      <title>Do you Charge for your Services?</title>
      <description>&lt;p&gt;I had a caller today that wants to sell their home and doesnt have much time to act.&amp;nbsp; They have a balloon payment due in May of $16,500 and they have no money.&amp;nbsp; I was somewhat dismayed when I asked if they wanted to list their home with me, She said no.&amp;nbsp; They are trying to FSBO it.&amp;nbsp; I then asked what they are going to do when they sell and where they are wanting to move to.&amp;nbsp; She said they have&amp;nbsp;&amp;quot;A Guy&amp;quot; that charges $85 to help them find a home to buy...UNBELIEVABLE!&amp;nbsp; What a scam.&amp;nbsp; I told her it costs her nothing for me to represent her as the Buyer&amp;#39;s Agent.       <title>What's with the &quot;IMPROVED&quot;?</title>

      <title>Making Money in Real Estate</title>
      <description>&lt;p&gt;I am a newly licensed REALTOR(R).&amp;nbsp; I work and live in the Kansas City Metropolitan Area.&amp;nbsp; Prior to getting involved in Real Estate I spent 20 years in Commercial General Contracting as a Project Manager.&amp;nbsp; KC has not been without it&amp;#39;s share of up and down swings in the Real Estate market, which through the years as a Project Manager I have experienced multiple hard times and a few good times.&lt;/p&gt;&lt;p&gt;As a REALTOR(R) and Investor, I find that there are many ways to earn a living.&amp;nbsp; It seems that the current market conditions is kind of like a double edged sword.&amp;nbsp; There are many opportunities to get great deals but buyers are having a harder time qualifying to purchase these gems.&amp;nbsp; Since&amp;nbsp;I sell SERVICE, the only way to make money is to provide a better SERVICE than the other 10,000 or so REALTORS(R) in my area.&amp;nbsp; This obviously will take time and persistence.&amp;nbsp; I love a challenge.&amp;nbsp; I have&amp;nbsp;a few ideas on how to keep the wolves away and keep food on the table while still marketing heavily for new leads for sellers and buyers.&lt;/p&gt;&lt;p&gt;1. Market expertise in construction to banks for Inspection Services on current construction loans.&lt;/p&gt;&lt;p&gt;2. Do some BPO work.&lt;/p&gt;&lt;p&gt;3.       <title>Lease/Purchase Option</title>

      <title>Desperate Sellers</title>
      <description>&lt;p&gt;Today I had a caller ask me if I would be interested in buying a house that had 4 lots with it in the inner city (Kansas City, KS) for $1000.&amp;nbsp; Naturally I perked up a bit.&amp;nbsp; She said that she is moving out of town and needed to sell it before she leaves next week.&amp;nbsp; Well...I drove to the property to have a look-see!&amp;nbsp; My God!...WoW!!!&amp;nbsp; This place was a small natural disaster.&amp;nbsp; The house was barely standing, the outside of the house alone needed about $15k-$20k and no telling what the inside needed.&amp;nbsp; The extra lots were overgrown with trees and underbrush.&amp;nbsp; It amazes me that the City is not coming down hard on this person to get the place cleaned up.&amp;nbsp; I know if I bought it, they would be on me immediately.&amp;nbsp; Anyway, I called her back and told her I wasn&amp;#39;t interested and she said she had another buyer who would pay $500.&amp;nbsp; She went on to say that this person is planning to actually live there.&amp;nbsp; I don&amp;#39;t even think any of the utility companies would turn on the services.&amp;nbsp; Anyway, whenever I get a call like this one, you know, the one&amp;#39;s that seem too good to be true...I always check them out, you never know when you might find a diamond in the rough.&amp;nbsp;&amp;nbsp; MAYBE NEXT TIME!&lt;/p&gt;&lt;p&gt;By the way, she bought the property sight-unseen at a tax sale, $1600.&lt;/p&gt;&lt;p&gt;Doug&lt;/p&gt;</description>

      <title>KC IMPROVED!</title>
      <description>&lt;p&gt;I can&amp;#39;t believe how many investors I have talked to in the last few weeks that are trying to unload thier cashflowing property in KC.&amp;nbsp; Most of them have ben having trouble selling and many are stuck in high interest construction loans unable to refinance out due to the recent tightening of lending guidelines.&amp;nbsp; About all I can say is that they need to figure out a way to suck it up and hold on for better times to come.&amp;nbsp; They stand to make a handsome profit later if they do.&amp;nbsp; I have been trying to buy up as many houses as I can in recent weeks.&amp;nbsp; There is a lot of low fruit hanging here in KC, if you know what I mean.&amp;nbsp; &lt;/p&gt;&lt;p&gt;On Saturday alone, I had 3 phone calls from sellers that are willing to give up thier deed if someone will just take over their payments.&amp;nbsp; What a business!&amp;nbsp; I&amp;#39;ve got out of state investors with KC investment properties that are looking for more to buy.&amp;nbsp; There&amp;#39;s more great deals here than I can physically go look at.&amp;nbsp; I can&amp;#39;t buy them all (although I&amp;#39;m gonna try).&lt;/p&gt;&lt;p&gt;Do you want to buy in KC?&lt;/p&gt;&lt;p&gt;Doug Voss&lt;/p&gt;&lt;p&gt;KC Improved HomeBuyers&lt;/p&gt;&lt;p&gt;Local Rehabber, Investor, Buyer, Seller, Realtor&lt;/p&gt;&lt;p&gt;Improving KC One House at a Time&lt;/p&gt;</description>

      <title>Private Money Sources</title>
      <description>&lt;p&gt;As our company grows, we find that our largest amount of time is spent looking for sources of money.&amp;nbsp; Private sources, we find, are much more desireable due to the minimal amount of hassle required to access the funds when needed.&amp;nbsp; Larger investment projects, especially the multi-family deals we are working on, require access to funds for various costs during the purchase process.&amp;nbsp; Further, if we are purchasing, rehabbing, multiple projects simultaneously, we need several sources of funds pretty much at our disposal.&amp;nbsp; Anyway, if anyone is reading this, and has sources for Private Money, I would be interested in hearing from you.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Thanks,&lt;/p&gt;&lt;p&gt;Doug&lt;/p&gt;</description>
