Mesquite, NV real estate opportunities abound, and history provides us with invaluable lessons each day of our busy lives that.
Reflecting on one such day in grade school many years ago, our teacher asked us to keep quiet, to close our eyes, and to raise our hand when we believed that 1 minute had passed. Being obedient adolescents, we did as we were told, and the minute passed quietly and uneventfully. But the full impact of that minute of silence was not revealed until afterward. The teacher let it be known that "the minute could never be relived - whatever happened during that minute was gone forever.
"Never" and "forever" are powerful words, especially to 10 year olds, and their significance could not be greater than in today's real estate market. Today, opportunities abound. While changes may flow through the system slowly, we can be assured that the opportunities that exist in this market will not last forever. In time, today's opportunities will be gone forever.
Opportunities are often lost by deliberating. We look for more information in hopes of making decisions based upon perfect and complete information. But such information does not exist. By deliberating, by procrastinating, by waiting for more information, we lose our opportunities. But they are not lost to all, for someone will inevitably step up to the plate to take advantage of the opportunities we miss.
Today there are 68 active condominium listings with prices starting near $52,000. One development, Rock Springs, was once an investor haven, and condos priced under $120,000 were purchased immediately. Today, there is one foreclosure condo offered for under $100,000.
Townhomes tell a similar story. With 94 units available, prices start at under $130,000 - nearly 30% below the peak of the market. And gorgeous townhomes on the golf course with spectacular views and over 2000 sq ft are priced at $350,000 or less.
Excellent buying opportunities for single family homes can also be found among the 186 active MLS listings. A few years ago, $200,000 was the bottom line for even the smallest of homes. Today, 10% of the market is priced under $200,000, and great deals are not limited to just lower valued properties. Tremendous opportunities exist for up-scale, quality, highly desirable Palmer Golf Course homes - homes and home sites that cannot be duplicated anywhere in Mesquite.
Evidence continues to suggest that we are at (or very near) the bottom of the market. While the recovery may be slow, there appears to be no doubt that it is underway. The only uncertainty is "who will reap the benefits of today's opportunities?"
