Just a few interesting reminders about the totally absurd and fabricated global warming. It needs to be stated that people who oppose this hoax are not against protecting an environment - like having clean water, using less fertilizers and pollutants directly dumped into our river streams, etc, etc...

In 1998, with Bill Clinton in the White House, Sen. Larry Craig said, "As more and more American scientists review the available data on global warming, it is becoming increasingly clear that the vast majority believe the commitments for reduction of greenhouse gas emissions made by the administration in the Kyoto Protocol are an unnecessary response to an exaggerated threat the vice president himself [i.e., Al Gore] is caught up in making."

In 2005 US Sen Inhofe's (R-OK) speach about global warming where he said that the "greatest hoax ever perpetrated on the American people"

In 2008 Does anyone remember the recent rebuke of Lord Mongton, a well known and respected scientist on the subject of Global Warming, who had flown here from England recently to go before Congress at the request of the Republicans to give the opposing argument against Al Gore when before the Waxman committee?

They actually denied him the opportunity and told him that it would embarrass Gore.

Mongton was going to explain to the committee that before the industrial revolution 1700-1735 temperatures rose 4 degrees in 35 years. Temperatures rose 1.3 degrees in the whole 20th century and actually the evidence is that there is global cooling! Sea levels he said, have risen 8 inches over 100 years. The last 3 years sea levels have not risen AT ALL!

This climate agenda is nothing more the a new world order for control of peoples lives and a way for elites to profit at the expense of the tax payers.

Keep the earth clean. We are all for that but don't fall for the biggest hoax ever perpetrated in our schools, on our kids and on the people at large!!

Good for Inhofe! He always seems to be the only one that seems to cry out for justice time after time. I really like this man.

A top Republican senator has ordered an investigation into the Environmental Protection Agency's alleged suppression of a report that questioned the science behind global warming.

The 98-page report, co-authored by EPA analyst Alan Carlin, pushed back on the prospect of regulating gases like carbon dioxide as a way to reduce global warming. Carlin's report argued that the information the EPA was using was out of date, and that even as atmospheric carbon dioxide levels have increased, global temperatures have declined.

"He came out with the truth. They don't want the truth at the EPA," Sen. James Inhofe, R-Okla, a global warming skeptic, told FOX News, saying he's ordered an investigation. "We're going to expose it."

All about power, special interests, money and most of all - CONTROL!

All of us need to vote and then vote in 2010 and 2012!!!

The Saturday performance is part of Yukon’s annual Freedom Fest. Guest soloist is tenor Mike Eldred. The performance will conclude with a spectacular fireworks display!

Energy Tax Facts

The Markey-Waxman “Cap-and-trade” Energy Tax bill, in the current form being considered by the House Energy and Commerce committee, would have the following catastrophic effects by 2035:

Reduce aggregate gross domestic product (GDP) by $9.6 trillion;

Destroy 1,105,000 American jobs per year on average, with peak years seeing unemployment rise by over 2,479,000 jobs;

Raise electricity rates 90 percent after adjusting for inflation;

Raise inflation-adjusted gasoline prices by 74 percent;

Raise residential natural gas prices by 55 percent;

Raise an average family's annual energy bill by $1,500 annually; and

Increase inflation-adjusted federal debt by 26 percent, or $29,150 additional federal debt per person, again after adjusting for inflation.

Part of rebuilding New Orleans caused residents often to be challenged with the task of tracing home titles back potentially hundreds of years.

With a community rich with history stretching back over two centuries, houses have been passed along through generations of family, sometimes making it quite difficult to establish ownership.

Here's a great letter an attorney wrote to the FHA on behalf of a client:

You gotta love this lawyer ........

A New Orleans lawyer sought an FHA loan for a client. He was told the loan would be granted if he could prove satisfactory title to a parcel of property being offered as collateral.
The title to the property dated back to 1803, which took the lawyer three months to track down. After sending the information to the FHA, he received the following reply.

