As I have said before, I negotiate a lot of short sales for homeowners in financially challenging situations. But this recent one really got me all riled up!! Another agent in my office asked me to co-list the property as he had minimal experience with short sales. Not a problem!! A buyer calls him on the home and he shows her the home, a couple of times this happened. Then he gets an offer on the home from this buyer, but with her Attorney representing her as a buyer's agent. I know it happens and we just got to suck it

As an agent that handles a lot of short sales I come across many questions regarding the possible tax implications. The Mortgage Forgiveness Debt Relief Act of 2007 which covers all homes sold or modified in 2007, 2008, and 2009 has cancelled out many homeowners obligation to pay income taxes on the so called "gifted" income (the difference between what you owe and what it sells for). Unfortunately, this new law does not cover all homeowners. The next challenge is to figure out how much of the "gifted" money is taxable. In the eyes of the IRS if you bought

short sales: Homes Sales and prices dropping at staggering rates - 03/26/08 06:53 AM
This chart recently released from Banker and Tradesman clearly shows the decrease in the number of sales from last year to this year. On average in the state sale prices have dropped 9% since the same time last year, locally we have seen more of a 13% - 15% decrease.The price drop is the steepest monthly decline in 18 years, according to The Warren Group, parent company of Banker & Tradesman. short sales: The Berkley / Dighton Bridge - 01/21/08 07:06 AM
Again, the condition of this decomposed ,dysfunctional bridge made the newspaper. Talk - Talk - Talk that's what the 2 Towns Board Members keep doing.... When are they going to take some action???? I have read and have been told more times than I can actually count how bad off and dangerous that bridge is, at any given point it could collapse. I have been selling real estate for 13 years. That is a lifetime in the real estate world. In this line of work you meet a lot of "Here for the money" people and you meet a lot of "lifers" But you seldom meet a lot of "I love what I do" type of agents. I always thought of myself as a "Lifer" because this is what I know and this is what I know how to do. That makes me a "Lifer". NO it doesn't!
