Pocono Communities - Barton Glen located in Bartonsville, PA

in both Pocono and Jackson Townships.

Barton Glen is located off of Golden Slipper Road in Bartonsville PA just off Route 611. They are an easy access Pocono Community as they are a short distance from the Bartonsville Exit off of I-80 making them a great commuter location.

Barton Glen is also located centrally to shopping. Lowe’s, Kohls, Giant Markets and many other shops are also located at the Bartonsville exit off I-80.

This Community offers a Lake, Pool, and a Clubhouse. There are approximately 399 homes within the Community with an average size of approximately 1300 to 1500 square feet. Middle Smithfield Township Pa Real Estate Market Report for April 2013

In looking at the Middle Smithfield Township Real Estate Market we see that the Average Sold Price of homes was $142k, UP from $124k for April of 2012. This is good news. Not all areas of The Poconos saw their prices go up in our current Real Estate Market. Actually, very few areas saw their prices go up for the month of April.

The Number of homes sold in Middle Smithfield Township for April of 2013 was 13 which is down from the 19 sold for April of 2012. We see that the year to date number of homes sold in Middle Smithfield Township WENT UP to 62 homes for 2013 versus 54 for year to date in 2012. This trend is following the Monroe County averages, which is a good thing. With increased demand comes an increase in prices and we are all anxiously awaiting that to happen.

Other important Statistics to consider in the Middle Smithfield Township PA Real Estate Market Report for April 2013 are:

The Average Days on the Market has gone up to 300 versus 237 for April 2012.

The Sale to List Price Ratio dropped to 90% in April, down from 94% for March of 2013.

The Absorption Rate has been on a continual drop since July of 2012 with a high of 20 months and is now down to 12 months.

It is still a Buyer’s Market in Middle Smithfield Township. We would need to see the Absorption Rate be around 6 months to have a balanced market.

The Number of Pending homes is currently at 27 which is UP from 12 for April of 2012.

The Number of Active Listings is 354 versus 393 for April of 2012.

THINGS TO DO IN THE POCONOS - 25TH ANNUAL FARM FROLIC

The 25th Annual Farm Frolic at Quiet Valley Living Historical Farm in Stroudsburg PA is a Popular event here in the spring.

Take the family to see all the newborn babies. Baby lambs, pigs, chicks, goats, and more. They are so adorable and you get to see them up close and personal.

Enjoy seeing demonstrations of how “farming” was done years ago, before technology. Watch as they spin wool sheared from a sheep into yarn, butter churned, and so many others.

There will be activities galore including a hay jump and pony rides for the children. Wagon rides, educational demonstrations, and so much more.

Quiet Valley Living Historical Farm is on the National Register of Historic Places as some of their buildings date back to the 1700’s and 1800’s. They are celebrating their 50th year.

The Animal Frolic will be held rain or shine on Saturday and Sunday, May 18th and 19th and May 25th and 26th, 2013. Hours are from 10 to 4pm on Saturdays and Noon to 4pm on Sundays.

Chestnuthill Township Pa Real Estate Market Report for April 2013

In looking at the Real Estate Market in Chestnuthill Township PA we see that the Average Sold Price of homes was $127k, down from $129k for April of 2012 and is still well below the average list price of $211k.

To sell your home quickly in this Buyer’s Market in the Poconos your home needs to be listed closer to sales values.

The Number of Homes Sold in Chestnuthill Township for April of 2013 was 9 which is down from the 10 sold for April of 2012. We see that the year to date number of homes sold in Chestnuthill Township went up to 36 homes for 2013 versus 29 for the year to date in 2012.

This trend is following the Monroe County averages, which is a good thing. With increased demand comes an increase in prices and we are all anxiously awaiting that to happen.

Our Real Estate Market is improving, slow but sure. The Number of Homes being sold, area wide, are on the increase and have been for months now, and prices are coming closer and closer to stabilizing. This is Good News!

Other important Statistics to consider in the Chestnuthill Township PA Real Estate Market Report for April 2013 are:

The Average Days on the Market has gone up to 198 versus 96 for April 2012.

The Sale to List Price Ratio dropped to 94% in April, down from 95% for March of 2013.

The Absorption Rate has been on a continual drop since September of 2012 with a high of 14 months and is now down to 9 months, although last month is was down to 8.
The Number of Pending homes is currently at 15, compared to 13 for April of 2012.

The Poconos Real Estate Market Report - Stroud Township April 2013.

In looking at The Poconos Real Estate Market Report for Stroud Township we see that the average sold price of homes in Stroud Township WENT UP FOR THE MONTH, however, it is still well below the average list price, as you can see in the chart below, so that tells us our list prices still need to decrease to become market value and sell your home quicker in today's marketplace.

