One more thing to remember, it is important to check on a vacant property more regularly in winter to ensure it is ready to be shown. 
We had a client who, after recieving an astronomical gas and electric bill on her vacant home, turned OFF the gas and electric.  A realtor/buyer had accidently left the back door wide open and no one realized until the utility bill came in!  Unfortunately, the pipes froze before her listing agent realized what she had done.  What a mess!
If prospects can't get in, they won't buy!

$14.25 per day, or1.92 pounds per week, break it down! - 12/28/10 06:54 PM
If you want to lose 100 pounds in a year, you only have to lose 1.92 pounds per week, or .27 pounds per day....now that doesn't seem so overwhelming does it? 
On Commission and want to earn $100,000 in 2011?  That's $1923.08 per week.  What do you need to do to make that happen?  2 houses per month?  1 loan a week?  3 photo jobs a week? 
Paying off debt?  How about a spending moratorium and putting just $20 more to the biggest debt? Have anything you can put on Craigslist or Ebay?  Any services you are paying for that are not making you money?  Cancel … (5 comments)

I hope this letter finds you Healthy, Happy and ready to start a New Year.
December for me, like many people, is a time of reflection on the past year and a time to set goals for next. For many 2010 was a really tough year, hopefully we have been able to make it a bit better. I pray that 2011 is a year of great joy and prosperity.

Kindergarten Field Trip to an Auto Body Shop? - 12/15/10 07:54 PM
I had the pleasure of accompanying my daughter's Kindergarten class on a wonderful trek to Arbutus Auto Painting and Bodyworks, 4621 Leeds Avenue, Arbutus, MD. 
We weren't showing them the ins and outs of accident repair, we were participating in a 13 year tradition of visiting their holiday train garden.  The guys and ladies in the shop showed obvious pride in sharing their  meticulous work with the 5 and 6 year olds.  Amid shouts of "Did you see...?", "Hey, come look at this!"  The oohs and ahhhs as the trains rode by really puts one in a holiday mood!
