My thoughts on Andrea's blog...
Andrea, This is SO important. It's one of the first things I ask folks in an initial interview for their mortgage. "Have you determined what a comfortable mortgage payment will be?" What one qualifies for and what is comfortable can be two VERY different numbers.
When folks come back to me with "more house", I always take them back to that initial conversation!
There is great budget information at www.gailvazoxlade.com. Too many folks forget about the higher utility bills, repairs, updates, and silly things like FOOD and furniture or even moving costs when calculating what they will need to spend when buying a home!
This is really important for folks to take to heart when searching for their first home or their last! I am re-blogging!!

Buying your Maryland home - loan approval vs. comfort level
Reflecting back on the precrash market, buyers were a lot different than today. Back in those days it seemed to be less about finding a home than just a house. It was the nature of the beast. We all started with the best of intentions, hunting for the home of our dreams. However, writing offer after offer, competing against 10, 15 other buyers took its toll.
'Lets just finally get something, we will figure out how to make ends meet later or how to turn it into a home.' Expectations were lowered, purchase price escalation clauses added, big compromises were made and in many cases buyers opted to go above and beyond their comfort range. [the role predatory lending played in all of this is another topic]
I admit that I struggled with some of my clients' decisions. I did not - and do not - want anybody to feel like they have to settle for just something but I also advise against going out of your comfort range. Your comfort level can be a whole lot different than your loan approval and it's important to take a close look at both.
You may qualify for a monthly payment of $2,000 but may feel like $1,800 is the most you can afford to keep your current lifestyle. Which one would you rather do - go to your max and cut back on the things you enjoy or keep on living the way you do and lower your house-buying budget? Cutting back on dinners or vacations may be worth it to some but not to others. Your comfort level is very personal but it should be an appropriate one and enable you to be financially healthy.
There can be many reasons why your comfort level may be lower than your loan approval. You may have a special savings account you contribute to monthly which is money you shouldn't calculate with. Or how about the $100/month you pay for your child's drama club or gymnastics?
If the payment you are comfortable with is lower, you may have to make compromises somewhere else - without having to settle hopefully. You may not get everything on your wish list or the location you've dreamed about - but in the end opting for a three vs. a four bedroom home for example may be worth staying within your comfort range.
My advice: before you start house-hunting, get out your budget and figure out how much money you are truly comfortable with spending on your monthly payment - don't forget utilities and a little cushion for home repairs/improvement!

Private Elementary Middle School Open House near Catonsville, MD January 29,2012
Many schools host Spring and Winter Open Houses to allow prospective parents and students to see the school, get a feel for the program and meet some current faculty, staff and parents.

YOUR INCOME DOESN"T COUNT UNLESS IT CAN BE VERIFIED!!
I have gotten several calls lately from borrower's who are self-employed.
The first borrower I spoke to originally back at the end of 2009. She had some credit issues and had recently started her own consulting company. Her tax returns showed lots of deductions, and therefore very little INCOME.
She called me to tell me that she has now been self-employed for over 2 years (the minimum required for most loans) and she had taken care of her credit issues. (We had checked in several times since that first call). Her income was well above what she needed to qualify for the home she is interested in. She sent me her 2010 taxes with a note saying they haven't been filed......WHAT? Your 2010 taxes?
If your taxes aren't filed, I can't prove to an underwriter that you actually have income.

The 2nd borrower has been self-employed for 3 years. The first year's income was very low, lots of outgo, not much income. A really good accountant. Her 2nd year was much better. The problem comes in with actually paying the taxes owed in 2010. They have not been paid and that means that the borrower is delinquent on a Federal Debt.
This borrower is in a position where they will pay the taxes. If not, the borrower would have to wait until an installment plan was reached with the IRS, then that debt would be added to the liabilities. This could change the loan amount that one would qualify.
The Good News...If the credit is good and depending on the loan type, the borrower may qualify with one year's income. Typically an FHA loan will require 2 years tax transcripts and the income will be averaged.
If you are tight on the two year minimum for self-employed income, you may need to wait until your 2011 taxes are filed, recieved by the IRS AND transcripts are available. This could mean a delay of anywhere from 3 to 8 weeks!
Be careful of creative accounting if you are self-employed and interested in purchasing a home or refinancing!
When speaking with a self-employed borrower, don't just ask if they have been self-employed for 2 years, be sure to ask if that income can be verified with Uncle Sam! A loan may not be denied, but you can bet they may be delayed!

