10 REASONS NOT TO STAGE YOUR HOME

1. We want to test the market for 90 days. And on the 91st day? Price reduction--and 90 days worth of potential buyers who have already eliminated your property.
2. It costs too much money. I have never seen a home where the staging costs would have exceeded the first price reduction. And that doesn't even factor in the monthly carrying cost of the home.
3. We can't stage the house, we're living in it. One common misconception is that staging is only for vacant homes. Every home/condo can be staged, and you can actually live in it after staging.
4. We didn't have to stage any of the other properties we sold over the years. Yes, once upon a time you could generate three offers by 5 p.m. on the same day your Realtor put the For Sale sign in your yard. Not now. Buyers are picky and they have a lot of homes to choose from.
5. Everyone loves our house so buyers will love it, too. What you, your friends and relatives love about your house may not be what today's buyer wants. Sellers are often baffled by the feedback they get after showings--amazed that buyers have found things they don't like about the property.
6. We can clean the carpets and declutter without someone telling us how. Yes, you can (and should) do this, but it is a tiny piece of staging. Do you know what separates "clutter" from "asset"? And what about all the other things that staging encompasses, like traffic flows, highlighting architectural features, updating, and appealing to your target market?
7. We have no desire to remove/change our _______________ (wallpaper/mirrored tile/gold faucets/paneling/dated light fixtures . . .). And neither do buyers. Better to keep your home or be ready to sell at a deep discount.
8. The view alone will sell this place. Then why many months later are these great view homes/condos still on the market? Could it be that buyers want something to go with the view--like a comfortable, move-in ready home?
9. We would rather let the buyers makes their own paint/flooring choices. And that equals a price reduction. If buyers do make an offer on your home they will double or triple the cost of these items and reflect that in their discounted offer price--which includes a deduction for the inconvenience.
10. Our home is professionally decorated. A professionally decorated home is tailored to the owner's particular needs. Does it work for the new buyer's needs? You could see #1 above . . . .
These are all great reasons--
- for price reductions
- for extended time on the market
- for buyers not coming to look at your home
- for buyers not coming back for a second look
There are dozens of reasons not to stage, but only one good reason to stage--getting your home sold faster for the highest possible price. Staging is preparing your home for sale and creating a home that buyers want to buy. If you want to be in the best competitive position in this market today, consult with a professional home stager before listing your property for sale.
Again, like every year, the Holidays are sneaking up on me. I am not ready for a house full of guests. My turkey is still flying somewhere, cranberries are still growing, house needs some sprucing up, shopping is not done and I need a serious chunk of time for cooking!
My Mother asks me how come I get caught by a surprise. She says that Thanksgiving and Christmas come every year on the same day and year after year they don't change! She is so right!
I thought I need more time, if only I had more time... Excuses, apologies, explanations etc and you know I can hear my Mother again! She says that all of us have the same amount of time. That time doesn't change and you cannot make more of it. The only difference is how you plan to use it!
Wow, she is so right again!
I am tired of these surprises. Usually I am a very patient person but I have had it! I need a change and this time I am going to listen to my Mother! So today is the day that I declared war! There won't be any more surprises sneaking up on me. War on time and I am gonna win it!
Here is my WAR STRATEGY:
Plan - what do I need to do? What do I want to accomplish? My vision-get the firm grasp of the big picture. Decide what is important. How am I going to do it? Write time frame or deadline. Do it for every day in my weekly day planner. I love technology but pencil and two calendar pages still work best for me (and pencil is so forgiving). Add activities and note birthdays, holidays and romantic dates with my honey. Plan for my "sanity time" - things I want to do, books I want to read and get rid of cobwebs onmy mind by exercising daily (walking and bike riding).
Organize - schedule best possible ways to accomplish what I planned, get rid of destructions which take time and accomplish nothing, relentlessly stick to the plan by blocking time for each task, respect my time by letting others know that I am busy and need their support and understanding - learn to say NO, get rid of the clutter, delegate some responsibilities to others.

Prioritize - first things first. Focus on things benefiting me and my pocket in other words lead generate and walk my talk. What is important is getting done first (according to my plan). Emails can wait. Close the door and window blinds and JUST DO WHAT NEEDS TO BE DONE.
Having a clear picture in mind will give me a map to where and how to get there. What a satisfaction to give myself the power to take control of my time. What about you? What would you add to your war strategy?

