USDA Rural housing is offering 100% financing. They do have eligibility requirements that you have to meet and the home does have to be in an area that qualifies, but they are available. Most of the areas of The Poconos of Northeast PA do qualify for these rural housing loans. Is this a new sign of the times? WORK OVERLOAD! Following various Active Rain blogs across the Country we have been seeing "improvements" in numerous markets so we know that it is only a matter of time before it hits our market too. WORK OVERLOAD - YES! Yesterday I put together two offers, 1 new listing, and touched base with a new Buyer and did some searching for the right home for them. I have not been this busy since . . . . . . . Is this a sign of the times? I sure hope so.

POCONO REAL ESTATE MARKET TRENDS - SOLD HOMES IN THE POCONOS FOR LAST WEEK As we look at the Trends in Real Estate in the Poconos it helps to monitor the weekly statistics so we can (hopefully) watch the Trends grow. In the chart below are the homes that were sold in the Poconos for last week. They are broke down into homes sold by School District. 19 homes were sold for the week with 6 of them being foreclosures. The average list price of these 19 homes was $153,913 and the average sold price was $138,351 bringing the average sold (1 comments)

In doing some research and reading on Open Space in the Poconos I came across the website of the Brodhead Watershed Association. Protecting our water and environment is the Goal of preserving many areas of open space in the Poconos. This latest purchase of 777 acres is a major Positive step in preserving our Environment for our children. This purchase helps to assure our drinking water remains safe. I'm not sure how many of us realize that this water protects water miles and miles downstream, not just locally but much farther down also. POCONO REAL ESTATE MARKET - SOLD HOMES BY SCHOOL DISTRICT FOR WEEK 2/5/12 TO 2/11/12
When looking at the Pocono Real Estate Market for last week we see that 14 homes were sold. Of the 14 total sold for the week, 7 were foreclosures. Mmmm. A heavy week for foreclosures. With that many foreclosures we see that the average list price for the week was $110,272 and the average sold price was $115,979 bringing the sold price per square foot down to $58.32. Since our average foreclosure rate has been staying somewhere between 28 and 30% we know this (1 comments)

Of all the Valentine's Days that I can remember the tradition was to receive a very nice card and a Very Large Box of Chocolates. A great tradition. Always brought a smile and a tear to the person receiving them. As a child I remember I couldn't wait to receive some of the little heart candies and it was great fun to read each and every one and drop a few here and there for friends.
And as I got older it was Roses, lots of them and dinner out. NOW, the new tradition is Dinner in and (2 comments)

POCONO SOLD HOMES BY SCHOOL DISTRICT FOR WEEK JAN. 29 TO FEB. 4, 2012 In looking at the Pocono Real Estate Market Trends for this week we see that 26 homes were sold. The graph below depicts the breakdown by School District. Of these 26 the average list price was $130,841 with an average sold price of $145,001. The average days on the market for these same homes was 154 days. The average sold price per square foot was $78.85 with the average home size being 1,734 sf.

POCONO REAL ESTATE MARKET TRENDS In continuing our look at Pocono Real Estate Market Trends we look at the statistics for the number of homes sold by School District with the Average Sold price of those same homes. When looking at the chart below we see that two of the four school districts had the same statistics for year 2012 as they did for year 2011. However, the average sale price of those same homes were very different from the year before - unfortunately. It is only January, a usually slow time of year, so we will not get to disappointed (1 comments)

In case you have not heard the latest acquisition of OPEN SPACE IN MONROE COUNTY has recently been completed. This one encompasses 777acres in Paradise Township and Price Township. Several organizations have come together to make all this possible. Click on their link for further details on each. Conservationtools.org Conserveland.org Naturally, all of us benefit from their efforts. We have so many areas where we can go and hike and picnic and bird watch and get great pictures. The number of Sold Homes in the Poconos for January 2012 was 95. Of this 95, 25 were foreclosures, approximately 26%. The average sold price of those sold was $132,304.00, 4% below the levels on January 31, 2011. As of 2/3/12 the total active listings for Monroe County was 2,135 with 274 pending listings.
