Rockingham County is "Reinventing" itself with the Horse Park of the South.  After attending a county council meeting yesterday I was pleased to hear Tom Robinson the county manager speak so positively about the Horse Park.  Tom asked how the county was going to address the problem that most municipalities have in today's market place.  How are they going to replace the manufacturing jobs, or the jobs from the once thriving tobacco farming and processing business.  Tom stated that Rockingham county needed to "Reinvent themselves" in order to bring prosperity back to the area.  So here is the site plan for their reinvention:

Of course most of the commissioners were asking questions about revenues and tax bases.  It has been a long hard road to get here and be at the point of breaking ground but it is going to be very much worth it.  As you can see it is not going to be a small project and it will be top of the line.

Of course the fact that I have several farms available for sale and other "pocket listings" of farms or just land for all the equestrian buyers already looking has a little to do with my driving interest and participation.

Homeowners beware if you think you are free and clear after a foreclosure!  New precedents are being set everywhere.  In Coral Gables, Florida a homeowner thought he had put the worse behind him two years ago after the foreclosure.  Recently in Miami Dade County court a judge gave permission to pursue him for over $40,000 from the difference in the sale price and the mortgage payoff.  Others are also finding out the hard way to be very careful and to hire a competent attorney and broker.  If you pursue a short sale be careful also.  Be very aware of what you are signing!

What we are discovering is that when the mortgage crisis began the banks were overwhelmed with all the foreclosures.  Well guess what folks they are catching up.  So as the banks get up to speed  they are turning their attention to Recoveries.  The Recovery business is booming.  Collection companies are going to be growing to handle the work load.  

An experienced short sale specialist is there to help you navigate the procedure.  They are also there to protect you and make sure you are aware of the pitfalls and the ways to help you.

In some states such as Florida courts are giving mortgage holders as long as five years to seek a deficiency judgment.  Then if they are granted that they have up to 20 years to collect.  Meanwhile some states such as Arizona and California prohibit collection efforts on primary residences after foreclosure.

THE FED HOLDS DOWN THE RATE WOOHOO!  OK we still have time.  Of course on the other side of the federal government fence HUD seems to be working against us.  Four changes to FHA/HUD guidelines just for the real estate market.  The temporary repeal of the 90 day flip rule is a blessing to those investors out there looking for somewhere to invest their money in a safe investment.  Meanwhile the other three are anything but a blessing especially to first time home buyers. 

So are you out there speaking to your buyers?  As a good agent are you keeping your buyers abreast of all of the changes coming that will affect them directly.  In an earlier blog I wrote about the FHA guidelines.  I took that exact blog, copy, pasted it into emails and sent them directly to my buyers that are presently active.  I do not ever want any person that I am working for ever to be caught by surprise by a market trend, or other outside influence that could possibly directly affect them.

Tuesday January 26th a committee made up of Summerfield, North Carolina residents and town employees had a open meeting to get input on several issues.  Some of those issues were; the level and location of commercial development, the impacts of I-73 and the widening of U.S. Hwy 220.  They had over 600 comments recorded and given on the plans. 

 

I believe Summerfield though a relatively young community seems to be on the right track and unlike many municipalities are thinking ahead and getting the actual residents of the town involved in the process with real "TRANSPARENCY".

The new FedEx Runway is now operational in Greensboro, North Carolina.  This is a long awaited $150 million project that while it is a the end of a long-term expansion project at PTI (Piedmont Triad International).  Most of this project has been paid for with government grants as well as money from the airport.  This project was undertaken to accommodate the new 165 acre eight building FedEx hub that opened last June. 

Now the real attention is how much noise is going to be in the new "noise cone" just click on noise cone and you can see a map of the proposed affected area.  I cannot tell you how many times we have to consult with our buyers about homes and their possible location in reference to our noise cone.  I have had of course several buyers that said oh we don't mind and then I remind them that they maybe OK with that but, whomever they sell it to has to have the same sensibilities.

Well it is offical now HUD has announced that end of April the upfront mortgage insurance premium paid by the buyers at closing is changing from 1.75% to 2.25%.  Now the other two changes are due to be put into place by "early summer".  Here is the link to the HUD press release.

 

Sound the Lending Alarm The FHA is restricting it's lending with new rules!  I just read a news release that should wake up any first time home buyers sitting on the fence.  The new FHA guidelines are obviously being set to restrict the lending by making it more expensive.  So soon beware we are going to lose a useful tool in the FHA.

The upfront mortgage insurance premium paid by buyers at closing would go from 1.75% to 2.25% so for example if someone is looking at a buying a home for $125,000 then presently their premium would be $2187.50 soon it will be $2812.50 a difference of $625.00.  So someone needs to WAKE UP!

Wake up and take notice! 

Then if the borrowers have a credit score in the lower range of the their minimum standards of 580 score then instead of the standard 3.5% downpayment minimum that will change to 10%.  So if the preceding difference did not kill the deal how about a difference between the present downpayment of $4,375 or the soon to be requirement of $12,500!  So are we burying our first time homebuyers!!??

                                          Is this the end??

The next change would be a killer to new home construction since the allowable seller concession (cash back to the buyer for closing cost) will be reduced from the present 6% to a future 3%!  Or in better terms you could now get up to $7,500 whereas soon that will be only $3750

So we are talking about the difference to the buyer/borrower of $12,000 adding up the $625 (from mortgage insurance premium), $8125 (difference in minimum downpayment), and $3750 (allowable cash back from the seller).

So I hope all the buyer's agents out there are advising their buyers of the upcoming changes.  This should be a material fact to any buyer or buyer's agent presently looking at possibly looking at buying and using an FHA loan.
