Greensboro, NC home Sales JUMP by 70%. According to the Triad area MLS the sale of existing single-family homes went up by 70%. A total of 515 homes were sold in November in Greensboro, NC. In 2008 the same month only 303 homes were sold. The average price of those homes also went up slightly from Octobers average of $149,582 to $150,135. The biggest rise was from November 2008 average of $128,269 to this years average of $150,135.

I do know that personally my first time home buyers did step up to the plate and either bought a home or tried to. I did have two home buyers get cut off by the FHA raising their guidelines. I am concerned now that I have heard that the FHA is also going to raise the buyer contribution to 5% instead of the 3.5% that is now the limit.

Mortgage applications jump as the rate has a hiccup

USA TODAY is reporting that Mortgage applications jump as the rate tics upward also. So while all those present homeowners are out there still being smart and refinancing their homes at record low interest rates what are you doing about buying either your first home or your next one? Now I am not an advocate of panic buying. I also do not ever want any of my buyers to buy a home they either a cannot afford or are not ready to own.

I do not know about you but my crystal ball on interest rates has been broken for a long time. Ever since this summer actually since I never believed that the interest rates would be able to stay down below 5% for so very long. I mean I remember buying my first home many years ago and I was happy to have the 12% interest rate I had.

It seems that some people are worried that the rates will not stay down since the number of applications have jumped 8.5% this week alone. Of course many of these are not new home loans but refinanced loan applications. Since 74% of all the applications were for refinanced loans I would say that by the time this is finished there should not be that many old loans with high rates out there. While the rise in rates was not much the rise from 4.79% to 4.88% must have alarmed someone.

So make sure your buyers are aware of the market and what affects it.

How To Use ScribeFire to Enhance Your ActiveRain Blog Posts

Scribefire.com is a great 3rd party add-on to the Mozilla Firefox Browser. Lately, the emails and calls have been coming in about how to setup AR Blogs, get API's, and how to use Scribefire with ActiveRain Blog posts. First off, the reason I mention Scribefire is that it is one of the few third party apps I have found that works well and doesn't conflict with the AR Network HTML format.

Really Important

Some members on AR use MS Word, Publisher, Front Page and other sources which often times (but not always) has hidden HTML codes, tables, and formatting that is incompatible with ActiveRain. You've seen them, you know the ones, these are the posts that show funky looking codes, push the sidebar half way down the page, and make Blogs look like "you know what" when they load on your computer screen.

Why Use Scribefire?

Though the AR Blog Post editor may seem somewhat simplified and to some, a bit archaic, it still does a great job for creating great text content, adding images, photos and links, and producing search engine friendly creations. However there are many who want to customize and create larger fonts, add color to their fonts, use a different style of font etc. This is where Scribefire does a great job and works well with AR.

THE MAIN REASON FOR POSTING THIS

Where most of our members get hung up is when downloading Scribefire as their Firefox add-on. Somewhere in the process, Scribefire asks for your Blog URL, API, and other information that IS NOT NECESSARY to begin using the Scribefire tools on ActiveRain. The requested and "perceived as required" information is ONLY for use on Blogging Platforms where you plan to use ScribeFire as the total replacement tool for creating your Blog posts. IE: Wordpress, Blogger, Self-Hosted Blogs etc. NOT ON ACTIVERAIN.

Here's the Scoop on How It Works

Go to Scribefire.com, download it and add to your Firefox Browser. BYPASS all the additional questions and other stuff they want you to enter. (unless you are using scribefire on another blogging platform) To begin using the Scribefire tools and options, just press the "hotkeys" FUNCTION + F8 while in the edit mode of a Blog post, and the Scribefire Window (shown below) will open up in the lower section of your computer screen. Now you will have two areas to work in, your AR Blog post, and the Scribefire editing window.

Create your text, change your font color, select a larger sized font, use a variety of different style fonts, have a field day, and when you're done, just highlight the section you've created in the Scribefire window, copy it (CTRL+C) and then paste it into your AR Blog post body (CTRL+V) You can do this using the ActiveRain WYSIWYG tab. Save your post in "draft" mode to be sure everything looks just as you want it, then make the necessary changes you want before making your post public.

DISCLAIMER.. I mean Warning.. NO... A QUICK TIP!