(Actual letter):

"Upon review of your letter adjoining your client's loan application, we note that the request is supported by an Abstract of Title. While we compliment the able manner in which you have prepared and presented the application, we must point out that you have only cleared title to the proposed collateral property back to 1803.
Before final approval can be accorded, it will be necessary to clear the title back to its origin."

Annoyed, the lawyer responded as follows:

(actual letter):

"Your letter regarding title in Case No. 189156 has been received. I note that you wish to have title extended further than the 194 years covered by the present application. I was unaware that any educated person in this country, particularly those working in the property area, would not know that Louisiana was purchased, by the U.S. , from France in 1803, the year of origin identified in our application.

For the edification of uninformed FHA bureaucrats, the title to the land prior to U.S.. ownership was obtained from France , which had acquired it by Right of Conquest from Spain . The land came into the possession of Spain by Right of Discovery made in the year 1492 by a sea captain named Christopher Columbus, who had been granted the privilege of seeking a new route to India by the Spanish monarch, Isabella. The good queen, Isabella, being a pious woman and almost as careful about titles as the FHA, took the precaution of securing the blessing of the Pope before she sold her jewels to finance Columbus ' expedition.

Now the Pope, as I'm sure you may know, is the emissary of Jesus Christ, the Son of God, and God, it is commonly accepted, created this world.. Therefore, I believe it is safe to presume that God also made that part of the world called Louisiana ... God, therefore, would be the owner of origin and His origins date back, to before the beginning of time, the world as we know it AND the FHA. I hope you find God's original claim to be satisfactory.

Now, may we have our damn loan?"

This policy, perhaps well intended, cripples the whole process and hurts the consumer...

On May 1, 2009, the government put in to place the HVCC appraisal law which stands for Home Valuation Code of Conduct, which was supposed to help to keep agents and mortgage brokers from being able to talk to appraisers and keep them from swaying the value they put on a home.

But, within that law, there were some things put in by (I’m guessing) some very smart bankers. Now I believe they are being very predatory, almost even more than they were two years ago.

No, I don’t own a tin foil hat, but they are starting to look comfortable. You see, one of the lines in the new HVCC law was that once the appraisal is ordered it can’t be transferred to a new lender and another appraisal would have to be ordered.

What good does this do for the consumer? It keeps their mortgage broker from shopping for a better loan with a lower rate. Because even if they found a better loan, that mortgage broker and buyer would have to start the whole process over again and pay for another appraisal and ask for an extension that the seller, more than likely, won’t accept.

So, now that the buyer is stuck with a loan that isn’t the best loan for them and there is nothing they can do. They sit and wait for their close with their interest rate lock date slowly getting closer and closer.

I’ve looked at my company’s books over the past month and a half and what I discovered was of the loans that were required to use HVCC approved appraisers only one of them closed on time. All the others closed anywhere from 22-47 days later than their scheduled closed date.

Now, here is where the fun begins…

In talking to every one of the agents in those deals, every one of those buyers lost their interest rate locks during those 22-47 days and now were stuck paying anywhere from 3/8 to a complete percentage higher than they would have if they had closed on time. That, to me, is the meaning of predatory lending. The worst part is they could have possibly saved even more if their mortgage broker could have found a better loan during the time of inspection and close. But because of the HVCC law, they were unable to do that without adding additional cost and time to the close.

So, is your bank taking advantage of your clients by using the HVCC law and other underwriting delays to make buyers lose their lock?

I was just waiting for a couple of days to make sure that this announcement wouldn't be changed - as it was the last time.

FHA approved lenders are allowed now to issue so called 'bridge loans' that will allow the first time home buyers to use the funds to:

cover their closing costs
buy down their interest rate
or put down more than the minimum 3.5 percent (the funds cannot be used to cover the minimum 3.5 percent). In short what it means is that the 8K cannot be used toward the downpayment of 3.5 percent.