The Sale to List price ratio for homes sold in Stroud Township in April was 100.5%. This number we like to see.

Our chart shows us the statistics for homes sold in Stroud township for April as well as Year To Date for 2013.

Other important Statistics to consider in the Poconos Real Estate Market Report for Stroud Township are:

The Average Days on the Market has dropped to 248 versus 311 for April 2012. We are getting closer but an ideal days on the market would be under 90 days.

The Absorption Rate has been on a continual drop since April of 2012 with a high of 17 months and is now down to 10.5 months. It is still a Buyer’s Market in Stroud Township. We would need to see a 6 month inventory for the market to be balanced.

The Number of Homes Sold for the month was 10 compared to 12 for April of 2012. Oddly this number dropped in a month that we would not expect it to drop.

The Number of Pending homes is currently at 28, compared to 13 for April of 2012. This is a great number, hopefully bringing the number of sold homes back to a great number for May.

The Number of Active Listings is 141 versus 157 for April of 2012.

The Poconos Real Estate Market Report for Pike County PA for April 2013 & YTD.

When reviewing the Average Sold Price for Pike County in the Poconos Real Estate Market Report we see that the Average Sold Price went UP, as well as the Year To Date Sold Price. Good news!

Then we take a look at the Number of Homes Sold for April in Pike County and we see that this number went UP also, as well as the Year To Date Number of Homes Sold. More good news!

Other statistics in the Pocono Real Estate Market Report for Pike County PA are as follows:

The Absorption Rate has dropped from 13 (3-2012) months to 6 months (3-2013). Good News!

The Sold to List Price Ratio went up from 94% for March to 96% for April. Good News!

The Number of Homes Pending went up from 30 for April 2012 to 34 for April 2013. Good News!

The Pocono Real Estate Market Report for April 2013 in Monroe County is here for your review.

In taking a look at the Pocono Market Trends for this year compared to last year we see that the NUMBER OF HOMES SOLD in the Poconos is UP AGAIN FOR APRIL, UP 7%. This is wonderful news! This makes approximately 5 months in a row that the number of homes sold in Pocono Real Estate has been UP!

The NUMBER OF FORECLOSURES SOLD IN THE POCONOS for April of 2013 was 45, which is approximately 31% of the Total Sold for the Month. This number is still higher than we like to see it however it is lower than last month so we will be happy for “baby steps” of improvement as we can get them.

When we take a look at the Pocono Market Trends we see that the AVERAGE SOLD PRICE of the homes sold in the Poconos REMAINED EVEN! This is also wonderful news. Staying even is a whole lot better than having the Average Sold price drop for the month.

To look further at the Pocono Real Estate Market Report for HOMES THAT HAVE SOLD IN APRIL OF 2013 we see that of the 145 homes sold the average list price was $139k and the average sold price was $132k bringing the average sold price per finished square foot to $72.24.

The NUMBER OF HOMES UNDER CONTRACT (Pending) continues to stay strong; the Absorption Rate continues to drop; the Number of Homes available for sale continues to drop; all making it a GREAT MARKET TO SELL YOUR HOME.

The Preliminary numbers are in for the Pocono Real Estate Market Report for April 2013.

They are still positive! As of today the Number of Homes sold in the Poconos is UP BY 6%. That's 6 months in a row of a positive number for the number of homes sold. Wahoo!

As of today the Average Sold price is also UP BY 1%. Now this positive number is the first in . . . well I don't remember how long. I just remember that it is a long time since it has been positive.

Hopefully the numbers will continue to stay positive while the remaining transactions get logged into the system.

Keep those fingers and toes crossed that they do. We can really use better market statistics in our area!

A few more days and the final numbers will be in.

Hemlock Farms in Hawley PA is one of our largest Pocono Communities and offers more than any other community I know of in the Poconos.

They are located off of Route 402 on the west side of the Community and Route 739 off the east side of the Community in Pike County PA.

The Annual dues for 2013 are $2022.00 per year. Dues include all the amenities listed above (excluding the private golf course) as well as central water, road maintenance, and garbage service. Roads are paved and private. Resale certificates are $150.00 at this time.

There are approximately 3150 homes within the community at this time. A minimum square footage of 1500 square feet is required when building within the Community. You will find a wide variety of homes within the Community from Huge lake and golf front homes to your smaller Contemporary homes.

National Prescription Drug Take-Back Day is Saturday, April 27, 2013 from 10 to 2pm.

The Drug Enforcement Administration (DEA) is sponsoring another Take-Back Day!

This Take-Back Day provides a safe way to dispose of unused medications. This Day has taken place for 6 years now and has removed more than 2 million pounds of prescription medications from circulation.

As more and more prescription drugs are becoming abused this is a wonderful event for us to help protect our children and loved ones.