One thing to be careful of is that you don't go CRAZY with Font Colors and sizes. Sometimes the colored fonts and multiple sized text can make your Blog Post hard to read and unpleasing to the eye. Yellow font colors are difficult to read, Big Fonts can take away from the message in the little fonts, and multi-colored Blog post (for some) can and will cause nausea. (IMO)

SUMMARY and PURPOSE

The Scribefire add-on tools will allow you to enhance your AR Blog posts to your liking, give you a bit more versatility, and keep the AR network and your Blog clean of those Hidden and incompatible HTML codes. Many of these outside third party apps can and will make Blogs on AR look like "you know what" and frustrate AR members beyond your wildest imagination. I'm not kidding, you should see and hear some of the emails and calls I get. lol~ NOT!! :-)

Scribefire
For my next trick, we'll look at how to insert iFrames and tables into your Blog post without completely blowing out your Blog. This is one of the more common errors I see on ActiveRain by members that not only affects your AR Blog, but does even worse things to your Localism and Outside Blogs.

Horse Park raising Property Values already in North Carolina! The aerial view of the future site for new The Horse Park Of The South shows the size of the future equestrian center. The county has 155 acres for the site to include 120 acres for the Horse Park itself. The front 35 acres of the center will be for commercial development.

There will be one very large indoor show arena, another covered schooling/show ring, 400 permanent stalls with the capabilities to add another 300 for large events. Of course not to mention all the shops, equine art stores, tack shops, administrative offices, banquet facilities and all maintenance facilities.

Now the best part is that I have a number of small and large farms and other properties in the area. Of those some of the "pocket listings" are now changing their prices upward. I have seen a parcel of land sell for $3000 an acre (30 acre parcel) and another across the street (same owner) go up to over $7,500 an acre. I have a 30 acre farm, an 89 acre equestrian estate, and a smaller property with just about two acres. Now I have two farms I am getting ready to list one is 155 acres and 126 acres. I do have two "pocket listings" that are a 50 acre farm and another is 46 acres of farm land with two spring fed ponds on it.

So if you are working with any equestrian clients that are looking in the area I would pay a handsome referral. I also know the area very well since I have showed almost all the equestrian properties and all suitable land tracts with my other buyers. Now some have chosen their properties others are waiting to sell another equestrian property somewhere else. So for horse properties near the newest premier equestrian center on the east coast just give me a call or drop me a line.

Fed Scaling Back Bond Buys..this affects Interest Rates!

Thomas has given us an excellent look at our future with the course the present government has us on. The Fed's spending on buying up the Mortgage Backed Securities is a very large expensive bandaid on a wound that does not seem to be getting better. We do not seem to be addressing the core problems and throwing money at it is not a solution. I mean what is to happen when China says no to future loans and we still have the same problem??!!

Via Thomas Ray (R.E. eBroker Santa Monica/LA/Marina/Culver City):

Last week (11/13) the Federal Reserve stepped in with more buying of Mortgage Backed Securities (MBS), helping Bond prices recover from news of a weak Treasury Auction. Overall, home loan rates bounced around last week and ended the week very slightly improved.

But that said, we can't "push our luck" and think the Fed will continue to step in and help support home loan rates...we have to remember that the Fed is actually winding down exactly this type of buying support.

The Federal Reserve's purchases of MBS peaked at an average of $25 Billion per week back in May - and they are getting closer every day to being done spending their allotment of $1.25 Trillion. Since they announced that their remaining purchases would be rationed out until the end of March 2010 - but that they wouldn't be making any additional purchases beyond the original commitment - the average purchases per week have been moving lower, down to $14 Billion per week so far in November.

Why is this important? Because home loan rates are based on MBS - so when the Fed agreed to be a big buyer, it helped provide a market and helped keep MBS prices high and home loan rates low. So as the Fed's program wraps up and eventually stops, home loan rates are quite likely to be on the rise. So while rates are still very good, they may not be for long. Let's be sure to talk if you haven't yet explored how the current rate environment might benefit you or someone you know.

More employment news arrived, and it is interesting to hear the media and other experts proclaim it to be "all good news". Initial (or First Time) Jobless Claims came in at the lowest reading in 10 months and Continuing Unemployment Claims also fell lower as well - and at first blush, this seems to be very good news. But looking closer, we see that the lower Continuing Claims number was probably the result of unemployment benefits expiring before people could find work - rather than people dropping off of benefits because they found a job. Now that unemployment benefits have been extended by new legislation, we should get a more accurate look at how many people are actually unemployed.

