I have a great 3 bedroom, 1 bath Cape Cod in the heart of Erlanger/Elsmere Independent School District located at  422 Forest Avenue.  This home has re-finished hardwood floors, new carpet on the 2nd floor, and is available for $112,900.  I have had it on the market for nearly 60 days now.  We have had several showings, but no offers as of yet.  With all of this said, I have put together maket conditions for property in  Erlanger priced at, or below $125,000.
