This is the first snapshot (officially anyway!) of the year.  We finally caught up after a few weeks of holiday stuffing!

clarksville: Southern Indiana region gets hit with remnants from Ike. - 09/15/08 11:01 AM
This past Sunday blew me away, almost literally.  What was leftover from Ike blew through the area yesterday for something we weren't used to here in the Midwest.  Strong straight-line winds, which were reported to reach up 75 miles per hour by the local news affiliates, ripped through Kentucky and Indiana.  As of this morning, it was reported that around 300,000 people are without power and it could be the end of the week before they get it back.

I received an email from my CEO the other day.  He likes to send out industry news or announcements etc.  Anyway, his message on Friday was filled with excitement and surprise.
The first part of his message was discussing an article he saw in the USA Today Newspaper.  The article was about foreclosures rising 65% in the month of April.  I know what you are thinking, how can that be good news?  Well the good news didn't come from there.

Using the stats above, the monthly absorption rate for Clarksville is over one year.  The monthly absorption rate is the time it would take to sell the entire inventory that's on the market currently.  Typically, anything over 6 months is considered a "buyer's market" and anything under 6 months is considered a "seller's market".  As you can see, we are in a buyer's market at the moment.  Couple that with the fact that interest rates are still low, and you will see that now is a great time to move.

Some of the best memories from my childhood come from playing baseball. I remember having practice at St. Marys of the Knobs. I remember putting my uniform on about six hours before game time just because the anticipation was killing me. I remember hitting a home run against one of my best friends to win a game. I remember the whole team getting in the back of Mike Anderson's beat-up red Chevy truck and going to Berry Twist so he could buy us all ice cream. There were double the number homes sold in Jan 07 (17) compared to Jan 06 (9).  The price of homes are also on the rise at a rate of 4% from the previous year.  The current Monthly Absorption Rate is 6.81.  The Monthly Absorption Rate is the time it would take for all listings to sell if no other homes were put on the market.  More than six months is considered a buyer’s market while less than six months would be a sellers’ market.  While we are in … (0 comments)

The information in this residential market report was pulled directly from Southern Indiana Realtors Association.  These stats do not include For Sale By Owners and all percentages have been rounded off.
From 1/1/05 to 12/31/05 - 201 Homes Sold - Ave. Price $103,036 - Ave. Days On Market was 112
From 1/1/06 to 12/31/06 - 166 Homes Sold - Ave. Price $ 97,248 - Ave. Days On Market was 85
Home sales in Clarksville declined in 2006 following the National trend.  The number of homes sold dropped 17% while the average sales price also fell by almost 6%.  The one bright note is that homeowners are needing … (1 comments)