Due Diligence
FHA expects that entities purchasing tax credit assets will employ appropriate due diligence
measures including, but not limited to:

• Require the homebuyer to draft and provide the IRS form 5405 “First-Time Homebuyer Credit.”
• Contact the borrower’s employer and review pay stubs to confirm there are no outstanding garnishments.
• Review the homebuyer’s credit report to ensure there are no unpaid student loans, or other obligations that could be offset against the credit.
• Validate that all of the eligibility requirements for the tax credit are fulfilled
• Review previous tax returns and IRS tax assessment letters, if any, to determine that the borrower does not have unsettled obligations to the IRS

A little over a year ago I could never imagine that I would love this sport. Not even in my wildest dreams I could see my picture holding a shotgun!

I am a creative spirit and decorating, designing or holding a brush with a blob of oil paint was (and actually still is) a passion of mine. Holding a shotgun? ... Neeeh... - big stretch!

There is something very attractive about a shotgun. The metal part which is actually it's heart, is almost always beautifully engraved. These are a definite works of art.

It takes a lot of skill, artistic talent and imagination to achieve this kind of a result. And also I am very positive that a little of the artist's soul is included in these masterpieces. All of them are one of a kind, so unique. Look at the pictures and judge for yourself. Be at awe just by looking at them...

This is what got me interested in the shotgun first...then the people I met, the camaraderie, the willingness to support and help. it's like playing golf but with a shotgun. Discipline and practice. I made lots of great friends while trying to conquer the skill and techniques.

The challenge of sporting clays lies in the fact that you shoot at a nearly infinite variety of targets. The game requires a fine balance between the well-honed instincts of a good wing shot and the controlled, measured performance of a clay target veteran.

It takes a lot of practice in order to get a 'feel for the skill'. It is a challenge! I try to understand the game, memorize the presentations, get more knowledge to become better...It is an addiction! It is a healthy addiction for that matter.

Sporting clays shooting is one of our western traditions. I have discovered this wonderful sport and hope that with my competitive streak I will continue to get better. I hope to meet more interesting people, make many more good friends and spread the word about this great and challenging sport.

RAIN, RAIN GO AWAY...

For the last 18 days we had only one day without a single drop and that wasn't even for a whole 24 hours...

Until today I almost forgot how the sun looks like, not to mention how it feels when it shines. Gloomy, overcast and rainy days seem to be on our calendar for a few more days...I laugh about it (what else is there to do for the optimist like me) and say that I started growing green on my body - LOL...

Truly in my garden I have rocks which are covered in moss and they look awesome! Patiently, however, I wait for the summer to come very soon...

Being an optimist as I am, I tried to snap out of this 'hibernation' and get into some kind of action ... like a good project or someting like that to catch up and ... I dipped into my 'to do bag'...and you know, I found plenty there! Since Realtors are not 'normal' people we always race with time and things to do.

I didn't go to the office, I just stayed at home and worked on my database, client call and correspondence. Recently I purchased a new contact management software and try to integrate all of my tools to work with Microsoft Outlook.

Finally I categorized, organized, applied plans, updated details and info etc. etc...I called a lot of my clients and got things rolling like a rolling thunder...it was so nice to have this 'burden' getting off my list!

It is a slow process...but it has to be done. As always the beginnings are the hardest part of action. I have not yet finished my updates, calls and correspondence but the majority is behind me!

So what can I say...Rain, rain go away but I think I am glad that it was here to stay. Activity breeds productivity!

TAX CREDIT CAN BE USED FOR DOWN PAYMENT

Just finished reading the news about new announcement from HUD's secretary. In short the First Time Home Buyers will be eligible to use the available 8K tax credit toward their new house purchase as a down payment. That is great news for a lot of new buyers who are waiting to make a decision if they should act now or perhaps wait...

The rates are at the lowest point and actually started creeping up..so act NOW and take advantage of the big home investment opportunity.

This is a quote from NAR:

"Shaun Donovan, secretary of the U.S. Department of Housing and Urban Development, on Tuesday said that the Federal Housing Administration is going to permit its lenders to allow home buyers to use the $8,000 tax credit as a down payment.

Previously, most buyers wouldn't receive the funds until after they filed their tax return, and that deterred some people from using the credit. The NATIONAL ASSOCIATION OF REALTORS® has been calling for the change.

