first time home buyers: First-time home buyers credit and a provision to extend for move-up buyers passed today! by Bo Kociuba, Yukon Realtor, www.Okla-OK.com - 11/04/09 07:21 PM

Today the legislation passes 85-2 to extend the first-time home buyers tax credit and a provision to extend the credit to move-up buyers!
Such high voting makes it virtually certain that the legislation will reach President Obama for his signature this week.
The bill calls for credit to be extended by 7 months and to expire on April 30, 2010. So the first-time home buyers do not have to worry about closing on the house after the November 30th date which was the original deadline.
The $8,000 maximum first-timer credit will continue and will be now available to couples with … (7 comments)

I was just waiting for a couple of days to make sure that this  announcement wouldn't be changed - as it was the last time.
FHA approved lenders are allowed now to issue so called 'bridge loans' that will allow the first time home buyers to use the funds to:
cover their closing costs buy down their interest rate or put down more than the minimum 3.5 percent (the funds cannot be used to cover the minimum 3.5 percent). In short what it means is that the 8K cannot be used toward the downpayment of 3.5 percent. … (10 comments)

first time home buyers: Why going FHA is the best way? by Bo Kociuba, Realtor, www.Okla-OK.com - 04/10/09 10:44 AM
Is going FHA really the best way?
For the last few good years FHA (Federal Housing Administration) loans were not so very popular. But this is definitely changing and the attractiveness of the loan once more is appealing to the borrower.
This financing option was born during the Great Depression out of necessity to assist the nation which was facing the greatest financial crisis. With years passing, however, this type of a loan fell out of favor because of housing prices going up and limitations on amount of money which could be borrowed.
Fast forward to today's date and … (6 comments)

Yesterday was our first 'infogathering' presentation for first-time home buyers  'The Road Map to Homeownership' .   It was a fun and informative evening. Since it was St. Pat's Day we had a some green on our tables in a form of shiny shamrocks but most of the participants were interested in the different kind of green - hard green in a form of money.
There is a huge need for information on the process of first time home buying. Of course, there is a great deal of data available on the Internet. However, from my observation I can definitely conclude that … (2 comments)

first time home buyers: New $8000 Tax Credit - an update by Bo Kociuba, Yukon Realtor, www.Okla-OK.com - 02/12/09 07:42 PM
Well, we still don't know what is going on exactly...but from what I just recently read in the Inman New the $15K homebuyer credit cut is definitely in compromise.
The proposed Big 15K tax credit was stripped from 789 billion economic stimulus package and is headed for a vote this coming Friday, which is tomorrow.
Instead, the compromise bill is calling for $8,000 tax credit and it will eliminate the need for repayment requirement which is attached to the present bill of $7500.
In a proposed form the tax credit will pertain to first-time homebuyers - those who have not owned the principal residence in … (4 comments)
