President Obama signed the Extended Homebuyer Tax Credit into law today. It is official!

More people are now eligible to take advantage of the law, which includes a $6,500 tax credit for buyers who are current home owners and have lived in their home for five of the past eight years.

It was full of campers after few hours. Driving back from dinner I couldn't resist to stop by and take few snaps with my camera. I asked why are they camping? What are they waiting for? Well, the answer was that the restaurant was giving away free sandwiches to first, I belive, 100 customers for a year. I said, well I think you must be very hungry...LOL...

First-time home buyers credit extension by Bo Kociuba, Yukon RealtorToday the legislation passes 85-2 to extend the first-time home buyers tax credit and a provision to extend the credit to move-up buyers! 

Such high voting makes it virtually certain that the legislation will reach President Obama for his signature this week.

The bill calls for credit to be extended by 7 months and to expire on April 30, 2010. So the first-time home buyers do not have to worry about closing on the house after the November 30th date which was the original deadline. 

The $8,000 maximum first-timer credit will continue and will be now available to couples with income up to $225,000, a nearly $55,000 increase above the level in existing law.  A new $6,500 maximum credit would also be available to move-up homeowners who have lived in their current residence for five of the prior eight years.

Interest rate drop fuels demand...

 



According to Freddie Mac, 30-year-fixed-rate mortgage average fell further to 4.87 percent with an average 0.7 point for the week ending Oct. 8 from 4.94 percent last week. “Such low rates are spurring mortgage demand,” said Frank Nothaft, Freddie Mac vice president and chief economist, in a statement.

"Interest rates for 30-year fixed-rate loans were the lowest since mid-May; 15-year FRMs were at a record low since data were first collected in 1991 and 5-year ARMs also hit an all-time record starting in 2005. Compared to a year ago, consumers could shave almost $134 off their monthly mortgage payments on a 30-year fixed-rate loan for $200,000 by refinancing.

In addition to spurring mortgage demand, applications were up to a 19-week high over the week ending in Oct. 2, according to the Mortgage Bankers Association – applications to purchase a home were at the strongest pace since the beginning of 2009.

TOP 10 LIST BEFORE YOU START LOOKING FOR NEW HOME...

Top 10 List before you start lookng for newi home...by Bo Kociuba, Yukon Realtor

  1. Do an honest evaluation of your income...how much of a payment can you afford. The basic rule is to not exceed 31% of your gross income
  2. Make sure that all of your monthly bills are paid on time
  3. Revolving accounts need to be below 25% of the current high limit. Most people do not realize the credit bureau deducts for charging too much on your card
  4. Locate your last two years tax returns and W-2's ... you can not do a loan without them
  5. Locate your last two months bank account statements. We must prove you have the assets to close your loan
  6. Locate a full 30 days of pay stubs...If you are paid every two weeks, you will need 3 stubs..Your name and year to date income must show
  7. Get a Pre-Approval from a reputable lender...They will evaluate your credit and income and give you a maximum payment
  8. Work with a Realtor ... They will help guide you through the lending process as well as the home purchase... VERY IMPORTANT!!!
  9. Put together files with all your important communications from your lender...do not trust your memory!!!
  10. Never rush into anything...Make sure you have the assets and income to support your purchase! (after all it is nice to afford football tickets and have life than overextending yourself for 'four walls')

Yukon, Oklahoma Czech FestivalOklahoma Czech Festival is this Saturday, October 3rd! Come and join the parade at 10AM and celebrate with us Czech heritage in Yukon Oklahoma!

Yukon is known as the Czech Capital of Oklahoma because so many people from the country immigrated here in 1800s.

The most popular food from Czechoslovakia is a pastry called a kolache (pronounced koh-lah-chuh). A kolache is a delicious, small bun usually filled with fruit or cheese. 

The Czech Festival is a way for the people in Yukon with Czech and Slovak backgrounds to preserve and share their Czech customs, clothing, and foods. One of the main attractions of the festival is dancing.
