Market Indicators for the 4th Quarter of 09 are that the Number of New Homes and the Number of Homes on the Market is going to increase. Sale price and the number of homes sold is expected to remain stable.
 
According to the MLS records the 3rd Quarter had leveled out to be a neautral market. Not a Seller's Market BUT not a Buyer's Market either.  Homes that are priced accordingly are receiving multiple offers and are selling OVER asking price.

For the first time in my almost 14 year career I put a business plan in place.  It has been 1 week since I started it (I know this isn't a long period of time but everything starts with the 1st day than week) and I am both excited and anxious.

Why can't I re-negotiate my commission in the offer??

I have to put this down as one of my BIGGEST pet peeves as a listing agent, and also one of the most frequently committed Code of Ethics Violation.
"Hi, my name is Mary and I have an offer for your listing and I don't like what the seller and/or you are paying me so I put into the offer that it is subject to me getting $1,000,000.00 or this is not a deal!"

First I want to let you know who Fannie and Freddie are:
Fannie was created during the depths of the Great Depression, and Freddie in 1970, to help make mortgages more affordable for homeowners. The companies buy billions of dollars in mortgages each month from commercial lenders. Some are sold to investors as mortgage-backed securities; others are held by the companies in their own investment portfolios. real estate: 100% Increase in Foreclosures in Bristol County - 02/27/08 12:08 PM
According to Banker and Tradesman there was a 100% increase in the amount of foreclosures in Bristol County in January 2008 in comparison to January 2007.  The foreclosures place a tremendous downward pressure on home prices.

Buyer's Market
Labor Market: Employment declined by 538 jobs in July and August. The job losses brought about an increase in the average monthly unemployment rate from 5.7% in the second quarter to 6.1% for the first two months of the third quarter. Despite the job losses, the job situation still remains strong in Bristol County. Combined with historically low mortgage rates, employment will help to build up demand for housing.

Please take a look at the most recent Market Report obtained from Banker and Tradesman for Bristol County:
As you can see all towns and cities have had some sort of correction.  Taunton's average property values have declined over 11% so far this year.  Sellers please take note of the correction amounts as property values are STILL declining!  You must price your home in a manner to make it sell quicky to RETAIN YOUR EQUITY or to MITIGATE YOUR LOSS!!! Call a local, Bristol County Realtor for competent professional guidance.

I have been sitting in my living room with my glass of wine racking my brain trying to come up with a catchy little story to write.  That can be a tough thing to do.  I am not a terribly witty person and my life is rather simple. Maybe that is a good thing......usually when life is too exciting it is filled with the not so good stuff.