What are my options if my house doesn't sell so I can downsize?
Talk to your realtor about updates that may be needed so your house shows best when you are ready to sell.
Then, talk to your favorite mortgage professional who can help you to decide if a refinance is right for you.
- Cash-out for those updates?
- Refinance that mortgage you kept refinancing into 30 year mortgages, but now just want to pay it off as quickly as possible? You may be surprised that the payment could be just a little more than your current mortgage or even less than your current.
- Refinance to a longer term to lower those payments to make them more comfortable until you can sell.
There may be good options available to you if you got the surprise that Valerie discusses below. Don't stick your head in the sand...make a plan. The future will be here sooner than you think!
*Be aware that some lenders/programs require a home to be off the market for up to 6 months prior to allowing a refinance. Be sure to tell your mortgage person that the house was recently on the market.

This is a story that is being repeated all over the country. Boomers want to downsize. This is hardly a surprise. The surprise or even shock is that it is going to cost them money to live in less space. To some, it is so appalling that they have decided to stay in their current home.
Boomers own their home in the suburbs. Most are mortgage free. The home has four bedrooms, three baths, a family room, a rec room in the basement, two or three car garage and a huge yard full of trees and shrubs and maybe a pool. Okay, there may be variations of this but the essence is - the boomers own family friendly property. Now...... The kids have finished school and left the nest. The Boomers are rattling around a big house and find that they live in the kitchen - family room space and their bedroom. It seems that it is time to move to something smaller.
Here is the rub. The new home or condo may cost more than the proceeds from the sale of the big home in the suburbs. What?

The market has reacted to the demand for large condos and retirement homes by placing a premium on the sales price. Remember, the Boomers are a tidal wave moving through demographic data. If you, a Boomer, are thinking of downsizing then so are millions of your fellow 1946-1964 birthday buddies. Simple supply and demand economics at work.
- Your lovely home is a wee bit tired. Forty plus years of the same kitchen, with the wrought iron railings, pink carpet, parquet flooring and paneled rec room is telling the story. Although you have house size you have a house waiting for updating and renovations. Your home is not competitive. It is not giving Buyers what they want in updates.
- You want to move but you are certainly not going to settle for apples to apples. Your tastes are now refined and you want granite and a bungalow backing on a golf course with grounds keepers or the whole top floor of a condo in the downtown area. You are selling a MacIntosh apple to buy an organically grown Star Fruit. Would you be happy buying the little bungalow down the block from your current home with the need for the same updates as your current home? Would you be happy with the location? No?
After finding out that their home is not the gold mine that they hoped for, many potential Boomer Sellers make the decision to stay in their current home. In some cases, the Boomer will update the family home, adjust the buying expectations and make the move at a later time.

Six Steps to Seven Figures A Real Estate Professional's Guide to Building Wealth and Creating Your Own Destiny
I was blessed to attend the Greater Baltimore Board of Realtors (GBBR) Lunch and Learn sponsored by GBBR and the Hispanic Real Estate Professionals. The speaker was Pat Hiban.

