They will also disclose that if the home is sold using a realtor the price of the home will be increased. This increased price will cover the costs of  professional commissions. Speculators who bought multiple homes  were once a boon to the U.S. economy when they pushed home prices to record levels over a five-year period.
Many are stuck with unoccupied properties they cannot sell and mortgages that are bigger than the appraised value of the home, a situation known as being "upside down."

I did an open house yesterday and was quizzed by a visitor on the NAR statistics being too optimistic, and interest rates rising right after the FED lowered the prime rate.  I countered that some markets are suffering, while others are doing ok.  Here in Charleston, sure our market is down, but we have a strong and diverse economy and business is good if you price your home correctly.  Some people hear what they want to hear, and that is all the negative news.  I am always having to try to convince someone that things aren't as bad as reported.  Read … (3 comments)

I was reading an article about vacant houses and the perception that it can give to potential buyers.  In some instances, if the house is in great shape, an empty house is ok and a buyer can visualize his furnishings in the home.  On the other hand, it can be a home that needed a lot of updating that might not be as noticeable with furniture and area rugs and so on, and might show better to keep the furniture in it.  Another perception is if the house is completely empty, and the owner's have moved out, the buyer's might think they … (17 comments)

Here we go again, as if we need to be constantly reminded of the difficulties remaining in the housing sector and with the credit markets.  Of course, 30 year mortgage rates are down, but they only give that a small blip in the news coverage. 
Demand for previously owned homes tumbled in August to the lowest level in five years as mortgage market troubles hurt sales.

So much is said about prospecting but statistics show that just 5 percent to 10 percent of prospects are ready to buy or sell right now.  Even with that said, it is still vital to remain in touch with them.
Narrow down prospects to those most likely to use your services down the road.  Determining whether they are first time buyers, empty nesters, or where they may fit in.  From there, find out which prospects are considering a move due to job relocation, having children and needing more space, or downsizing.
