maryland mortgage mama: Clear skies,Mid Sixties December and there was RAIN in Annapolis, Maryland - 12/15/11 04:19 PM
Clear skies, mid sixties in December and there was RAIN in Annapolis, Maryland.
Today was a great day for a Meetup.  When the call for holiday meetups went out, the lovely Martha Brown of Long and Foster stepped up to host a Maryland Meetup.  It's about time we met in our beautiful state capitol!  I love Annapolis!  For me, the meetup began even before I got to the restaurant.  I got to drive down with Ellie McIntire and Bridget Oppenheimer of Keller Williams Realty Center in Columbia, MD.  It was a lively ride with lots of laughs. They make a heck of … (6 comments)

2011 December 31 Day Blogging Challenge Day 14
Today was another productive and fun day.  I am finding myself posting more than one blog a day-just too much to share!
I met with the lovely Audrey June-Forshey to deliver Coats for the REMAX Realty Services Coat Drive.  We agreed to meet in Fulton, Maryland for a late breakfast.  We were shooting for something between Gaithersburg and Catonsville but I think Audrey got the short end of the stick!  She got caught in traffic on the way, but knowing Audrey she probably got a ton of work done in route!  Fulton has a beautiful … (3 comments)

December Season of Celebrations And Sharing-Margaret Woda Operation Christmas
This holiday season will be a little brighter for our troops serving overseas, as well as for the children they encounter.  By now the almost 200 care packages assembled by Margaret Woda and her team of elves have probably been delivered.
My family was blessed to be able to help Margaret, her Long & Foster officemates (including the lovely Annapolis Realtor Martha Brown), her garden club, Crofton Village Garden Club and neighbors with this project.  Donations of books, small toys, toiletries, snacks, baby wipes, games, trinkets and more were wrapped, bagged and boxed up for delivery … (6 comments)

You missed the meetup in Westminter, Maryland at the Green Turtle this afternoon. I know you did because Diane Phillips and I were a Meetup of two.  But guess what?  We had a great time! My apologies to Diane, the photographer didn't catch the best look it's the only picture of us I have!

Diane and I met the first time at RainCamp Atlantic City.  We didn't get to spend much time together there. We kept talking about getting together, but schedules didn't seem to work out. Today we got to catch up.  … (3 comments)

maryland mortgage mama: An Evening Spent With Dear Friends - 12/10/11 02:43 PM
Tonight we had dinner at our home with dear friends.
They used to be our next door neighbors.   When they lived next door, we were constantly together.  We have been through a lot together.  My daughter is 6 months younger than their oldest.  My husband and I are the Godparents to their youngest.  My daughter calls them Aunt and Uncle, and their kids do the same to us.  We are invited to most family parties.  In short, fate made us neighbors, but life made us family!
A few years ago they decided to move about 25 minutes away (Of course, I was … (5 comments)

maryland mortgage mama: The One That Got Away-A Thanksgiving Story - 12/08/11 03:22 PM
Several years ago I was contacted by a military buyer who was being transferred to Fort Meade, Maryland from another duty station.
We connected by phone immediately.  At the time my husband was getting ready to retire and my sister had been recently divorced.  He and I joked that my job was to help him find the right realtor to help him find the right home while helping him get a great mortgage and he could end up as my husband's new boss and my sister's new husband.
We worked together long-distance for about 6 months (ahhh, the ever-changing orders), working on credit issues and discussing possible areas he might be interested … (11 comments)

Maryland Mortgage Mama Goes CROSSCOUNTRY!
My last post "Yesterday was a no good, very bad day", was over a month ago.  That was the day that my brother and I found out that we were no longer able to do business as Allied Home Mortgage Corp.  We didn't have all the details and over the next few days we got more information, and there was some hope that we would be able to get back to business.
In the meantime, we had clients to take care of, we had realtor partners to notify.  The first few days were spent scrambling, finding … (3 comments)

maryland mortgage mama: Yesterday Was A NO GOOD VERY BAD Day! - 11/03/11 03:02 PM
Yesterday Was A NO GOOD VERY BAD Day!
An announcement came over that will adversely affect my business in the short term.  There is quite a bit of stress.  I have clients that I have to take care of.  My brother and I are scrambling to take care of our folks, inform our business partners and move forward.
Last night I drank a few beers, ate some chocolate, talked to my husband and went to bed.  I was up bright and early this morning to get started and THIS is the gift God gave me!
I talked to my realtors, I talked to … (11 comments)

Dave Ramsey Is Costing First Time Home Buyer's Thousands!  Beware When Drinking The Dave Ramsey Koolaid!
OK, before you jump on me, know that I am a big fan of Dave Ramsey.  I recommend The Total Money Makeover to many of my clients.   It is great information on budgeting and debt re-payment.  He is a no-nonsense-stop-spending-beyond-your-means kind of guy.
From Dave’s Website:
Dave Ramsey, who’s shown more than one million families how to live debt-free and build wealth, recommends the “100% Down Plan” for buying real estate—pay cash for the whole house! If that seems too far out of reach for … (3 comments)

1 in 200 chance to win an IPAD2,Help Empower Orphaned Girls In Kenya!
Have you ever said "I wish I could do more to help others."  Well, a woman by the name of Raquel (ROCKY) Roberge Turner did.  She did some research on "Volunteer Africa" in 2006 and never looked back.  A year later, Rocky travelled to Kenya and was assigned to an an all girls orphanage outside Nairobi.  She met the girls and fell in love.
Since then, Rocky founded Mother's Fighting For Others (MFFO).  She has been instrumental in raising money and gathering school supplies, clothes and other necessities to help to … (1 comments)

Pay It Forward-Feeding A Cold and Hungry Stranger
I was running a bit late this morning.  I had hoped to be in the office by 10, and it was just after 10 when I left the house.
Rushing out the door, I noticed a man sitting on the curb across the street from my house.  This is pretty unusual, I don't live on a main street or on a bus route.  As I was putting my bags in the car, I asked him if he was OK.  I thought maybe he was a neighbor out for a walk and something had … (7 comments)

The Lansdowne Inn-Great Places to Eat Near BWI
If you are looking for a family owned, comfortable, easy place to have a meal that is not far off the beaten track, stop by the Lansdowne Inn.

We stopped here after being out and about in downtown Baltimore.  It's just off the beltway at 2710 Hammonds Ferry Road. Just take Exit 9 off 695, veer to the right and make a left at the first stop light.  Travel less than 1/2 mile and the restaurant is on the left.

I have never had a bad meal at the Lansdowne Inn.  It's … (5 comments)

PURCHASE DENIED!  FHA MAX Loan Limit Changes Going Into Effect 10/1/2011

This may happen to you if your purchase/sale is above the county loan limit for FHA mortgages.  As of this writing the federal government has not extended the increased maximum loan limits on FHA loans.  The current temporary higher county loan limits expire as of September 30, 2011.

This means that if you do not have CREDIT APPROVAL (see below  for definition of credit approval) as September 30th, and your loan amount (not purchase price) exceeds the new county loan limit for FHA insured mortgages as of October 1, 2011, … (3 comments)
