massachusetts: New FHA Guideline on flipping properties - 10/07/10 03:46 PM
There is a new rule from FHA concerning foreclosed properties that are being sold within 90 days of the foreclosure that you need to be aware of going forward. If a property was foreclosed within 90 days of being resold (P&S date not closing date) and is being sold at a price of at least 20% or more of the foreclosure price, then the Lender is now required to order a Home Inspection.  We cannot use any inspection done by the buyers even if it's by the same inspection company we use, which is Tiger Home Inspection.  Any items listed MAY be … (0 comments)

In this market that we are currently in Multiple Offers are becoming a very common occurrence, especially in the lower price ranges.  It is not uncommon to have 3-6 offers on a well priced property at a time. (Isn't it funny that when you watch the news  - nobody's buying - homes aren't selling - the real estate market is at a stand still - NOT TRUE)

The real estate market in Massachusetts is not nearly as bad as the National Media likes to report.  In fact, Massachusetts ranks the the TOP 10 (#7) of the Best Real Estate Markets in the nation.  The foreclosure rate in Massachusetts is not even in the top 15 of the highest in the nation.  So, having the correct facts at hand paints a different picture of the real estate market that we are in locally.

With the economy in the state it is and people's available cash shrinking on a daily basis our wonderful State House Representatives want us to pay even more taxes!!
The unfortunate mess known as the Big Dig has become the Big Drain.  What started out as an Infrastructure Goal and Dream, to be the nation's biggest successful transportation project, has turned out to be the most crooked cash cow in Massachusetts history.
But now to bail out the disaster it has become our government is contemplating raising the gas tax to pay for this nightmare?!?!?!

massachusetts: Help me and a customer on the tax implications of a short sale vs. foreclosure - 11/07/08 07:08 AM
I do a great many short sales in my area, an unfortunate result of the economic situation.  I am aware of the Mortgage Debt Forgiveness Act http://www.irs.gov/individuals/article/0,,id=179414,00.html
I know I am not a lawyer or a tax specialist and never advise clients on the possible ramifications, I advise them to seek advise from the appropriate professionals and also have a disclosure notice signed that indicates that as well.
It has been brought to my attention recently that a few attorneys are indicating that a foreclosure will not result in tax implications.

massachusetts: Plymouth County Close-up - 04/14/08 05:52 AM
You can see the difference in value from the same months last year as compared to this year.  Most towns in Plymouth County have lost substantial value, while other towns have seen little or no depreciation  On average the county has had a correction of almost 9% since last year.
Also, it is a worthy note that this does NOT include foreclosures.  That may paint a dramatically different picture.  Foreclosures tend to sell for far less than their "traditional" counterparts.