With my war declaration (I declared a war today!) which by the way is going just fine, meaning that I am still winning the battles...LOL I was thinking about the New Year's resolutions and read few posts about them here on Active Rain. There are a lot of questions about what to do, what to cut and how to "get leaner" with budgets etc...To expand or not to expand? Uncertainty...
The saying that only the strong survive is probably very accurat for the time. All of us need to adjust and adapt to the current economic mess. Regroup and focus on the future. This is a perfect time to get seriously into "the game" - investing in additional education, planning your tasks and putting all of it into action. And that is exactly what I inted to do. As a matter of fact my war started everything! :)
Gary Keller gave me an amazing tool to deal with the hard times - the book SHIFT. It is an absolute gold mine and a must read. A blue print on how to survive and thrive.
He says:
Success never comes to a chosen few, but the few who choose. These can be the worst of times; these can be the best of times. You get to choose! Isn't it wickedly simple?
Another thing most of us complained about is lack of time. Well, I was in the same camp for a while.
But lately I "discovered" (after my Mother told me this a thousand times) that all of us get the same amount of time every day. It cannot be bought or stretched ...but it definitely can be controlled.
Michael Masterson says: If I want to be a captain of my soul and the master of my future, I have to be in charge of my time. And the best way to be in charge of my time is to structure my day around a task list that I, and only I , create.
So shift happens! Invest in yourself and buy the book. Think of unnecessary expenses this way - "When you are in the hole stop digging" - and set your sails. Move at the speed of your need!

Mortgage Fees Would Rise Under Payroll Tax Cut Deal

If you're a real estate agent, a real estate broker, a loan officer, a home buyer or a home owner,
YOU HAVE A TARGET ON YOUR BACK.
Congress has done it again. The government has targeted one group of Americans to benefit another. This is what Congress calls "paid for" when they design legislation to benefit one group of voters and sticks their hands in the pockets of another group to "pay for it". In most cases of course, the group to benefit are expected to vote for the politician(s) who sponsor the legislation. In this case it's an extension of the so called "payroll tax cut". This is not a "payroll tax cut". Never was and never will be. It is a clear reduction in the withholding for FICA contribution to fund Social Security benefit recipients. Of course, as usual, the benefit is immediate and the "pay" for it will be a charge to American home owners and buyer for the next ten years. Have we ever seen Congress buy any votes by cutting one single $Dollar of spending??? Help me out. I can't think of one. What they propose today will be paid for by new fees on some group of Americans long into the future. Even when Congress "reduces" an expenditure, it's only a reduction in the "rate of growth", not a cut as they cleverly claim.
In this case, the reduction in FICA withholding is "paid for" by gouging home owners and home buyers and it will last FOR THE LIFE OF THE LOAN.
THE REAL ESTATE INDUSTRY HAS A TARGET ON IT'S BACK! That's for sure.
"In exchange for a two-month tax cut, the Senate on Saturday approved a permanent increase in fees attached to mortgages backed by Fannie Mae, Freddie Mac and the Federal Housing Administration (FHA)."

The fee amounts to about $360 per household per year for an average $200,000 mortgage. How much money will this hit on home owners and home buyers raise?? About $37,000,000,000. Of course, that will extrapolate to $720 per household with a $400,000 mortgage. That's a lot of $Billions and that's a lot of households. $37,000,000,000 represents $Thirty Seven Thousand Million. It represents a fee to every single home buyer who finances their new home purchase with a loan purchased or insured by Fannie Mae, Freddie Mac or the Federal Housing Administration, or about 90% of ALL newly originated or refinanced loans.
$37,000,000,000 is a lot of money and the saddest thing about the entire matter is that it funds the reduction in the FICA withholding for only TWO MONTHS.
If Congress succeeds in passing legislation to reduce the FICA withholding for a year, which is the goal of many today, where will they get the money to PAY FOR that????
I GIVE UP!! What I do know is that anyone involved in the housing industry, every home owner who may wish to refinance their home loan and every future home buyer for years HAS A TARGET ON THEIR BACKS!!

BTW, the "tag" for this post is "mortgage mess", now up to 245 posts with this one. Why do I have a compendium of posts with the tag of mortgage mess?? Because, IMO, the "mortgage mess" was caused by, created by and exacerbated by actions of the U.S. Congress.
