I always tell my clients that it is important for them to determine what a COMFORTABLE monthly payment would be and not necessarily to purchase a home at the mortgage for which they can qualify.  These two numbers can vary WIDELY! When determing the true cost of home ownership it is a good idea to consider all costs.  This is a basic list that you may find helpful when budgeting for your new home.

My daughter and I headed out to Grist Mill Trail, part of Patapsco State Park on Saturday.  It's a great place to explore.  We started out on the trail, and even off-roaded for a bit, even though Syd was a little over dressed for the hike! Check out the earrings!

FHA May LIMIT Seller Contribution-They are at it again!!
FHA is proposing a rule to limit seller contribution One reason is that they feel that the 6% cap that is currently in place is serving to artificially inflate the appraised value of homes.   The new rule will drop the maximum seller contribution from 6% to a maxium of 3% or $6000 whichever is GREATER.
There is also an increase in the annual mortgage insurance premium (also called monthly MIP) by .10% going into effect for loans under 625,500. Over 625,500 there will be a .25 increase.  EFFECTIVE FOR CASE NUMBERS ASSIGNED ON OR … (3 comments)

Today was a very good day. 
I started my day speaking with the lovely Andrea Bedard about helping the wife of a deployed service member to get mortgage ready.  Andrea is a military wife who not only talks the talk, she walks the walk!  I look forward to working more closely with her in 2012.  She is lovely and really understands the special needs of Fort Meade, Maryland military buyers.

Rates have dropped and it may make sense for you to refinance, but there are lots of questions other than rate to be asked.  There is a cost to refinance, so it is important to look at all of your options.  Sure, there are "NO cost refi's" which usually means a higher rate that will allow the lender to pay your fees.
