February 2011 saw 6 home sales in Addison at a median price of $288,500. The median price is down slightly from February 2010, which saw a median sales price of $305,000. Homes priced from $200,000-$300,000 were on the market for a shorter period of time before selling in February 2011 compared to February 2010. Homes priced from $300,000-$500,000 were on the market on average only 4 days before selling in 2010, which increased to 95 days in February 2011. As a percentage of list price, homes in February 2011 sold for less of their list price when compared to homes sold (0 comments)

The sales numbers for Addison declined from 3 sales in January 2010 to only 1 sale in January 2011. The median sales price in January 2010 dropped from $259,000 to $149,000 in January 2011. The home sold in January 2011 was able to sell after being on the market for 100 days, compared to 56 days for the $200,000-$300,000 range in January 2010. The home sold in January 2011 was able to sell for 100% of its list price, where homes in January 2010 sold for 97.3% of their list price for homes between $200,000-$300,000 and 92.7% for homes over $750,000. The number of home sales in Addison decreased from November 2009 to November 2010- from 8 sales to 3 sales. The median sales price also declineD from $264,691 to $220,000. When compared to November 2009, homes sold in the $150,000-$250,000 range were on the market for approximately the same number of days as November 2009. However, the number of days homes were on the market in the $200,000-$300,000 range were on the market much longer in November 2010 as compared to November 2009- from 36 days in 2009 to 265 in 2010. Addison, Texas will soon be home to Dallas I.S.D.'s newest elementary school. The George Herbert Walker Bush Elementary School will serve Addison's pre-kindergarten to fifth grade students. Opening in fall of 2011, the George H. W. Bush Elementary School will feature environmentally sustainable design and features. The design will incorporate energy efficient building materials, as well geo-thermal technology to heat and cool the facility. The school will be built at the intersection of Brookhaven Club Drive and Spring Valley. The median sales price dropped approximately $30,000 from 2009 to 2010. The average number of days a home stayed on the market in 2010 was lower than that in 2009, and in October of 2010, there were not any homes that sold for more than $300,000.
