better the job the Buyer&amp;#39;s Agent does for the home buyers, the more the buyers will spread the word.&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Be sure it is in writing from your agent.&amp;nbsp; Do not assume.&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Many home buyers have thought the agent working with them was working for them.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I heard that a Buyer Agent will want me to sign a contract that would only allow me work with them.&amp;nbsp; What if I wanted to work with other agents?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The contract between you and the Buyer Agent is very important to be aware of.&amp;nbsp; Buyer Agents offer the contract as protection for you the buyer as well as the agent.&amp;nbsp; A Buyer&amp;#39;s Agent will go to work for you spending many hours of research, scouring the market place continuously looking for the homes that best suit your needs, financially as well as physically.&amp;nbsp; &lt;em&gt;A Buyer Agent needs to know that you are committed to them during the time they are committed to you.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What can I expect from a Buyer Agent?&lt;/strong&gt;&lt;/p&gt;&lt;em&gt;&lt;p&gt;Obedience:&amp;nbsp; A Buyer Agent owes absolute obedience to the Buyer-Client provided that the Buyer Agent is not asked to violate any state or federal statutes or regulations.&amp;nbsp;&amp;nbsp; The Buyer Agent has the job to search out the entire area to the best of his/her ability.&lt;/p&gt;&lt;p&gt;Loyalty:&amp;nbsp; A Buyer Agent must always think of the Buyer-Client before him or herself, even when it may not be in the Buyer Agent&amp;#39;s best interest.&amp;nbsp; A Buyer Agent must always be loyal to the buyer, never doing anything that would intentionally jeopardize the Buyer-Clients best interests.&lt;/p&gt;&lt;p align="center"&gt;Disclosure:&amp;nbsp; A Buyer Agent must disclose any information he/she knows about the seller to the Buyer-Client.&amp;nbsp; A Buyer Agent must disclose any pertinent facts about the property and the immediate area know to him/her or, which should be reasonably expected to be known as the representative of the Buyer-Client. &lt;/p&gt;&lt;p&gt;Confidentiality:&amp;nbsp; A Buyer Agent must keep all sensitive information concerning his/her Buyer-Client confidential, unless the Buyer-Client has given the Buyer&amp;#39;s Agent permission to disclose such information.&lt;/p&gt;&lt;p&gt;Reasonable care and diligence:&amp;nbsp; A Buyer Agent is responsible for researching the property of your choice and disclosing any material information that they learn about the property prior to a Buyer-Client making an offer to purchase.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Negotiator:&amp;nbsp; The Buyer Agent has assumed the responsibility to make sure their Buyer-Client never unknowingly over pays for the home being purchased.&amp;nbsp; It is the Buyer Agent&amp;#39;s job to do a market analysis on the home the Buyer-Client intends to make an offer on.&amp;nbsp; If the Buyer Agent knows of any information regarding the seller&amp;#39;s willingness to accept less than the listed price, it is their fiduciary responsibility to inform the Buyer-Client of such facts.&lt;/p&gt;&lt;p align="center"&gt;No pressure:&amp;nbsp; Buyer Agents are paid professional consultants.&amp;nbsp; They never pressure their Buyer-Clients to make a decision to purchase a particular property.&amp;nbsp; Nonetheless, when appropriate, and still without exerting undue pressure, the Buyer Agent must advise the Buyer-Client of the ramifications of such acts as delaying decisions and making inappropriate offers.&lt;/p&gt;&lt;/em&gt; &lt;p&gt;Many times when I meet Sellers for the first time to list their home, they ask me what they can do to increase the value of their home.&amp;nbsp; The first thing I tell them is not what they could do on the inside, but what they should do on the outside first!&amp;nbsp; Why would I mention this...?&amp;nbsp; Well not only am I a REALTOR, I&amp;#39;m also a Professional Home Stager.