for home sellers: Will Your House Sell? Make it Stand Out. - 09/08/08 12:06 PM
Hey everybody. Thanks for stopping by and I hope you all had a great weekend. Today we're going to talk about some of the reasons that homes won't sell. I don't think it is any secret that we are facing a challenging market, even here in Southern Indiana. But just because it is challenging, it doesn't mean your home won't sell. There are still houses being sold every day, just not as many as there were over the last five years or so. So what does that mean? It means that if you need your home to sell, it better stand

for home sellers: Home-Buying Myths Disspelled - 05/10/08 04:13 PM
I'd like to talk to you today about some common misconceptions about home-buying and maybe answer questions you may have about the process. Myths About Mortgages Myth: I had some debt when I was young and ruined my credit. I'll never get a mortgage. Reality: You don't know what your credit history shows until you look. And if you do have blemishes from the past - even a bankruptcy - many lenders will overlook problems if the past two years show good credit practice on your part. Myth: I heard you need to put 25% down to buy a house. But

for home sellers: Homeowners' Insurance - 04/30/08 12:05 PM
Today I'd like to talk a little bit about homeowners' insurance. Anyone who has ever purchased a home with financing from a lender has more than likely had to deal with getting a homeowners' policy. The lender usually requires it so that they are protected were anything to happen to the home (ie., natural disaster, fire, etc.). In this blog I want to stress the importance of knowing what your policy covers because more than likely, it isn't everything. Most people think their policy will cover their home no matter what the case may be. I'm here to tell you that

for home sellers: Getting the Most Money for Your Home? Price it Right!!! - 11/13/07 10:03 AM
I think the most common thing I ever hear at a listing appointment is "Well let's try at this price for a while and if it doesn't work, then we'll take it down a little bit". More than likely, this listing is doomed before it even gets put into the MLS. As a matter of fact, if you come across one of these sellers and you cannot convince them that their idea simply doesn't work, I would advice you to thank them for their time and walk away. Let's first go over the role of a Realtor in "helping" to determine the

for home sellers: Indiana Tax-Relief Plan - 10/22/07 09:40 PM
The Courier Journal is reporting that Indiana Governor Mitch Daniels is going to announce a tax-relief plan on Tuesday, October 23, 2007 at 6:00 pm. The announcement will be broadcast live over the internet from the Governor's web site. I searched in.gov to try and confirm the broadcast, but couldn't find anything. I'm not saying it isn't going to happen. I'm just saying I couldn't find it there. It will be interesting to see what kind of plans he has. I know there are a lot of homeowners who will be listening in anticipation to see if they are entitled to any sort

for home sellers: AAAAHHHHHHHH! Is It Ever Going To Sell? - 10/22/07 04:45 PM
With Halloween drawing near, I'd like to talk a little bit about a scary situation, YOUR HOME IS STILL FOR SALE! Why hasn't it sold yet? What seems to be the problem? Well as much as I wish there were, there are no spellbooks or magic potions that we Realtors can use to make it sell any faster. There are many different factors that affect home sales. Some of which we can control while others we can't. More than likely, changing some of the things we can control will help sell your home and let you move on with your life. Factors we

for home sellers: How Realtors are Paid - 10/20/07 01:29 PM
I've been selling real estate for three years now and I have to say it is surprising to me how many people misunderstand how Realtors are paid. I think that sometimes it evens affects their decisions on who to work with. This blog is meant to clear up some of the myths and give you as the consumer a clear picture on how the process works.Basically, the people selling the house pay a commission to their listing broker based on a percentage of the selling price. The listing broker then splits this commission with both the buyer's broker and their respective

for home sellers: Sellers Don't Always Disclose Everything - What Are The Results? - 12/29/06 11:13 AM
For those that don't know, I'm still fairly new to the real estate business(2 yrs). I strive to learn something new everyday and think this site is great for that exact thing. I had a situation happen that wanted to discuss and hopefully get some feedback on. Yesterday I was browsing through some listings for a few of my prospects. Well, I came across an apartment complex that a client of mine put two offers on. I thought that we put pretty stong offers on the property, but they were both completely rejected, no counter. Well the property did get an accepted

for home sellers: Take the Time to Educate Your Clients, No Matter How Long It Takes - 12/28/06 09:39 AM
I wrote a blog Dealing With Clients Who Have No Urgency a couple weeks ago that discussed how to deal with people that have a hard time making decisions. Well today I'd like to expand on that a little and talk about the benefits of educating them. As the other blog said, people will not do anything if they don't feel comfortable or if they don't understand something. So one of the many hats we have to wear is that of a teacher. How you educate your clients could determine your entire relationship them. If you do a poor job and they
