Buyers Beware of City Ordinances and Hunting ....

Most Communities have websites in place so that a Potential Home Buyer can review the City Ordinances prior to investing in a home within that community.

Why should a Buyer be concerned with City Ordinances? Because It could be a matter of life or death in at least one growing rural Texas community....

Recently, a Texas Community was featured on the news because the residents are concerned with all the hunters allowed to hunt with rifles in a field behind their homes.... Apparently, according to the City Ordinance hunting is allowed as long as it takes place 150 feet away from the homes.

I wonder what happens when kids wander off into that field?

Make Your Own Microwave Popcorn without Health Issues....

I read the newspaper everyday....Today there was an article about a man who has lung problems because he would eat microwave popcorn everyday and the fumes from the popcorn has been linked to his lung problems. Additionally, the article claims that workers from the manufacturing facility have health issues as well.... I google it and found an article on this issue....

In the Real Estate Office that I work in, we have a lot of Agents and support staff.... Almost every-time I'm in the office someone is popping up some microwave popcorn....

I have been making my own microwave popcorn for years... It is so simple and contains no chemicals or cooking oils .....

Ingredients:

A package of regular popcorn ( I buy a jar of Orville Redenbacher's)
brown paper lunch bag ( I use the larger size)
Optional melted Butter for the topping
salt to taste

Fill the large brown paper lunch bag with a good sold layer of the popcorn. Close the top of the bag tight by folding it down a couple times and squishing it tight. Place in the microwave and press the popcorn button or cook on high about 3 minutes... Because some microwaves are more powerful than others, when your popcorn slows down on the popping remove immediately or it will start to burn.

Optional: Swirl the melted butter on top of your finished popcorn and salt to taste.

Note: I have found from experience, that you can only use the bag one time. So for every bag of popcorn you make, you will need a new brown paper lunch bag. Do not use any cooking oils or you will have a huge mess in your microwave.

Boo!! Haunted Phantom Ship in Southlake, Texas A must see !!

Southlake Carroll Senior High school has created an awesome Haunted Phantom Ship!! The tickets are $10 and the wait was a little long because there was so many kids....So be prepared to make a tailgate party out of it !! Snacks are available.... There was a tent set up with fresh homemade Texas style Kettle Corn !!

My daughter and I went thru the Haunted Ship last weekend...It's very well organized.... Scary !! About 15 people are let in at a time. I had the pleasures of going thru with another Mom and the rest were all kids.... It was sooo scary that a 12 year old boy grabbed onto the back of my jacket and hung on throughout the entire time !! I got a little wet at the end... I was not prepared for that...That is the only warning I will let you in on....

Foreclosure is not a Conspiracy Against the Homeowner...

I have been in foreclosure properties that look like a crime scene. It's quite apparent that the Homeowner was disgruntled and decided to destroy the home. I have seen the built-in appliances torn from the wall. I have seen doors removed. I have seen the meters removed. I have seen the water heater removed. anything not attached was removed....

It is not the Lenders fault that the home has gone into a foreclosure. The Lender is not in business to own homes. Additionally, it is not the Lenders fault because you might be in a wrong loan program for your needs. Your loan program is determined by you and your Loan Officer / Loan Originator. The foreclosure process is expensive and could range from $30,000 - $40,000. Freddie Mac claims that the foreclosure process costs $60,000.

Homeowners know when they have financial problems. The minute this becomes an issue it is important to create a plan to financially manage all creditors and understand that monthly payments are weighted differently.

Don't wait until your home falls into a foreclosure status to do something !!!

Here in Texas, the Homeowner needs to understand what the Homestead Rights means and how it applies to them. If a Homeowner understood how the Homestead Rights worked they would understand how their monthly payments should be allocated to their creditors with respect to how they are weighted....Meaning, the Homeowner needs to contact all their creditors to adjust their monthly payments to allow the Homeowner to pay the mortgage first. The mortgage needs to be paid first.

Texas Homestead Rights can easily be found on the web.... The following is one resource...

There are Credit Counseling Services in almost all communities....Take the time and set up an appointment a Credit Counselor.... The Homeowner needs to call their Lender to let them know that they are currently having financial problems. Ask your Lender what your alternatives are..... Do not call a Loan Originator. The Loan Originator might be able to help or the Loan Originator will try and sell you another loan... Go to your Lender. There is a difference between the two.

