Why can't I re-negotiate my commission in the offer??

I have to put this down as one of my BIGGEST pet peeves as a listing agent, and also one of the most frequently committed Code of Ethics Violation.
"Hi, my name is Mary and I have an offer for your listing and I don't like what the seller and/or you are paying me so I put into the offer that it is subject to me getting $1,000,000.00 or this is not a deal!"

What is a REALTOR'S responsibility when it comes to multiple offers? 
 
On either side of the transaction as a REALTOR we have a certain set of obligations to our clients and another set to the other agent.
I read the post Unethical, Illegal or Acceptable and this Buyer's Agent was concerned with the listing agent's conduct after an offer was presented in writing BUT then further negotiated and accepted verbally. Her and her buyer were taken aback when in the interim another, maybe higher maybe better, offer was presented and signed to before this agent could get the paperwork with … (30 comments)

My son was in a car accident last night... - 12/03/08 07:15 AM
My 17 year old son was in a car accident last night.  He is okay (thankfully) and to the best of my knowledge so are the people in the other car. He was heading home from Middleboro on Rt. 105 on the small portion that is considered state highway which is 4 lanes - 2 going one way 2 going the other - someone was taking a right turn so he went into the other lane and unfortunately he did not notice the car ahead of him.  He stepped on his brakes but his truck didn't stop (we think that because … (13 comments)

Let's get more taxes in Massachusetts - 12/02/08 07:05 AM
With the economy in the state it is and people's available cash shrinking on a daily basis our wonderful State House Representatives want us to pay even more taxes!!
The unfortunate mess known as the Big Dig has become the Big Drain.  What started out as an Infrastructure Goal and Dream, to be the nation's biggest successful transportation project, has turned out to be the most crooked cash cow in Massachusetts history.
But now to bail out the disaster it has become our government is contemplating raising the gas tax to pay for this nightmare?!?!?!
