FIRST TIME HOME BUYERS TAX RETURN FORMS

Many people are gearing up to file their tax returns. Many of my clients are asking what forms do they need to use to file for their First Time Homebuyers Tax return. I thought about researching the subject and share few things on my blog for the simplicity of it.

Of course the best way is to seek an advice of your friendly accountant or CPA.

A taxpayer who purchased a home on or before Nov. 6 and chooses to claim the credit on an original or amended 2008 return may continue to use the 2008 Form 5405.

A taxpayer who purchase a home after Nov. 6, 2009 use a revised form 5405:

First-Time Homebuyer Credit and
Repayment of the Credit (Rev. December 2009)

Instructions for Form 5405 Internal Revenue Service
(Rev. December 2009)

ARE YOU ENTERTAINING AN IDEA OF SELLING YOUR HOME?

ARE YOU READY TO SELL?

Putting a house on the market is not an easy decision, neither an easy task... There are a lot of factors, fees and costs associated with the sale of a house.

Life throws a lot of surprises our way. Life circumstances change our plans - sometimes for the better sometimes not. But whatever your reasons are the life goes on and the decision has to be made.

Do you know where to start with the process? Do you know what needs to be done, thought of, prepared, fixed, arranged, addressed, checked ? etc, etc...

What inspired me to write this post is the turbulent journey my clients went through ...

First they had to sell their house in another town before they could purchase a house in Yukon (greater OKC area). While having their house on the market, we already started the 'finding process' here. I kept in touch with the other Realtor. Everything on our side looked good. My clients were pre-approved, in constant touch with the lender, (best lender in my opinion, read about him here: Scott Champlain your friend and mortgage lender), we have done our work here and had our eyes on a specific property. All of us were ready to go...just waiting for closing on the first house, which was already under the contract. But ...

The first scheduled closing date was postponed, then moved, then moved again...At the end my clients ended up with a little over 10,000 short on their proceeds from the sale, homeless during holidays, and uncertainty what will happen...The domino effect started. Because they have been 'shorted' (I think that there was a early pay-off penalty which my clients were not aware of) there was not enough money to payoff some liabilities and add to the down payment.

After all this work we were faced with 'starting from scratch' process. With re-written loan, paperwork and all new laws and requirements from FHA (it's a fouled up unfriendly process) satisfied we are going to sit at the closing table tomorrow!

SO WHAT QUESTIONS DO YOU NEED TO ASK YOURSELF

BEFORE YOU PUT YOUR HOUSE ON THE MARKET?

Do you have enough equity to pay off your mortgage/second mortgage?
Do you know the terms of your home loan? Is there a penalty for early pay off? Any specific clauses which will need to be addressed (read: penalties or requirements) for selling your house? (ex: you borrowed/were given the money from the federal assistance for down payment)
Do you have a home equity loan/line of credit and will you be able to pay it off?
Do you know how much your closing costs will amount to?
Did you consider possible repair costs needed (additional after inspection)?
What is the condition of your house? What needs to be repaired, brought up to code, carpet condition, interior/exterior painting, etc.
Did you calculate the expense of the listing commission?
Do you know if you have a Marketable Title to the Property, are there any outstanding liens etc...
Did you check your roof? Check with your insurance provider...Here in Oklahoma the elements are relentless from extreme heat to freezing temps and hail and wind damage. Your roof doesn't have to leak in order to be damaged or totaled.
Ask questions, ask and ask again...don't take someones word for it, check and recheck and the best way? Ask for having it in writing! As I always say: Black and White talks. Having all necessary documents, letters, statements etc is always the best policy.

And after all of that you still will have unexpected things coming your way...But being prepared, acting proactively and choosing an experienced Realtor on your side will let you get to the 'winner's circle'. Know the process and be prepared to welcome surprises...

I say: it is always better to be nicely surprised than badly disappointed.

President Obama signed the Extended Homebuyer Tax Credit into law today. It is official!