“We all want to enable FHA consumers to access the home buyer tax credit funds when they close on their home loans so that the cash can be used as a down payment,” Donovan says.

He says FHA’s approved lenders will be permitted to “monetize” the tax credit through short-term bridge loans. This will allow eligible home buyers to access the funds immediately at the closing table."

ESTATE PLANNING

When Dan found out he was going to inherit a fortune when his sickly father died, he decided he needed a women to enjoy it with.

So, one evening he went to singles bar where he spotted the most beautiful woman he has ever seen. Her natural beauty took his breath away. "I may look like just an ordinary man, " he said as he walked up to her, "but in just a few years, my father will die, and I will inherit 20 million dollars."

Impressed, the woman went home with him that evening and, three days later, she became his stepmother.

Is going FHA really the best way?

For the last few good years FHA (Federal Housing Administration) loans were not so very popular. But this is definitely changing and the attractiveness of the loan once more is appealing to the borrower.

This financing option was born during the Great Depression out of necessity to assist the nation which was facing the greatest financial crisis. With years passing, however, this type of a loan fell out of favor because of housing prices going up and limitations on amount of money which could be borrowed.

Fast forward to today's date and our nation faced again with a big financial challenges. And once more we notice a very strong consumer interest in this type of a loan.

What is an FHA loan? The FHA doesn't lend the money or set the interest rates but it insures loans for lenders against defaults. To obtain a competitive interest rate and terms on a mortgage, you should compare options offered by different lending companies.

Why consider an FHA loan? It is a very appealing form of financing for majority of us and here is why:

if you are a first time home buyer
if you don't have a lot of down payment money
if you want to keep monthly house payments low
if you are a buyer with less than perfect credit
if you want competitive interest rate

Because of the insurance the FHA offers the lenders can offer more attractive interest rates and less strict requirements (debt to loan ratio) to qualify which greatly benefit the borrower. 3.5% required down payment could be obtained from a family member, employer or charitable organization as a gift. There also other options for down payment like the community action programs. The best way to find out which options are available to you is to seek advice from your lender.

What kind of loans FHA offers?

Fixed rate - the advantage of this loan is that the interest rate stays the same during the loan period, and your payment doesn't change
Adjustable rate - if you are buying more expensive house you may 'lower the payment' because the initial interest rate and payments are low. However, the terms will change during the life of the loan.
Purchase/Rehabilitation - if you are interested in a house which require lots of work you may apply for Single Family Rehabilitation Loan program also known as 203K

Most loans require some sort of insurance when down payment is less than 20% of the sales price. And yes, you have to buy mortgage insurance in order to obtain the FHA financing. The premium is charged up front or in monthly installments and is equal to the percentage of the mortgage usually 1.75 percent.

In summary FHA insured loans offer a lot of value and benefits to potential borrower.

This was too funny NOT to share!...

A man wakes up in the hospital, bandaged from head to foot. The doctor comes in and says, 'Ah, I see you've regained consciousness. Now, you probably won't remember, but you were in a pile-up on the freeway.. You're going to be okay, you'll walk again and everything, but..... something happened. I'm trying to break this gently, but the fact is, your willy was chopped off in the wreck and we were unable to find it.'

The man groans, but the doctor goes on, 'You've got $9000 in insurance compensation coming and we have the technology now to build you a new willy that will work as well as your old one did -better in fact! But the thing is, it doesn't come cheap.. It's $1000 an inch.'

The man perks up at this. 'So,' the doctor says, 'it's for you to decide how many inches you want. But it's something you'd better discuss with your wife. I mean, if you had a five inch one before, and you decide to go for a nine incher, she might be a bit put out. But if you had a nine inch one before,and you decide only to invest in a five incher this time, she might be disappointed. So it's important that she plays a role in helping you make the decision.'

The man agrees to talk with his wife. The doctor comes back the next day.'So,' says the doctor, 'have you spoken with your wife?'

'I have,' says the man.

'And has she helped you in making the decision?'

'Yes, she has,' says the man.

'And what is it?' asks the doctor.

'We're getting granite countertops.'