The USDA Rural Development Programs for 100% financingis still available and one of the few ways to not have to pay alot to get into a home. So if you partner the USDA program with the Home Buyer's tax credit now you can get paid to buy a home.

Below you will see the mapping tool the the USDA has on their website to help determine the eligibility of the home in question. You can pull up the address of the home and check and see if it falls within the areas set out by the United States Department of Agriculture Development Program. So for those First Time Home Buyers there still is a way to get in a home as long as you are willing to live in a rural area.

While you can see every state some of course have more areas available for the program then others. The nice thing about the Triad here in North Carolina you can have both and not be far away from either.

The Home Buyer's Tax Credit Extension is almost there

The Home Buyer's Tax Credit Extension is almost there the bill H.R. 3548 Worker, Homeownership, and Business Assistance Act of 2009 has been passed by Congress and now the Senate. We are just now waiting on a stroke of the pen from the White House.

Now some of the changes are still being filtered out but it does seem on first read that the First Time Home Buyer is not the only people that will benefit. Now other home buyers can benefit.

Now the deadlineshave been changed from December 1, 2009 to May 1, 2010. Another twist seems to be that they have also added even more time by saying that if a taxpayer enters into a binding contract before May 1, 2010 to close by July 1, 2010. So the homebuyers may even get a little extra time.

Now the home buyers that have previously owned their own home the amounts have been changed from $8,000 to $6,500 and from the bottom of $4,000 to $3,250.

The income limitations are being changed from 75,000 ( 150,000 to 125,000 ( 225,000. So even the middle to upper middle class can take advantage of the tax credit.

The cap on the purchase price is now at $800,000. So that should open up quite a few doors.

Some more little known facts are that individuals on Qualified Official Extended Duty Outside the United States for at least 90 days after December 31, 2008 actually will have another full year and instead of the May 1, 2010 and July 1, 2010 deadlines they will have until May 1, 2011 and July 1, 2011.

Make sure all your listings are on GOOGLE MAPS! I was lucky enough to catch Missy Caulksblog on the newest feature for real estate. I knew this was coming but missed the grand opening. Well, of course there are still obviously bugs to be worked out between Google and the sites that are syndicating to it. Of course many of us will have multiple sites feeding to Google but, I suggest going and making sure all of your listings are at least on the map once. Being with Coldwell Banker our national site is feeding to Google but, Listhub is back filling along with Postlets.com.

Now all the listings are obviously still it seems uploading. I have some listings with pictures and some with maybe just two of the syndicated sites feeding the listing.

So I would rush right out and make sure you listings are all being represented. By the way Postlets.com is working to resolve the issue with the pictures on some of my listings. I am sure it is just a time issue of uploading all of that data.

So rush right out and check those listings to make sure we are all covered. I am going to be sending out links to my clients just so they know that they are on public Google.

Freshen Those Listings as Often as Possible and rise to the top!

As with most search engines and listings sites you need to freshen those listings as often as possible and rise to the top. Now what some agents do not realize you can freshen up your listing with more then just new pictures. Although I will admit that pictures are one of the best ways to accomplish this task. For example take advantage of color whenever possible. So if it is spring get those flowers blooming. Or in the case of our present season I waited until the peak of color from the leaves changing.

So as you can see quite the dramatic change. Now granted I did not take into account the spring picture. You can see though the drastic change and that with a little different view and all the color it does not even look like the same listing.

Now back to the reasons for freshening the listing. Now even though there is the obvious reason every time you change your listings and update them that will have them rise back up to the top of many searches simply because they have new information. That is the same reason for constantly updating you websites. The more activity these posts and sites get the more google juice you will earn.

So just changing your description of the property itself will also help. Simply rewording and coming up with a fresh look at the property will also "update the information". That is your main goal you need to change them in order to rise up. I definitely am an advocate of the changing some of the photo's though for the most impact. As we all know most buyers are very visual in their search. They want to see pictures and lots of them. You always need to max out the photo's available to you for your listings. Some sites may only allow nine while others may allow eighteen. So make sure you take plenty. Now for many listings I do use a professional photographer. Now I do not always have him go back out to freshen a picture unless it is a high end listing. Even though I may not have the photographer go out I will go out myself and take the pictures. For example the first picture from the first of this year was taken by my photographer I took the second picture.

