      <description>&lt;p&gt;Most Communities have websites in place so that a &lt;strong&gt;Potential Home Buyer&lt;/strong&gt; can review the &lt;strong&gt;City Ordinances&lt;/strong&gt; prior to investing in a home within that community.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Why should a Buyer be concerned with City Ordinances?&amp;nbsp; Because It could be a matter of life or death in at least one growing rural Texas community....&lt;/p&gt;&lt;p&gt;Recently, a&amp;nbsp;Texas Community was featured on the news because the residents are concerned with all the hunters allowed to hunt with rifles in a field behind their homes.... Almost every-time I&amp;#39;m in the office someone is popping up some microwave popcorn....&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I have been making my own microwave popcorn for years&lt;/strong&gt;...&amp;nbsp; It is so simple and&amp;nbsp;contains &lt;strong&gt;&lt;u&gt;no chemicals or cooking oils &lt;/u&gt;&lt;/strong&gt;.....&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;Ingredients:&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;A package of regular popcorn&amp;nbsp; (&amp;nbsp;&lt;/strong&gt;I buy a jar of &lt;strong&gt;Orville Redenbacher&amp;#39;s)&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;brown paper lunch bag ( I use the larger size)&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Optional melted Butter for the topping&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;salt to taste&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Fill the large brown &lt;strong&gt;paper lunch bag &lt;/strong&gt;with a good sold layer of the popcorn.&amp;nbsp;&amp;nbsp;Close the top of the bag tight by folding it down a couple times and squishing it tight.&amp;nbsp; Place in the microwave and press the popcorn button or cook on high about&amp;nbsp;3 minutes...&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;Because some microwaves are more powerful than others, when your popcorn&amp;nbsp; slows down on the popping remove immediately or it will start to burn.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Optional:&amp;nbsp;&amp;nbsp;Swirl the melted butter on top of your finished popcorn and salt to taste.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Note:&amp;nbsp; I have found from experience, &amp;nbsp;that you can only use the bag one time.&amp;nbsp; So for every bag of popcorn you make, you will need a new brown paper lunch bag.&amp;nbsp; Do not use any cooking oils or you will have a huge mess in your microwave.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

It is possible to negotiate the best possible terms to satisfy all parties involved....The Real Estate professionals&amp;nbsp;have to work together as a team to make it work for everyone.&lt;/p&gt;&lt;p&gt;The reason I say that all the Real Estate Professionals need to work as a team is because the &lt;strong&gt;Loan Officer&lt;/strong&gt; and &lt;strong&gt;Real Estate Agent&lt;/strong&gt; need to strategically structure the best terms for the Buyer to make it work.&amp;nbsp; Real Estate Agents need to understand the underwriting guidelines&amp;nbsp;for the specific loan program that the Buyer was approved for....example...What&amp;nbsp;is the % of the allowable Seller Contribution and how can it be applied in the transaction?&amp;nbsp; Can it be applied towards closing costs ?&amp;nbsp; Can it be applied towards buying down the rate ?&amp;nbsp; Can it be applied towards required reserves?&amp;nbsp; Can it be applied towards the downpayment?&amp;nbsp; There are special programs for Buyers...ask the Loan Officer if these programs apply to you.&lt;/p&gt;&lt;p&gt;I worked with a First Time Homebuyer one time that informed his Loan Officer not to talk to any Real Estate Agents...I asked his Loan Officer why...The Buyer was paranoid about his finances and thought the Real Estate Agents would find out...&amp;nbsp;I already knew he was a strong Buyer because he was putting down 20% and voluntarily told me his FICO score.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Buyer&amp;#39;s Please Note:&lt;/strong&gt;&amp;nbsp; The Real Estate Agent does not have access to your private financial information.&amp;nbsp; We only go by what the pre-approval letter states.&amp;nbsp; Real Estate Agents need to work with your Loan Officer to understand what the underwriting guidelines are for your specific loan program in order to structure the best possible terms&amp;nbsp;on your behalf...&amp;nbsp;       <title>Community Testimonials.... </title>
