There is a new rule from FHA concerning foreclosed properties that are being sold within 90 days of the foreclosure that you need to be aware of going forward. If a property was foreclosed within 90 days of being resold (P&S date not closing date) and is being sold at a price of at least 20% or more of the foreclosure price, then the Lender is now required to order a Home Inspection.  We cannot use any inspection done by the buyers even if it's by the same inspection company we use, which is Tiger Home Inspection.  Any items listed MAY be … (0 comments)

Market Indicators for the 4th Quarter of 09 are that the Number of New Homes and the Number of Homes on the Market is going to increase. Sale price and the number of homes sold is expected to remain stable.
 
According to the MLS records the 3rd Quarter had leveled out to be a neautral market. Not a Seller's Market BUT not a Buyer's Market either.  Homes that are priced accordingly are receiving multiple offers and are selling OVER asking price.

Fannie was created during the depths of the Great Depression, and Freddie in 1970, to help make mortgages more affordable for homeowners. The companies buy billions of dollars in mortgages each month from commercial lenders. Some are sold to investors as mortgage-backed securities; others are held by the companies in their own investment portfolios. March finished out to have over 3,000 homes foreclosed upon.  This is more than what was forecasted and one of the highest numbers seen in several decades.
Petitions to foreclose have also seen a more than 150% increase since the same time last year.  Scary news!!
The homeowners I have been meeting with lately are all in some sort of financial trouble, very few with equity, but all having trouble paying the bills.
What I am finding out is that most of the homeowners truly would like to keep their homes, but the cost of owning them is outpacing their income.  It is … (5 comments)

This chart recently released from Banker and Tradesman clearly shows the decrease in the number of sales from last year to this year.  On average in the state sale prices have dropped 9% since the same time last year, locally we have seen more of a 13% - 15% decrease.The price drop is the steepest monthly decline in 18 years, according to The Warren Group, parent company of Banker & Tradesman. Some analysts predict that market conditions will continue to deteriorate, as foreclosure activity mounts and more homes are sold at discount prices.

Again, the condition of this decomposed ,dysfunctional bridge made the newspaper.  Talk - Talk - Talk that's what the 2 Towns Board Members keep doing....
When are they going to take some action????
I have read and have been told more times than I can actually count how bad off and dangerous that bridge is, at any given point it could collapse.  This has been going on, to my knowledge, for over 13 years.  Yes, OVER 13 years!!

I have been selling real estate for 13 years.  That is a lifetime in the real estate world. In this line of work you meet a lot of "Here for the money" people and you meet a lot of "lifers" But you seldom meet a lot of "I love what I do" type of agents.  I always thought of myself as a "Lifer" because this is what I know and this is what I know how to do. I have been sitting in my living room with my glass of wine racking my brain trying to come up with a catchy little story to write.  That can be a tough thing to do.  I am not a terribly witty person and my life is rather simple. Maybe that is a good thing......usually when life is too exciting it is filled with the not so good stuff.