&amp;nbsp; I preview a seller&amp;#39;s home as if I&amp;nbsp;were the buyers. &amp;nbsp;Since I work with Buyers also, I know what they are looking for in their next home.&amp;nbsp; One of the first things they see is the EXTERIOR of a home...Why? Because many buyers will do what we call a &amp;quot;DRIVE-BY&amp;quot;.&amp;nbsp;&amp;nbsp;Before they even go inside the listed home,&amp;nbsp;They drive around the neighborhood, seeing if there is a lot of traffic on the road,&amp;nbsp;if the other homes in the neighborhood are in well-kept condition and more importantly, they take a good look at the listed home&amp;#39;s &lt;strong&gt;exterior features&lt;/strong&gt; like the &lt;em&gt;condition of the siding&lt;/em&gt; of the home, &lt;em&gt;roof&lt;/em&gt;, &lt;em&gt;chimney&lt;/em&gt;, &lt;em&gt;windows&lt;/em&gt; and &lt;em&gt;landscaping.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;Now, whatever improvements you make will help, but I personally don&amp;#39;t believe you recoup &lt;strong&gt;all&lt;/strong&gt; the money that you put into it, &amp;nbsp;but you will recoup a lot, and here&amp;#39;s the kicker, &lt;strong&gt;you&amp;#39;ll attract more buyers to YOUR home&lt;/strong&gt; instead of the home that is listed down the street with the peeling paint and the chimney that&amp;#39;s crumbling... &lt;/p&gt;&lt;p&gt;So what things would attract those buyers to YOUR home and at what cost do you recoup back at resale...Siding is a biggie!&amp;nbsp; Especially if you do the fancy upgrades that are now available like&amp;nbsp;vinyl siding that actually looks like cedar shingles, VERY KOOL! ...You are probably looking at recouping 80-90% of that cost upon the sale of your home &amp;quot;Can You Do Something With This...?&amp;nbsp; &lt;/p&gt;&lt;p&gt;Expanding your outdoor living space is also another great idea.&amp;nbsp; Wood decks with trex decking, screened-in porches, gazebos and &amp;quot;Florida&amp;quot; rooms, if done tastefully, can have a seller recoup 70-85%.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;However, if you&amp;#39;re looking to increase your interior look as well, Kitchens are always the biggest item for the new home buyer.&amp;nbsp; Most sellers can recoup 70-80% upon resale.&amp;nbsp; Can You Do Something With This...?&amp;quot;&lt;/p&gt;&lt;p&gt;Bottom line here folks, &amp;quot;You need to spend some money, to make some money&amp;quot;.&amp;nbsp; Want to know more ways, contact me!&amp;nbsp;&amp;nbsp; &amp;quot;Can You Do Something With This...?&amp;quot;&lt;/p&gt;&lt;p&gt;Cell: 781-910-5770&lt;/p&gt;&lt;p&gt;Or email me @ brendacahoon@yahoo.com &lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;strong&gt;B&lt;/strong&gt;&lt;/em&gt;renda &lt;em&gt;&lt;strong&gt;C&lt;/strong&gt;&lt;/em&gt;ahoon, The &lt;em&gt;&lt;strong&gt;B&lt;/strong&gt;&lt;/em&gt;est &lt;em&gt;&lt;strong&gt;C&lt;/strong&gt;&lt;/em&gt;hoice for all your real estate needs&lt;/p&gt;    </content>

&lt;p&gt;Many times when I meet Sellers for the first time to list their home, they ask me what they can do to increase the value of their home.&amp;nbsp; The first thing I tell them is not what they could do on the inside, but what they should do on the outside first!&amp;nbsp; Why would I mention this...?&amp;nbsp; Well not only am I a REALTOR, I&amp;#39;m also a Professional Home Stager.&amp;nbsp; I preview a seller&amp;#39;s home as if I&amp;nbsp;were the buyers. &amp;nbsp;Since I work with Buyers also, I know what they are looking for in their next home.&amp;nbsp; One of the first things they see is the EXTERIOR of a home...Why? Because many buyers will do what we call a &amp;quot;DRIVE-BY&amp;quot;.&amp;nbsp;&amp;nbsp;Before they even go inside the listed home,&amp;nbsp;They drive around the neighborhood, seeing if there is a lot of traffic on the road,&amp;nbsp;if the other homes in the neighborhood are in well-kept condition and more importantly, they take a good look at the listed home&amp;#39;s &lt;strong&gt;exterior features&lt;/strong&gt; like the &lt;em&gt;condition of the siding&lt;/em&gt; of the home, &lt;em&gt;roof&lt;/em&gt;, &lt;em&gt;chimney&lt;/em&gt;, &lt;em&gt;windows&lt;/em&gt; and &lt;em&gt;landscaping.