There are so many potential Buyers out there that will not even try to buy a home today because of what they hear and read... All I hear over and over again from potential Buyers..... "it's not a good time."

Is it not a good time because of what you know or what you've heard or what you've read?

Everyone has a different situation....Don't let the Fear Factor get in your way....

It only takes about 10 - 15 minutes to get a pre-approval Letter

Believe me, it's a painless process

Interest rates are still pretty low....Simply take ten minutes out of your day and call a mortgage company or lender and get pre-approved....You won't know unless you try. Your Loan Officer will be happy to go over all your alternatives to structuring a good loan program to fit your needs.

Home Sellers want to sell their homes. It is possible to negotiate the best possible terms to satisfy all parties involved....The Real Estate professionals have to work together as a team to make it work for everyone.

The reason I say that all the Real Estate Professionals need to work as a team is because the Loan Officer and Real Estate Agent need to strategically structure the best terms for the Buyer to make it work. Real Estate Agents need to understand the underwriting guidelines for the specific loan program that the Buyer was approved for....example...What is the % of the allowable Seller Contribution and how can it be applied in the transaction? Can it be applied towards closing costs ? Can it be applied towards buying down the rate ? Can it be applied towards required reserves? Can it be applied towards the downpayment? There are special programs for Buyers...ask the Loan Officer if these programs apply to you.

I worked with a First Time Homebuyer one time that informed his Loan Officer not to talk to any Real Estate Agents...I asked his Loan Officer why...The Buyer was paranoid about his finances and thought the Real Estate Agents would find out... I already knew he was a strong Buyer because he was putting down 20% and voluntarily told me his FICO score.

Buyer's Please Note: The Real Estate Agent does not have access to your private financial information. We only go by what the pre-approval letter states. Real Estate Agents need to work with your Loan Officer to understand what the underwriting guidelines are for your specific loan program in order to structure the best possible terms on your behalf... That is it.

Sellers Please Note: The Seller does not have to reduce the list price to accommodate the Seller's Contribution. If the home appraises with an increased value, then it can work... The Seller has to agree to increase the list price to accommodate for the contribution.

Ugly Exterior Paint Colors impact Property Values....

Last night on the news there was a story about ugly painted homes in the Farmers Branch area and how homeowners are upset with some of the paint choices their neighbors have chosen for their homes...Some homeowners feel that it has an impact on their property value....

Nonconforming homes do have an impact on property values.

Some folks in that area expressed the fact that they feel it is culturally motivated attack...It's not culturally motivated. It's not a cultural issue.....I have been in neighborhoods all over... bad taste is bad taste.

Ugly is ugly..... If homes are nonconforming because they are painted with bold extreme ugly paint colors, that do not conform with the rest of the homes in the subdivision.... that will have an impact on the property values in that neighborhood.

HOA's are set up to establish limitations and guidelines for the Homeowners in order to maintain property values in their specific subdivisions. Unfortunately, when homeowners live in neighborhoods without HOA's it's basically up for grabs...

I am always out and about town....I have blogged about a couple local businesses in my area and the Business Owners are so thrilled !! They want to know what they can do for me !! I do it because it's fun and not looking to make anything out of it...

I wrote a blog on fudge that I absolutely love. I pick up a little piece of fudge from a cute little bakery in Roanoke, Texas everytime I have my hair done. It's a special treat that I do when I want to cheat on my diet.....The next time I was having my hair done the owner of the fudge place came running into the Hair Salon to thank me for writing about her business !! Her business has picked up !! Her fudge is to die for !!

I just wrote a blog on my Boot Camp class and the instructor, Chuck Jordan. He was so thankful !! Chuck is awesome, good hearted and makes working out fun....I just wanted to let the community know what my experience has been while in his class....I really lost 10 pounds in one week. His diet and exercise program really works.

Blogging about your community helps the Real Estate Market in your area. You are essentially selling your community.

The moral of the story....When you make other folks look good and feel good, they want to return the favor...It's a great opportunity to give them a bunch of your business cards.

Homeowners are selling their homes and hanging onto their mineral rights. If you're lucky you can find a property that includes the mineral rights....

