Today I was reminded by one of my "pet peeves" in real estate.  So, the morning started off as usual, getting up a 6:30 AM.. getting the kids ready for school, re doing a science project for my son (Don't ask...), a quick breakfast, and checking my email before heading to my real estate business.

It seems like every time I turn around, I am amazed to see that our real estate industry is being corrupted by those individuals that want to confuse the public even more.
Internet listings are under attack. Yes, the home listing is the gateway to more listings and buyer leads and it took almost 6 years for many of the major website portals and real estate agents to figure this out. But what is happening today is making some real estate agent very mad!

Have you ever had a listing agent use your offer to drive up another offer? It is the listing agents fiduciary duty to get the most money for their client (seller) right?
I am not talking about traditional multiple offer bids. I am also not talking about properties that are priced under market value, that may warrant a higher than asking price offer.
I am speaking about agents who manipulate the offers to incite "Fear" into the other buyer or buyer(s) to produce a higher than average selling price for their seller.

After visiting the NY State Fair this past week, I was thinking how real estate relates to particular amusement rides. So here is my list.

Recently, I was referring a listing lead out to another agent from a different company. The listing was on the market for more than one year. It was unique to its location and the price was above market value. The seller felt that the home had not sold because of the lack of marketing efforts from the previous agent. Yes, the marketing was not the greatest, but that was not the only reason it had not sold. But, the seller insisted that it was due to the lack of exposure. Sellers always seem to feel insulted by buyers. During negotiations of an offer, I bet you have heard the opposition say, "My sellers are insulted with that low offer", or worst yet, "Do not insult my sellers with a low offer!" Yeah right, the only person getting insulted is the buyer. In most markets today the seller should be thrilled that their home is getting an offer.
Agents need to prepare their sellers for the negotiation stage. The seller should be told that everyone has different styles of negotiation and some buyers present lower offers. Remember, "it is nothing personal, just … (2 comments)

Some real estate agents will disagree with this post. However, the writings in this post are based on my professional experience as an agent and studies performed by the National Association of Realtors.
According to most studies, only 2 to 3% of all sales are directly related to the activity of open houses. For the purpose of this discussion we will only focus on single family resale homes. Every weekend in my area there are about 300 to 400 homes that hold an open house.  1) The Consumers Overall Perception of Real Estate Agents- Consumers make judgments and opinions on our industry and real estate agents by what they see and hear.