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;Now, whatever improvements you make will help, but I personally don&amp;#39;t believe you recoup &lt;strong&gt;all&lt;/strong&gt; the money that you put into it, &amp;nbsp;but you will recoup a lot, and here&amp;#39;s the kicker, &lt;strong&gt;you&amp;#39;ll attract more buyers to YOUR home&lt;/strong&gt; instead of the home that is listed down the street with the peeling paint and the chimney that&amp;#39;s crumbling... &lt;/p&gt;&lt;p&gt;So what things would attract those buyers to YOUR home and at what cost do you recoup back at resale...Siding is a biggie!&amp;nbsp; Especially if you do the fancy upgrades that are now available like&amp;nbsp;vinyl siding that actually looks like cedar shingles, VERY KOOL! ...You are probably looking at recouping 80-90% of that cost upon the sale of your home &amp;quot;Can You Do Something With This...?&amp;nbsp; &lt;/p&gt;&lt;p&gt;Expanding your outdoor living space is also another great idea.&amp;nbsp; Wood decks with trex decking, screened-in porches, gazebos and &amp;quot;Florida&amp;quot; rooms, if done tastefully, can have a seller recoup 70-85%.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;However, if you&amp;#39;re looking to increase your interior look as well, Kitchens are always the biggest item for the new home buyer.&amp;nbsp; Most sellers can recoup 70-80% upon resale.&amp;nbsp; Can You Do Something With This...?&amp;quot;&lt;/p&gt;&lt;p&gt;Bottom line here folks, &amp;quot;You need to spend some money, to make some money&amp;quot;.&amp;nbsp; Want to know more ways, contact me!&amp;nbsp;&amp;nbsp; &amp;quot;Can You Do Something With This...?&amp;quot;&lt;/p&gt;&lt;p&gt;Cell: 781-910-5770&lt;/p&gt;&lt;p&gt;Or email me @ brendacahoon@yahoo.com &lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;strong&gt;B&lt;/strong&gt;&lt;/em&gt;renda &lt;em&gt;&lt;strong&gt;C&lt;/strong&gt;&lt;/em&gt;ahoon, The &lt;em&gt;&lt;strong&gt;B&lt;/strong&gt;&lt;/em&gt;est &lt;em&gt;&lt;strong&gt;C&lt;/strong&gt;&lt;/em&gt;hoice for all your real estate needs&lt;/p&gt;    </content>

&lt;p&gt;&lt;img title="Just Sold in Burlington" src="http://activerain.com/image_store/uploads/6/9/9/5/8/ar119721452885996.JPG" height="318" alt=" " width="399" /&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;This is&amp;nbsp;just one of my &lt;strong&gt;many successful listings&lt;/strong&gt;&amp;nbsp;that&amp;nbsp;I&amp;nbsp;have just sold!&amp;nbsp;&amp;nbsp;Yesterday I&amp;nbsp;ran a market report and realized that the average amount of time a home stays on the market before it is sold is &lt;strong&gt;127 days&lt;/strong&gt;...Then&amp;nbsp;I ran a market report to see how long &lt;strong&gt;my&lt;/strong&gt; homes&amp;nbsp;are on the markert before they sell and the results are &lt;strong&gt;amazing&lt;/strong&gt;!&amp;nbsp; My homes on average were only on the market for &lt;strong&gt;75 days&lt;/strong&gt;!&amp;nbsp; This fantastic result is&amp;nbsp;due to&amp;nbsp;my hard work and extremely successful marketing plan to sell and list homes in as little time possible...Who has time&amp;nbsp;to waste to sell or buy their next home, Right?&amp;nbsp;Can you do something with that...?&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;December, 2007&lt;/p&gt;&lt;p&gt;Happy Holidays!&amp;nbsp;&lt;/p&gt;&lt;p&gt;During a recent staff meeting, agents were asked to give a description of another agents&amp;#39; personality. It&amp;#39;s called Personality Profiles 101.&amp;nbsp; (You may have already done this in your job).&amp;nbsp; It breaks people&amp;#39;s personalities down to 4 groups, D, I, S, or C. &amp;nbsp;I was deemed a VERY high &amp;quot;C&amp;quot;.&amp;nbsp; In that profile, I am described as someone who is organized (to the Max, I must say), very detailed oriented, friendly, outgoing, and sensitive to a person needs. &amp;nbsp;Are you looking for an agent who has these qualities to work for you?&amp;nbsp; I work to make sure the entire transaction goes smoothly...its part of my personality!&amp;nbsp; Can you so&amp;nbsp;do something with this?&lt;/p&gt;    </content>