Who the heck is Pat Hiban you ask? Pat Hiban is a BILLION Dollar Real Estate Agent, who's been in the business for over 20 years. Yep, that's a B! He was named the #1 Real Estate Agent in the WORLD by Re/Max and then by Keller Williams. He's a guy who went from selling 10 houses his first year in real estate for a total of $13,200 in commission to selling over 500 homes 3 years in a row. He went from no REO listings to over 300 within 2 years.
Pat will tell you himself that he is not a Rhodes Scholar. He graduated with a degree in Sociology with a whopping 2.6 GPA. He wasn't born with a silver spoon in his mouth. He is a guy who believed in himself, set goals, tracked his successes, found people who were doing what he wanted to do, made the calls, built on his successes, invested and re-invested. He's not a fancy suit wearing, expensive wine drinking kind of guy. He's a Budweiser and a Cheesesteak kind of guy. He's not a guy who didn't make it in real estate and thought he might be able to make it as an author. He is a guy who made it big in real estate, helped others to make it and diversified.
He's a guy who decided to share his story. Using the same six steps that he took to accomplish every other goal he set and accomplised in his life, he became a New York Times best selling author.
He wrote a book to share his road to success. He shared the steps with us. I have to tell you, there is nothing earth-shattering. There is nothing you and I haven't heard before. I think it is really the simplicity that grabbed me. It's a map. Pat tells you how to get from where you are now to where you want to be, no matter where that is!
Pat's a good story-teller. He's relatable. He's made the mistakes and shared the path.
Pat shared the story of pledging his fraternity in college. Part of the hazing for his fraternity was to memorize the name of every brother in the fraternity. Any time he, or any of the other pledges came upon a brother, he had to stop and address him by name. Each time they were answered in the same way: "Iota Phi Tau Sigma" Time went on, some pledges quit. When it was time for the pledges to become brothers they asked "What does Iota Phi Tau Sigma mean?". They were told "In From The Start." It meant that the only way they would not become brothers of the fraternity was to quit. They couldn't be black-balled, fired, fail, unless they quit.

ActiveRain Meetup-Tea (Coffee, Really) for Two!
I had a great start to my day! I finally got to meet with Andrea Bedard. She and I connected a few months ago through ActiveRain, and I couldn't be more pleased. She is a sharp cookie. We have been talking about getting together for a while, but today we made it happen. We met at Anna's Coffee Roastery 8827 Center Park Drive Suite D near Columbia 100 Parkway in Columbia, Maryland.
From the minute we met, I felt like I was with an old friend. There was not one uncomfortable minute.

Andrea is a military wife who has weathered not one, not two, not three but FOUR deployments so far. She is a mom of two little girls, 6 and 3. She hails from Berlin, Germany and made her way across the world many moons ago, landing in New Hampshire as a teenager, a long way from home and a long time before Skype and cell phones. She was MISERABLE...but she stuck it out. She's been stateside for some time now and her family is still in Germany.
Military spouses have to deal with EVERYTHING when their spouse is away. Andrea had to deal with more than many when her youngest had health issues. With no family around, you suck it up and deal with it. She had love and support from friends and mentors, but for the most part, she dealt with it on her own. Thank God her daughter is doing well now and her husband is stateside (he is eligible for ANOTHER deployment in 6 months....sure would be nice to have him around for awhile!)

She has been in real estate since 2004 and specializes, of course, in military home buyers and sellers. As a military brat and a military wife, I love connecting with folks who understands the special needs of our military. She has dealt with the stress of MANY moves and knows how to navigate the process to make it work! Keeping kids safe should always be a top priority. Unfortunately, we have to think about the worst case scenario when posting anything to do with a property.
Having pictures that showcase the house, that don't allow casing of the house is yet another concern.
Folks, as you take pictures, remember that they are going out for all the world to see. If you are good at what you do, they will be seen a lot! Take care of ALL of your clients valuables, not only their antiques, most importantly their most precious, their children.

Parents, if your house is for sale, PLEASE remove any and all references to specific information regarding your children. This may include name banners, awards, certificates, report cards, signs, etc. Don't give Mayhem a chance with with your children!

Real Estate Agents: Please encourage your listing clients to remove name signs such as the one above. While charming, they could put a child at risk. If the client won't comply, refrain from posting such photos.
This is one important piece of advice I give all my Connecticut Home Staging clients, and one that I would think all agents would too. However, every day I see new listings posted on the MLS with this kind of blatant "invitation". Let's keep the children's safety in mind!