So just remember to keep everything fresh and stay on that listing!

In Buying or selling a home Negotiating is work and knowledge is the key to a successful strategy. How much homework and research you do is going to directly translate into how well you do. I am still amazed at agents that simply walk in to a home and then call to ask "Well I know the list price is $XXX but how much will they really take?" Are you for real? The sad part is that there are agents out there that will throw their clients under the bus to get a deal.

My home sellingclients and I always start out the process by discussing strategy for the negotiations that will be coming once we start getting offers. We do our homework and spend time working on the calculator to see where their bottom line is and preparing them to walk away if someone does not come up to that dollar amount. We also need to be aware of everything about the home and what they may ask for. Take a good detailed look around the home (maybe even pay for a home inspection) you can spot small things that will need repairs and head off any complaints or repair requests. The hardest thing to do is to try and take the "personal factor" out of the transaction. If the sellers can remove themselves from the transaction and not take any criticism of their home personal they will be able to negotiate and close the deal much easier. Now none of this addresses all the issues to do with marketing and exposure of the home that is up to the Realtor after all that will be a whole other blog.

In home buyingit is the same basic plan. I do my homework in order to discover what the seller's break even point is going to be. A simple search of the register of deeds site to see what mortgages they have on the home. Then to do a little reverse magic to see what their approximate payoff is. Then of course you have to add in commissions, taxes, and deed prep fees. Now we know about what their absolute bottom line is to walk away without paying. Of course not all sellers are desperate to get out of their home and onto the next. Noticing somethings in the home help. The most obvious is the home vacant? So are they now carrying two mortgages? Coaching is a big part of this we must condition our buyers to also be ready to walk away from a home in case the sellers are not willing to come down to our price. I always try to keep my clients from becoming "house rich and cash poor". While I do like return clientele I do not want to have to come back a short time later and help them with a Short Sale.

Many of these points help but just paying attention to details around the home and also listening closely to the other side can sometime tell you volumes of the parties on the other side of the negotiating table.

Buyer's Update for Greensboro, North Carolina and the Triad beware the market is heating up! As the time passes by on the way to the $8,000 First Time Home Buyer's Tax Credit deadline. All those buyers waiting on something better will lose out. Many people have forgotten about Thanksgiving. You know that wonderful day of football and turkey. The banks, lawyers, and county employees at the register of deeds office will be off work with us eating turkey. That on top of the fact that there are so many people jumping into the game that the lenders are asking for sometimes 45 days to close not the usual 30. I am telling all the first time home buyers I am working with that you need to be under contract in the next two weeks.

On another note the interest rates are at least holding around the 5% mark. They fluctuate on a daily basis and actually even hourly. So if you are working on buying a home please be speaking with or to a lender. Once you narrow down your choices you will want to lock in your interest rate.

Now those of you looking hard if you are keeping track of your "favorite" homes then you might start to notice that they are actually disappearing. They will no longer be available and are now either sold or under contract.

My listings are actually showing sometimes 3 to 4 times a day. So don't wait to long to jump in if you want to see one of these in front of the home you want;

The Print-Works Bistro at the Proximity Hotel in Greensboro, North Carolina is one of the newest and brightest stars in Greensboro's long list of great places to eat. Besides being a "Green" establishment and part of the "Greenest Hotel" in America The Proximity Hotel.

As you can see the wonderful setting for the Bistro with plenty of outdoor seating and windows on three sides to give excellent views. In a smoke free environment you can enjoy some of the best local organically grown foods and extraordinary flavors in Greensboro. Anywhere in the restaurant you are no more then 16 feet away from the seven foot tall windows that surround you.

Then as a Green establishment they also take advantage of all of the technology that is available whether it is the online reservation site to their Facebook page The Print-Works Bistro is one of THE places to be. Believe me I have had many a wonderful meal there sampling their take on the traditional and very modern versions of the classic European and American dishes. They even do an excellent job of catering. I have attended wedding receptions and other functions here and always been impressed with their level of service and quality of food.

I will leave you with their latest post on Facebook of some of their newest menu takes on a traditional favorite Mac n Cheese; they have definitely improved it by including Black Forest ham, Mornay sauce and shallots! Bon Appetit!