Here is a twist to Buying a property here in North Texas.... The Mineral Rights can help the Seller sell his/her property....If the Seller has the mineral rights, the Buyer can and should negotiate a % of the rights/royalties to go to the Buyer during the negotiation process ... Remember, everything is negotiable....Don't let the MLS listing report that states no mineral rights drag you down....Be creative !!

I have always exercised but never achieved the results that I really wanted...So my good friend suggested this outdoors Boot Camp....It's been awesome !!

Chuck has a very aggressive program in place. We work-out hard and he has a specific diet plan that we follow. He is also our individual personal trainer. Every year our neighborhood has a Halloween Tradition....It's fun and we see how far it will travel.

I prepare goodie bags filled with Halloween treats and the "Boo'd"poem. I send my children out to pick a couple neighbors. They leave the goodie bags on the front door, ring the bell and run..... Then those neighbors are suppose to follow the directions in the poem.... My children love this !!

The cute part is that a little girl down the street asked my daughter when she was going to start the treat bags this year....Shhhhhh, it's suppose to be a secret.

I have included the "Boo'd" poem and instructions for you in case you want to join in the Spirit of Halloween !!

A friendly ghost has come your way

Eliminate Little Rodents from your Attic and Yard...

When I lived in Illinois, a good friend of mine had a family of Raccons living in her attic. They were able to get into the home through a vent located on the exterior of the house.... Eventually her livingroom ceiling caved in from all their fecal matter.....I never forgot this, so whenever I hear a noise in my attic it freaks me out...

I had Raccoons living under my wooden deck. I had Coyotes regularly visiting my backyard. To rid the little critters I installed motion lights all around my house to scare them off. The motion lights are great for security to scare off any unwanted guests...

Here in Texas we don't have basements. We do have a lot of attic space for storage ...Every once in awhile I can hear little weird sounds in the attic. My Exterminator has checked the attic several times and said that we might have a bird up there even though he couldn't actually see anything...

The other day I saw a mouse run across my patio !! So now I'm paranoid...

For the past year I have been collecting socks...Yes Socks....They are all the socks without a matching sock. So far I have a full laundry basket full. I feel that if I throw them away it's a huge waste. So I have come up with a plan !!

I'm going to make a bunch of stink bombs with my unwanted socks !! Years ago I read that if you have rodents in your attic, take a Tube Sock and fill it with a filler (like more socks) dip the Tube sock in Ammonia and launch the socks around your attic.... it will deter critters from living in your attic.

Granny's Cupboard located at 110 North Oak Street, Roanoke, Texas (telephone number 817-490-0994) has wonderful homemade Candy, Pies and Desserts. Now that strawberries are in season, Granny's Cupboard makes the best Strawberry Shortcake !!

I was just visiting Roanoke and stopped by Granny's to try her homemade Chocolate fudge and her homemade Smore fudge... The fudge is absolutely awesome !!

A Warning About Cleaning Services

When hiring a Cleaning Service to clean your home or office it's important that they use your vacuum(s), mop(s) and cleaning rags.

If a Cleaning Service uses their vacuum in your home just after they were in a home with a bug infestation like fleas, they can infest your home. (This information came from my Exterminator.)

Mops and rags pick up dirt and germs.

To be safe, I have my Service use my vacuums, mops and rags. Once they are finished I disinfect the mop and rags in bleach.

Mailing Lists and Identity Theft Warning

I was just at a local Discount Shoe store with my kids. I was in the process of checking out and the Cashier zoned in on my credit card .... When I handed her my card she looked at the back of it ...The back of the card not only has my signature but it has the little security code that is required when ordering items online.... She then asked me if I wanted to be on the "Preferred Customer Mailing List."

My first instinct is,

Wow, I am a Preferred Customer...

How special is that....

My answer to her question was no.

I have found that a lot of stores are doing the Mailing Lists. Just be aware that when you pay with a credit card and fill out a form with your personal information on it that cashier can easily match your credit card with your personal information.... If they have the security code on the back of the card they can now purchase items very easily online.

For all I know that Clerk could have easily bought thousands of dollars worth of items on Google using my information by the time I made it home.

If you want to be on the mailing list then take the Mailing List form home, fill it out and mail it in or drop it off at a later time when you're not using the credit card.