I Should Have Known She Danced In The Rain!
I am looking for a database management program. I am doing research and finding lots of different products with TONS of bells and whistles. I don't need bells and whistles, I just need a good, basic program that I can use to follow up with my referral partners, prospects and clients. It does need to be mortgage specific but doesn't need to underwrite loans.
In checking out one of the companies, I ran across a testimonial from a mortgage lender named Rebecca Madej. I googled her name and sent her an email asking if she could take a moment to answer a few questions.
I got an email back within a short time. Rebecca (yep, that's her above) said she just had dental work done, so she would be happy to answer any questions by email. We sent a few emails back and forth. She was super helpful and provided great insight! She even sent me an invite email that will give me a discount EVERY month if I choose to use the program she uses.
Her last email said:

REFLECTIONS ON 2012
Nope that is not a typo. I am working with Victoria DelFrate of ICanCoaching on goal setting for 2012. One of the initial requirements of the coaching is to create a vision for what 2012 will look like, looking back as 2012 changes to 2013. I thought I would share my vision with you to make it even more real. If I can imagine it, I can achieve it!
I LOVE DOING WHAT I DO!
I love my clients and my business partners. It has been an amazing year! I am working with a core group of real estate professionals who provide me with quality leads and referrals and I do the same for them! We help each other to succeed! I have a waiting list of Realtors ready to work with my team. Our clients are raving fans and can't wait to share their great experience with everyone they know.

I have a fantastic schedule. I know where I need to be at all times. I help both my clients and realtor partners to get more of what they want. I have plenty of time for my family. They love the new me. I have hired someone to clean form us. My home is clutter free and comfortable, ready for drop-in visitors at all times.
I am consistently closing 8-10 loans per month, every month. This translates into a comfortable lifestyle and many charitable projects. Our retirement is well on it's way to where we want it to be and Sydney's education fund is well on it's way to being fully funded. My family and friends are proud of me and inspired to do great things in their own lives!
I am comfortable in my skin and I am happy with how I look. I love when Papa Razzi takes my picture because I know the joy I feel is captured with each click! I am putting things in place to share my recipe for success with others on a grander scale...seminars? a book? videos?
I am so in love with my husband, and so amazingly proud of our children. Our joy as a family is shared and shines through in all we do together and apart.
2013 is going to be an amazing year of continued growth, success and pure happiness.

I almost had a heart attack when I opened my email this am but then quickly remembered today is the end of our December Blogging Challenge. My bewilderment quickly turned to delightment as this was no easy contest. December has been one of the busiest months socially and professionally so for you to make the time to squeeze in a blogging challenge makes me so unbelievably proud.
I get very emotional when I think about my AR family. Each and every one of you are so unique that it makes us completely harmonious. We need fire and sass and confidence and your backbone to push us all to be the best possible.
Think about 2011...we've gone through so many changes. When I look back, the first thing I think about is the major changes with AR's ownership. Many were afraid that the soul of AR would be lost or taken away. Nobody could ever take that away from us. For the believers out there that can see past the fog, you know that too or you wouldn't be here.
When a member is sick or gone missing we unite and reach out. When a newbie needs to know the best way to get a market report together, we say 'Hey email me and I'll send you the template I made', (not to mention the template took hours and hours to create, tweak and make perfect...just email me, I got you).
What about when one of you go on vacation and you stop 275 miles out of your way just to have lunch with Joe from AR. Your spouse and kids may think you're crazy but you have butterflies in your stomach knowing you're finally meeting face-to-face. Knowing that had you not spent so much time sharing and connecting on AR that you wouldn't of developed this friendship. And of course you take a few snapshots to include in your blog later!
How many have cried over something on the 'Rain? Or gotten so red in the face you needed to take a walk? What about reading something that made your eyes almost pop out of your head? Anybody get the strength they needed from another member's experience? Has your phone rang just when you needed it to? My hand is raised.
I think about you guys all the time. My family and friends still can't get over the comments I get on my blogs. Or they scratch their head when I try to tell them about what I get to do each day. I feel like the luckiest girl to get to come to work and interact with such top core people day after day. Don't get me wrong, there are times I want to yell and scream but those are few and far between. I wouldn't be here if I didn't love what I did. And I wouldn't love it if it weren't for you. From the newbies to the old timers....I'm so proud of you and I can't wait to see what we do in 2012.
