The USDA Rural Development Programs for 100% financingis still available and one of the few ways to not have to pay alot to get into a home. So if you partner the USDA program with the Home Buyer's tax credit now you can get paid to buy a home.
Below you will see the mapping tool the the USDA has on their website to help determine the eligibility of the home in question. You can pull up the address of the home and check and see if it falls within the areas set out by the United States Department of Agriculture Development Program. So for those First Time Home Buyers there still is a way to get in a home as long as you are willing to live in a rural area.
While you can see every state some of course have more areas available for the program then others. The nice thing about the Triad here in North Carolina you can have both and not be far away from either.

The Home Buyer's Tax Credit Extension is almost there the bill H.R. 3548 Worker, Homeownership, and Business Assistance Act of 2009 has been passed by Congress and now the Senate. We are just now waiting on a stroke of the pen from the White House.
Now some of the changes are still being filtered out but it does seem on first read that the First Time Home Buyer is not the only people that will benefit. Now other home buyers can benefit.
Now the deadlineshave been changed from December 1, 2009 to May 1, 2010. Another twist seems to be that they have also added even more time by saying that if a taxpayer enters into a binding contract before May 1, 2010 to close by July 1, 2010. So the homebuyers may even get a little extra time.
Now the home buyers that have previously owned their own home the amounts have been changed from $8,000 to $6,500 and from the bottom of $4,000 to $3,250.
The income limitations are being changed from 75,000 ( 150,000 to 125,000 ( 225,000. So even the middle to upper middle class can take advantage of the tax credit.
The cap on the purchase price is now at $800,000. So that should open up quite a few doors.
Some more little known facts are that individuals on Qualified Official Extended Duty Outside the UnitedStates for at least 90 days after December 31, 2008 actually will have another full year and instead of the May 1, 2010 and July 1, 2010 deadlines they will have until May 1, 2011 and July 1, 2011.

Greensboro, North Carolina's Urban Loop Mapping Tool is online to help those home buyers out there looking to buy in and around Greensboro and determine they are not too close to the new Urban loop. As with most larger metro areas Greensboro is building an Urban Loop. Now we all know that is a considerable material fact. If your home is close to where a major highway is coming through the value of that home is going to be affected. So as you are out looking for a new home use this online tool to check the address and see how close your prospective new home is to the new urban loop.
You simply enter the address you are questioning and the GIS viewer will take you to that location and show how close it is to the new Urban Loops route around Greensboro. Now half the loop is completed around mostly the southern end of Greensboro. Make sure all your listings are on GOOGLEMAPS! I was lucky enough to catch Missy Caulksblog on the newest feature for real estate. I knew this was coming but missed the grand opening. Well, of course there are still obviously bugs to be worked out between Google and the sites that are syndicating to it. Of course many of us will have multiple sites feeding to Google but, I suggest going and making sure all of your listings are at least on the map once. Being with Coldwell Banker our national site is feeding to Google but, Listhub is back filling along with Postlets.com.
Now all the listings are obviously still it seems uploading. I have some listings with pictures and some with maybe just two of the syndicated sites feeding the listing.
So I would rush right out and make sure you listings are all being represented. By the way Postlets.com is working to resolve the issue with the pictures on some of my listings. I am sure it is just a time issue of uploading all of that data.
So rush right out and check those listings to make sure we are all covered. I am going to be sending out links to my clients just so they know that they are on public Google.

As with most search engines and listings sites you need to freshen those listings as often as possible and rise to the top. Now what some agents do not realize you can freshen up your listing with more then just new pictures. Although I will admit that pictures are one of the best ways to accomplish this task. For example take advantage of color whenever possible. So if it is spring get those flowers blooming. Or in the case of our present season I waited until the peak of color from the leaves changing.
So as you can see quite the dramatic change. Now granted I did not take into account the spring picture. You can see though the drastic change and that with a little different view and all the color it does not even look like the same listing.
Now back to the reasons for freshening the listing. Now even though there is the obvious reason every time you change your listings and update them that will have them rise back up to the top of many searches simply because they have new information. That is the same reason for constantly updating you websites. The more activity these posts and sites get the more google juice you will earn.
So just changing your description of the property itself will also help. Simply rewording and coming up with a fresh look at the property will also "update the information". That is your main goal you need to change them in order to rise up. I definitely am an advocate of the changing some of the photo's though for the most impact. As we all know most buyers are very visual in their search. They want to see pictures and lots of them. You always need to max out the photo's available to you for your listings. Some sites may only allow nine while others may allow eighteen. So make sure you take plenty. Now for many listings I do use a professional photographer. Now I do not always have him go back out to freshen a picture unless it is a high end listing. Even though I may not have the photographer go out I will go out myself and take the pictures. For example the first picture from the first of this year was taken by my photographer I took the second picture.
So just remember to keep everything fresh and stay on that listing!