      <description>&lt;p&gt;I am always out and about town....I have blogged about a couple local businesses in my area and the Business Owners are so thrilled !!&amp;nbsp; &lt;strong&gt;They want to know what they can do for me !!&amp;nbsp; I do it because it&amp;#39;s fun and not looking to make anything out of it...&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I wrote a blog on fudge that I absolutely love.&amp;nbsp; I pick up&amp;nbsp;a little piece of&amp;nbsp;fudge from a cute little bakery in Roanoke, Texas everytime I have my hair done.&amp;nbsp; It&amp;#39;s a special treat that I do when I want to cheat on my diet.....The next time I was having my hair done the owner of the fudge place came running into the Hair Salon to thank me for writing about her business !!&amp;nbsp; &lt;strong&gt;Her business has picked up&amp;nbsp;!!&amp;nbsp; Her fudge is to die for !!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I just wrote a blog on my Boot Camp class and the instructor, Chuck Jordan.&amp;nbsp; He&amp;nbsp;was so thankful !!&amp;nbsp; Chuck is awesome, good hearted and makes working out fun....I just wanted to let the community know what my experience has been while in his class....&lt;strong&gt;I really lost 10 pounds in one week&lt;/strong&gt;.&amp;nbsp; His diet and exercise program really works.&lt;/p&gt;&lt;p&gt;Blogging about your community helps the Real Estate Market in your area.&amp;nbsp; You are essentially selling your community.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The moral of the story&lt;/strong&gt;....When you make other folks look good and feel good, they want to return the favor...&lt;strong&gt;It&amp;#39;s a great opportunity to give them a bunch of your business cards.&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Eliminate Little Rodents from your Attic and Yard...</title>
      <description>&lt;p&gt;When I lived in Illinois,&amp;nbsp;a good friend of mine had a family of Raccons&amp;nbsp;living in her attic. They were able to get into the home through a vent located&amp;nbsp;on the exterior of the house....&amp;nbsp; Eventually her livingroom ceiling caved in from all their fecal matter.....I never forgot this, so whenever I hear a noise in my attic it freaks me out...&lt;/p&gt;&lt;p&gt;I had Raccoons living under my wooden deck.&amp;nbsp;I had Coyotes regularly visiting my backyard.&amp;nbsp;&amp;nbsp;To rid the little critters I installed &lt;strong&gt;motion lights&lt;/strong&gt; all around my house to scare them off.&amp;nbsp; The motion lights are great for security to scare off any unwanted guests...&lt;/p&gt;&lt;p&gt;Here in Texas we don&amp;#39;t have basements.&amp;nbsp; We do have a lot of attic space for storage ...Every once in awhile I can hear little weird sounds in the attic.&amp;nbsp; My Exterminator has checked the attic several times and said that we might have a bird up there even though he couldn&amp;#39;t actually see anything...&lt;/p&gt;&lt;p&gt;The other day I saw a mouse run across my patio !!&amp;nbsp; &amp;nbsp;&lt;strong&gt;So now I&amp;#39;m paranoid...&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;For the past year I have been collecting socks...Yes Socks....They are all the socks without a matching sock.&amp;nbsp; So far I have a full laundry basket full.&amp;nbsp; I feel that if I throw them away it&amp;#39;s a huge waste.&amp;nbsp; So I have come up with a plan !!&lt;/p&gt;&lt;p&gt;I&amp;#39;m going to make a bunch of &lt;strong&gt;stink bombs&lt;/strong&gt; with my unwanted socks !!&amp;nbsp; Years ago I read that if you have rodents in your attic, &amp;nbsp;take a &lt;strong&gt;Tube Sock&lt;/strong&gt; and fill it with a filler (like more socks) dip the &lt;strong&gt;Tube sock &lt;/strong&gt;in Ammonia and launch the socks around your attic.... it will deter critters from living in your attic.&lt;/p&gt;&lt;p&gt;The following is a website that offers great tips to eliminating pests...&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;a href=&quot;http://alleyspc.com/wildlife.htm&quot;&gt;http://alleyspc.com/wildlife.htm&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

When I handed her my card she looked at the back of it ...The back of the card not only has&amp;nbsp;my signature but it has the little security code&amp;nbsp;that is required when ordering items online....&amp;nbsp;She then asked me if I wanted to be on the &lt;strong&gt;&amp;quot;Preferred Customer Mailing List.&amp;quot;&lt;/strong&gt;&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;My first instinct is,&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;Wow,&lt;/strong&gt; &lt;strong&gt;I am a Preferred Customer&lt;/strong&gt;...&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;How special is that&lt;/strong&gt;....&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; My answer to her question was &lt;strong&gt;no&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I have found that a lot of stores are&amp;nbsp;doing the Mailing Lists.&amp;nbsp;&amp;nbsp;&lt;strong&gt;Just be aware &lt;/strong&gt;that when you pay with a credit card and fill out a form with&amp;nbsp;your personal information on it that cashier can easily match your credit card with your personal&amp;nbsp;information....&amp;nbsp; If they have the security code on the back of the card&amp;nbsp;they can now purchase items very easily online.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; For all I know that Clerk could have easily bought &amp;nbsp;thousands of dollars worth of items&lt;/strong&gt; &lt;strong&gt;on Google using my information by the time I made it home.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;If you want to be on the mailing list then take the &lt;strong&gt;Mailing List&lt;/strong&gt;&amp;nbsp;form home, fill it out and mail it in or drop it off at a later time when you&amp;#39;re not using the credit card.&lt;/p&gt;</description>
