fannin: Price Is Right - Blue Ridge Mountains - 08/15/08 12:43 PM

The North Georgia Blue Ridge Mountain real estate market is primarily a second home, discretionary market.  This fact alone could cause mountain properties to take longer to sell than properties in primary markets because a buyer who already owns a home must choose to spend money to buy a second home in an uncertain economy.

The overall real estate market (consisting of Fannin, Gilmer, Towns and Union Counties) is being called stable by some local appraisors.  Have We Hit Bottom ?  Well, we won't really know until prices start going up.

One of the challenges currently facing Realtors in assisting home sellers … (16 comments)

fannin: North Georgia Blue Ridge Mountains Market Data (June) Edited - 07/18/08 08:41 PM
June market data for the following North Georgia Blue Ridge Mountain counties:
Fannin Gilmer Union Towns Overall, market conditons appear to be stabilizing.  Below are data tables that show the market correction which took place more dramatically between 2006 and 2007.  We experienced a pullback or slowing in volume sales, decrease in average sold price and in some cases, an increase in the number of days on the market. The sold price % to list price has been fairly stable in 2007 and 2008 for all four counties with Towns slipping only slightly.  You can see the market correction that took place in 2007 … (7 comments)

fannin: Use Reason and Logic to Buy Real Estate in the Current Economy Edited - 02/29/08 07:38 PM

Ignore the news and tune out the chatter "the sky is falling" is easier said than done.  If we are not in a recession, then we act like we are.  We have allowed fear to become the overiding factor causing many to do nothing when it comes to investing in real estate.  One should remember that real estate is a long term investment and has proven to be one of the best investments overall.  Of course, there should be some skepticism and caution given the current outlook of our economy, but skepticism and caution should be tempered with reason and logic and not become out … (30 comments)

Fannin county commissioners and local residents and business owners got together this week to discuss a number of issues relating to the county.  But the heated topic of beer and alcohol which has been an ongoing debate for this county for awhile had many of the folks at odds including the commissioners  who didn't see eye to eye either.
An estimated 70% of beer and wine supporters stormed out of the meeting after a motion was passed to a put beer and wine referendum on the November ballot.  Howie Bruce, Chairman of Fannin County Board of Commissioners felt the community deserved the chance … (9 comments)

fannin: North Georgia is Developing Rapidly - Protecting the Public and the Environment - 07/26/07 11:32 AM
North Georgia is growing rapidly.  The mountain region was once a sparsely populated area but not anymore!  It's changing and it's changing rapidly.  Georgia's demand for residential and recreational development has now expanded more than one hundred miles from Metro Atlanta.
Raymond King, District Director of Environmental Health tells us how all of this rapid development is affecting our beautiful mountains and how hard the local environmental health department and the communities are working together to preserve the mountains and protect the public.
Per Mr. King:  "Let's say you live in Marietta and would like to buy some land in North Georgia to … (3 comments)

fannin: Investing in North Georgia Blue Ridge Mountains - 06/11/07 11:38 AM
Updated 11-03-07   This information is to be used as merely an example.  Figures must be adjusted to reflect current market conditions.
Use other people's money$$$  Let's say you purchase a home in the North Georgia mountains for $300,000 with a 10% down payment of $30,000.  Homes in Fannin county are appreciating between 10 to 15% per year (even in this market change). Appreciation rates have been as high as 18% to 37% even though the market is adjusting and prices are leveling off, appreciation rates are still incrasing.  Using a conservative middle range of 13% annual appreciation, your home will go up in … (0 comments)