More people are now eligible to take advantage of the law, which includes a $6,500 tax credit for buyers who are current home owners and have lived in their home for five of the past eight years.

That's how it started...I took the picture on Thursday in the morning.

It was full of campers after few hours. Driving back from dinner I couldn't resist to stop by and take few snaps with my camera. I asked why are they camping? What are they waiting for? Well, the answer was that the restaurant was giving away free sandwiches to first, I belive, 100 customers for a year. I said, well I think you must be very hungry...LOL...

There was music, laughter, games and lots of fun going on for hours to come...

I do not own any of the camping gear, so I wasn't there till the next morning to find out who were the lucky winners...LOL...

First-time home buyers credit and a provision to extend for move-up buyers passed today! by Bo Kociuba, Yukon Realtor, www.Okla-OK.com

Today the legislation passes 85-2 to extend the first-time home buyers tax credit and a provision to extend the credit to move-up buyers!

Such high voting makes it virtually certain that the legislation will reach President Obama for his signature this week.

The bill calls for credit to be extended by 7 months and to expire on April 30, 2010. So the first-time home buyers do not have to worry about closing on the house after the November 30th date which was the original deadline.

The $8,000 maximum first-timer credit will continue and will be now available to couples with income up to $225,000, a nearly $55,000 increase above the level in existing law. A new $6,500 maximum credit would also be available to move-up homeowners who have lived in their current residence for five of the prior eight years.

Interest rate drop fuels demand...

According to Freddie Mac, 30-year-fixed-rate mortgage average fell further to 4.87 percent with an average 0.7 point for the week ending Oct. 8 from 4.94 percent last week. “Such low rates are spurring mortgage demand,” said Frank Nothaft, Freddie Mac vice president and chief economist, in a statement.

"Interest rates for 30-year fixed-rate loans were the lowest since mid-May; 15-year FRMs were at a record low since data were first collected in 1991 and 5-year ARMs also hit an all-time record starting in 2005. Compared to a year ago, consumers could shave almost $134 off their monthly mortgage payments on a 30-year fixed-rate loan for $200,000 by refinancing.

In addition to spurring mortgage demand, applications were up to a 19-week high over the week ending in Oct. 2, according to the Mortgage Bankers Association – applications to purchase a home were at the strongest pace since the beginning of 2009.

TOP 10 LIST BEFORE YOU START LOOKING FOR NEW HOME...

Do an honest evaluation of your income...how much of a payment can you afford. The basic rule is to not exceed 31% of your gross income
Make sure that all of your monthly bills are paid on time
Revolving accounts need to be below 25% of the current high limit. Most people do not realize the credit bureau deducts for charging too much on your card
Locate your last two years tax returns and W-2's ... you can not do a loan without them
Locate your last two months bank account statements. We must prove you have the assets to close your loan
Locate a full 30 days of pay stubs...If you are paid every two weeks, you will need 3 stubs..Your name and year to date income must show
Get a Pre-Approval from a reputable lender...They will evaluate your credit and income and give you a maximum payment
Work with a Realtor ... They will help guide you through the lending process as well as the home purchase... VERY IMPORTANT!!!
Put together files with all your important communications from your lender...do not trust your memory!!!
Never rush into anything...Make sure you have the assets and income to support your purchase! (after all it is nice to afford football tickets and have life than overextending yourself for 'four walls')

Oklahoma Czech Festival is this Saturday, October 3rd! Come and join the parade at 10AM and celebrate with us Czech heritage in Yukon Oklahoma!

Yukon is known as the Czech Capital of Oklahoma because so many people from the country immigrated here in 1800s.

The most popular food from Czechoslovakia is a pastry called a kolache (pronounced koh-lah-chuh). A kolache is a delicious, small bun usually filled with fruit or cheese.

The Czech Festival is a way for the people in Yukon with Czech and Slovak backgrounds to preserve and share their Czech customs, clothing, and foods. One of the main attractions of the festival is dancing.
