Let me say right off that I never dreamed I would be writing a post about something like this.  Not here, in our beautiful, tranquil Georgia mountains.  We do have many, many visitors who come to our area for the peace, beauty and sense of safety.  We love our visitors but this should serve as a reminder to everyone that you must exercise prudence even in a place that seems nothing bad could ever happen.

We were inundated with one news story after another, mostly and unbelievably negative about the real estate industry in 2007. The media sounded like a broken record with their overkill from singing the same song, same verse: the sky is falling. Many people decided for whatever reason to believe it, mostly out of fear of the unknown, I suppose. Perhaps, it was just a knee jerk reaction to what people believed was a bad market. I can't tell you how many times I would quickly turn the channel when I saw Robert Wagner or James Garner on TV touting Reverse Mortgages.  I really like James Garner and I couldn't believe he was a spokesperson for what seemed to me to be another way to con seniors.  But then, afterall, it was James Garner, he wouldn't con anyone.

Is a home inspection really necessary?  Who should order a home inspection; home buyers or sellers?  Let's take a closer look at what a home inspection can do for buyers and sellers:
Provides a visual examination of the structure, major systems (heating and air), walls, flooring, plumbing, electrical, roof, decks and more

Use other people's money$$$  Let's say you purchase a home in the North Georgia mountains for $300,000 with a 10% down payment of $30,000.  Homes in Fannin county are appreciating between 10 to 15% per year (even in this market change).
