"Remember when I was afraid of the Dentist?"  That is what my daughter said to me as we walked into Smiles 4 Children for her 6 month check up today.  At 5 (and a HALF), this is her 3rd visit to the dentist.  She walked in with no fear, no trepidation.

Their marquee says it all, Smiles4Children is Dentistry for Children.  Located at 1134 N Rolling Road near the corner of Rolling Road and Route 40 in Catonsville, just down the street from the Double TT Diner, the combination dental/orthodontic office is a Dental Haven for kids.

Based on what I have read, and my own interpretation gleaned from conversations with friends, clients and potential buyers...
The great majority of the homeowner's involved in short sales do not want to leave their homes. Banks are overwhelmed by the paperwork both for the new loan for purchase and the documentation of the hardship for the old home. I got a call yesterday from a realtor (referred to me by Margaret Rome, THANKS MARGARET) who has a client interested in condo living.  There are some fabulous condos on the market, the prices are right, the amenities are fabulous.  For cash buyers, condo living may be a no brainer, but for many the question will be "Will financing be available?"
To determine if the condo is currently approved for FHA financing, click here.

When asked by a recent client "What will it cost to sell my property?" I helped them to estimate the true costs involved.
To estimate Net Proceeds for your property in Maryland you must take the following into consideration:
1 Transfer and Recordation Charges (varies by county)  Estimate 1.1%* of purchase price
2. Other title charges of approximately 250.00*
3. Realtor Fees (5-8% of sales price)-This fee is split between the listing agent and the buyers agent.  I am quite certain there are some fantastic discount brokers out there just as there are many that aren't so fantastic (she says kindly)

I have been holding off on this post for quite some time now, hoping to finally have a resolution, but no....GRRRRR!  BANK OF AMERICA PLEASE FORECLOSE!! 
I have a client who as a result of a divorce put her house on the market in June of 2008 (yep, that is NOT a typo.)  After 2 contracts where the buyers pulled out, the latter with a super quick move-in making my client (a soldier) move into base housing to accomodate.  The buyer pulled out with less than 10 days to closing, leaving my client (my friend) high and dry.

I recieved a referral from Margaret Rome for a pre-qualification of a buyer.  My deal with Margaret, as it is with all of my referral partners, is to just have them call me, no need for you to do my job.  One of the favorite parts of my job is that first conversation where I get to ask questions.  Although most of the Realtors I work with know many of the questions to ask, your job is to sell Real Estate, my job is to help your clients to secure financing.

Wow! I got a frantic call from one of my buyers at 8:45 AM on Easter Saturday (April 11th). "Bridget, I hate to bother you on a Saturday but I need a new pre-qual letter today.  We had the water turned on (in the bank-owned home) and the pipes burst through the walls!  I am not buying that money pit, but I still need to move in to a home in the area by May 1st.  We are making an offer today on another home."

For anyone who has shopped for a new construction home and was told that by using the builder's "preferred lender", they would receive great incentives, if not, they would pay a higher price, not get special perks, whatever.  It always struck me as being a bit on the shady side.  I am glad that RESPA finally is helping the consumer the leeway to find their best advocate!

I was inspired to write this post after reading Jesse Clinton's post "I'm sorry, what did you just say?"
The mortgage market is changing daily.  It used to be pretty easy to qualify a borrower and even when it took a while for them to find a home, we'd be confident in the letter we wrote.  Now, we ask the buyer's agent and the borrower to contact us PRIOR to writing an offer to we can double-check/double confirm the buyer's information, to make sure nothing has changed. It only takes a few minutes, but can mean the difference between closing and not closing.
