TAX CREDIT CAN BE USED FOR DOWN PAYMENT Just finished reading the news about new announcement from HUD's secretary. In short the First Time Home Buyers will be eligible to use the available 8K tax credit toward their new house purchase as a down payment. That is great news for a lot of new buyers who are waiting to make a decision if they should act now or perhaps wait... The rates are at the lowest point and actually started creeping up..so act NOW and take advantage of the big home investment opportunity. This is a quote from NAR: "Shaun Donovan,

mustang: Laughing Fridays at The Optimist Group by Bo Kociuba, Realtor, www.Okla-OK.com - 03/27/09 07:30 AM
Just browsing on the Internet yesterday I found few interesting things....One of them I thought I shall share with you all. All of us being 'seasoned' Realtors usually don't understand how much power ONE has, especially when ONE is dedicated to the cause and a little miffed...lol... Laugh with me - It is LAUGHING FRIDAY at The Optimist Group!! And all Realtors should know that when selling a home, legally you must state everything that is wrong with it. I find

mustang: Make your buyer 'feel' the space by Bo Kociuba, Realtor, www.Okla-OK.com - 03/22/09 10:51 PM
Visual aids are so important to the human eye. Majority of the people cannot imagine possible changes to the unfinished space. A lot of us need to 'hang our eye' on something. A bare wall has a tendency to make the place smaller and very unappealing, of course. A lot of us need to 'hang the eye' on an object or accessory. Color makes the space interesting and attractive. Accessories help us 'feel' the space and create warmth. Just few simple accessories and a little color make a lot of difference. It certainly helps visitors understand the space and very possibly

mustang: Property Taxes Cuts for Oklahoma - by Bo Kociuba, Realtor, www.Okla-OK.com - 03/12/09 10:10 PM
After a couple of days in the 80's - this morning was not friendly at all...sleat, snow and in the 20's. Yikes! That's Oklahoma for you! As the saying goes: 'If you don't like the weather now just wait a few minutes' ... LOL... It was still dark outside, the sun was still lazy so I took my 'life drink' with me to the table, enjoyed the few first sips and with this wonderful aroma my eyes started opening a little wider...and I spotted 'Mustang Tmes'... Glancing through the pages my attention was caught by the picture of our Senator -

mustang: Timing or chasing the market a smart move, or is it? Yukon & Mustang, OK Housing Market Report for III quarter of 2008 Bo Kociuba-www.Okla-OK.com - 11/12/08 12:41 PM
Part 2 of 4 You probably will agree with me that the last few weeks were a little hectic for all of us. But it is time to catch up and get up to speed. What is happening in real estate nationally is affecting all of us. Markets and economy are in such turmoil. There is a lot of uncertainty and questions about the present and what the future will bring. So far we haven't heard any clear and straight answers. There is lots of brainstorming, debating and finger pointing. But there is a little of positive news about the housing market in general and not only in Oklahoma. Statistics point

mustang: Oklahoma is No.1 recesssion proof city! (Yukon and Mustang, OK housing market statistics) - 06/16/08 09:43 PM
Good Thing You're in Oklahoma! It is true that Oklahoma is No.1 recesssion proof city (Source:Forbes magazine). Just look at the numbers which I put together to see yourself how stable the housing market is here. I researched Yukon and Mustang, OK only because these are "my markets". It is clear that stability is obvious. In my previous article Become a home owner NOW! Don't wait for better rates! I talked about the changes in rates and house prices and how they affect the total monthly payments. There is no advantage in waiting for a better deal. With the rates going up
